Options for rental : which one?

I have narrowed down my search for apartments to the following four. Which one will be the best, based on the following criteria:

- Easy access to Beurs van Berlage where I will be at a conference

- Restaurants/cafe's nearby

- Not too noisy/touristy

- Safe and reasonably good neighbourhood

I will be travelling with my 20y old son and he would like to go out at night.

The VRBO one doesn't have any reviews. And I would avoid the one on Nieuwezijds Voorburgwal. I stayed at a hotel on that street once, and the traffic noise was horrific. :-(

Great location and convenient with regards to Beurs van Berlage.

Just so you're forewarned: in that particular part of Singel (and Spuistraat) you will find a few scattered red-lighted windows with working ladies behind them. Funnily enough it doesn't make the area feel seedy or less safe. It's just there. And then there is the beautiful canal and all the posh houses and rich people living there and all kinds of Amsterdammers and tourists just passing by.

You'll also be close to Haarlemmerstraat + Haarlemmerdijk which is one of the nicest shopping streets of the city with a mix of mainstream and quaint, unique shops, boutiques, (breakfast) cafes, restaurants and coffeeshops.
