Help please 58 Le Real de Luxe or San Jouan Guest house

Hi we are hopeing to stay in Rome in September for 5 nights. We are on a budget. These are two possabilities.

San Jouan Guest House Via F Berni (line A MANZONI ?)

58 Le Real De Luxe Via Cavour 58 (line A CAVOURE / TERMINI ?)

Does anyone have any advice about these hotels and in particular the areas they are in. Which are the best locations for getting around and are they pleasant for eating out at night. Thank you

My fiance and I stayed at San Jouan Town House 20th May 06

Does not look like much from the street (actually hard to find since it's just a Green door) .

The rooms are large and elaborately furnished with wonderful bathrooms. The location is very convenient to everything and very quiet-which is hard to find in Rome downtown.

Window looks out over a courtyard instead of the street. Bottled water provided.

Small market across the street, perfect for grabbing a coke and a fruits for the day. AC worked and was adjustable with a remote.

If you are looking for something special, with charm, feel then this is the place. we stayed in two different rooms in total. the suite we stayed in was fantastic.

The staff: Without exception, everyone was friendly and helpful, from the front desk to the maids. English was generally spoken very well. Americans might find the staff more reserved than in the US, but this did not bother us at all - we found the staff a delight. About Clubs and Discos We found informations on RoomsAccomodation website, if you love nighlife, in Rome starts not before 1a.m. (after 3 hours of “Aperitivo”)

The neighborhood is perfect, very close to the Coliseum and Piazza San Giovanni Basilica.

About Restaurants: “Le Bain, via Botteghe Oscure (corner Largo Argentina): fusion, buffet style, ecxellent for lunch breaks.” Also We enjoyed eating at Da Bucatino and Augustarello's and also had a truly memorable (but pricy) meal at Checchino dal 1887.
