Would anyone know what the new owners will be doing with this property. What type of changes will be made etc?

New Owners? The HOA and owners have contracted with a new management company to run this timeshare. The owners own weekly or longer intervals (some original year round residents may still be there).

As you may be aware, the last management company had started some renovations...including a new refurbished interior, pools and other stuff. Don't know about the rooms. Had a RCI rating increase to (I believe) RID, but the RCI website doesn't seem to post RID (Resort of Distinction) anymore. May have lost it one year later.

I expect the new management company will be telling the HOA that assessments will be needed to help pay for what insurance doesn't due to Wilma, and additional assessment ...or a maint fee hike...to continue attempting to bring the resort back up to higher standards. If the HOA balks, the place will continue as usual.

Thaks for letting me know ive heard that more renovations was expected as we have owned for 5 years and not much done except the pool area and our maintanence fees have gone up a few hundred dollars. More than alot of timeshares pay. Not sure on what damage had been done to Hollywood beach tower and know that spm resorts bought it a month ago or so. was wondering what they were going to do for this property. Ive e-mailed them and no response.

Ellen:

You are the owner (as well as all the other unit owners weeks or otherwise), not the new management company.

The NEW management company has a contract with your HOA (whom you probably elected to their posts). They agree to run the T/S within the limits of the current HOA contract and Declaration of Condominium.

However, they do present to the condo board (the HOA) what needs to be done, and costs involved.

About 2.5 yrs ago, VRI management has taken over management of the Ft Laud Beach Resort (Breakers-Sunterra). They have been hit with many assessments, as the past management company let the building rot. But now, its beginning to really look good.

Broward County has a holiday with T/S owners. Marriott Beach Place T/Ss are TAXED $200 a week, before the maintance costs..(which are at about $1000 a week total).

So...try to watch how the HOA is doing with your property. If you can, go to some of the HOA meetings and hear what they are planning. They must be made open to the owners...so they must notify you when they are meeting.

Good Luck. I hope no damage. I think your building might be Dade Code built, (after Andrew), which put in the toughest building codes in the country.

ok thanks! Not sure if you own a timeshare or not. This place was starting out at 395 for the fees and now at 580.00 plus the 97 tax bill in oct. Getting alittle high now.

Yes. we own T/S. If maintance fees keep up the way they are now, it will soon not be worth the total costs to own a T/S. A $1000 a week main costs plus $12.00* a day to park plus costs to use II (or RCI), and other fees.

A T/S in Vermont now charges exchangers $295 a week extra to use the facilities (not the owners, thought, kust the renters or exchangers). (Smuggs)....Mariott Beach Place (Ft Laud) charges exchangers $12.00 extra to park....which is being fought by some owners (they don't have to pay, but the fees affect ratings).

About the B'Walk in Hollywood? Think some funding for upgrading...if last few storms didn't distroy.

thanks for the info yes its getting not worth owning a timesare, thought it would be cheaper in the long run but now fees keep going up that you could just go ahead and rent when u wanted to and not be obligated each year!
