The Landings at Tres Cocos

Looking to stay at this condo complex wondered if anyone had first hand knowledge of the complex and their thoughts on it. We'd like to do some fishing and snorkeling and have some social contact but want decent pool and beach to lay around and relax. Also looking at Mata Rocks, any advice welcome.

The Landings at Tres Cocos are nice condos. Three different 'complexes', all under the same 'umbrella name'. Several pools. Fun bar called Coco Locos on the north end of the property, with a swim up bar.

I think there is sea wall in front of the entire property, not much in the way of beach.

Mata Rocks is much smaller. Most units are simply hotel rooms, although a couple have kitchenettes. Depending on the winds, there can be a huge amount of sea grass on the beach in front of the property. The staff make a good effort to keep it cleaned up though. It has some loyal repeat visitors, I see the same folks there year after year.

For better beaches, look at Ramon's, on the south side of town. Full service resort, somewhat overpriced. Next door is the Palms. You can swim off Ramon's beach and have nicer accommodations.

South of town, look at Caribbean Villas or Banyan Bay. Also, Coral Bay Villas, where I live, although the water in front is very shallow, most swimming is off the dock next door.

In fact, on most of Ambergris, swimming is off the docks because of sea grass and shallow water.

We stayed at The Landings for two weeks over the Christmas / New Years holiday. We have already booked another trip down in May, staying at the same condo - that is how much we loved this place! I would highly recommend everything about staying here. There is a sea wall across the front of the property, but there is plenty of beach area, along with three pools. there are hammocks and chairs along the beach as well as a dock out front. We did go in the water and swim around a bit, as did many of the others staying at The Landings, but we wore our swim shoes.

We did multiple excursions while we were there, and we were picked up directly out front at our dock, then delivered back to the dock. Roger and Susan manage the condos and they arranged everything for us.

As managers of The Landings at Tres Cocos we would like to take this opportunity to reassure prospective guests that there is absolutely no truth to the malicious allegations recently posted by Mark Edwards. We are certain that former guests are well aware of the fact that Mr. Edward’s comments are totally false in their entirety, with the exception of accusing me of being happy. We have never dumped raw sewage on the ground and have been found to be in full compliance with local health regulations as recently as January 6, 2014. Much to the dismay, but complete understanding, of the majority of the condo owners at Bermuda Palms we resigned as managers shortly after Mr. Edwards became a resident of the complex. It is clear on our website and Trip Advisor that we do not claim to currently manage Bermuda Palms. We do not manipulate reviews in any form or fashion and we have never posted any false reviews. All reviews may be verified by contacting the authors of the posts. We do not believe this is the proper forum for us to discuss Mr. Edward’s character or motivations for his defamatory comments. We have instead placed the issue into the hands of legal counsel. We are not being boycotted, as is evident by recent positive reviews and guests currently enjoying a vacation at the property.
