Carlyle Suites vs. Avenue Suites?

We'll be headed to DC for a family vacation in November with our teenager, so are looking for a reasonably priced, suite hotel. Based on the great Trip Advisor reviews, we're deciding between Carlyle Suites and Avenue Suites. Any advice that will tip the balance? Thanks!

In terms of location, the Avenue Suites has some advantages over the Carlyle Suites. It is closer to a Metro station and right along the Circulator bus route. And very close to the commercial part of Georgetown.

Exactly the kind of advice I was looking for - from a non-local perspective, it's hard to tell which is the better location. Any other pros/cons to each would be appreciated.
