Condos or townhouses in Aiken?

We are considering buying a second home as we believe we may want to retire in Aiken. I was dead set on Florida, but real estate is very high there and after being there with the hurrican scare, I changed my mind. We passed through Aiken one time and it is only hours from the beach so we were thinking of that.

Since we currently still have our first mortgage, we can't afford a real high price house. And also, I think we aren't certain if we will live in Aiken full time or just go there for the winter.

Can anyone answer these questions:

1. Where could I find out about townhouses or condos for sale

2. What is your average temperature in Dec and January

3. Is it a nice community people can make friends and find things to do

4. Should we have to sell after buying- is it a good market

Depends on what you call "real high price". There are some patio homes for $150,000; others run $225,000 and up. There are not that many condos, but few for $80,000; then they jump over $200,000.

Temps in Dec and Jan rarely get below 32. Usually about 55.

Wonderful community. If you play golf; are into the arts; want to take cont. ed. courses at the University; have horses or like polo, you will find friends for sure.

Very good resale market - at least the 6 years I've been here.

Like everywhere, it depends on where you buy. Some better than others.

Come on to town - we'd love to have you!

I assume you have already made your choice regarding Aiken. However, if you haven't -- we have lived here for 6 years after living in various locations all over the world. Aiken is truly a "magical town" When we were first coming down we jokingly accused all the residents of "being on the payroll of the Chamber of Commerce". After maintaining two homes for several years we decided that the amazing quality of life in Aiken was too good to only be part time residents.

Today is January 9, 2006 and it got up to 67 degrees this afternoon, we do have some cold weather but not much and normally it warms during the day to sweater weather at the coldest. July, August and September can be hot; but, not any worse than the middle Atlantic states.

The people we have met here have been warm and open to accepting new people into their circles. The biggest problem is too few days in a week for all the social invitations. As numerous people have said, "If you are bored in Aiken it's your own darn fault!" There is so much going on all the time. If it's not going on in town Augusta is 20 minutes away and Columbia is less than an hour. Beaches and mountains are about 2 1/2 hours away.

One of the previous posters indicated that condos and townhomes were not that common. True, but there are a number of new projects that are being built in a number of price ranges and more on line to be built. The resale market is active in projects close to downtown or in some of the golf course communities. Like anywhere else location plays a huge roll in real estate market.

is the aiken pool hall still open serving those world famous chili dogs? if it is i'd move over there just for them and of course that delicious sweet mustard based bbq sauce.
