Parisattitude.com - any experience with them?

My family's planning to rent an apartment from this rental agency. Does anyone have any experience with parisattitude.com? For our upcoming trip, I've booked apartments in Madrid direct with the owner and in Rome through an agency (sleepinitaly.com). We are in the process of booking our Venice apartment also through an agency(veniceapartments.org). So far, all bookings have gone smoothly. We'll see about our final stay, I will try to post reviews.

For our Paris apartment, it seems Paris Attitude has a different way of doing things. They emailed me 2 contracts, 1 in English and 1 in French. I'm supposed to sign the French version and fax it back to them together with my credit card details, photocopies of passport, and authorization to debit the "agency fee". (Total rental = agency fee + rental rate direct to the owner as stated in the contract, the french one I'm supposed to sign). No problem with the figures because the initial price quoted for the apartment includes the agency fee. Its just a different way of doing things (as compared with my previous experiences with apartment rentals) because we're splitting the total rental cost between the agency and the owner, and its the first time I have to sign a lease contract with the owner - and in a foreign language. It states in their email that after they receive the contract and credit card authorization and details, together with clear photocopies of our passports, they will send us a confirmation of our apartment rental.

On top of this, the contract states that upon check in, I have to pay a refundable deposit equivalent to the total rental for the period of our stay (so I pay them double initially). The contract doesn't state when the refundable deposit will be returned, I am assuming at the end of the stay.

I am prepared to trust them and just sign everything especially given that they seem to be very nice people, by email and on the phone. But I learned long ago not to put my signature on anything I don't understand completely,

I would appreciate any feedback and experience booking an apartment with parisattitude.com.

Thank you.

The apartment we rented in October 2007 was 40% more expensive with Parisattitude than through the owner. We were so glad we shopped around.

It's always worth trying to find out if an apartment you like is available through another agency or direct from the owner (VRBO) as owners often advertise with multiple agencies and prices vary. Try googling the address of the apartment. You may get another advert for the same place or a review of the apartment.

From the sounds of it Parisattitude they don't even give good service for their extortionate agency fee despite thier glossy website!.

Check out parisattitude.com terms and conditions and those of www.parisaddress.com for the same flat - look at the terms re security deposit and agency fee.

The rental is 500 Euros more a week on the Parisattitude site than Parisaddress.

The deposit for parisattitude is 50% but only 30% for parisaddress. You also pay the agency fee of 30% (!!) upfront to Parisattitude.

The parisaddress site says there is a security deposit but neither I nor others I know who rented from them have had to pay one. For stays of up to one month, as noted on an earlier post, the security deposit is the same as the rental for the full period.

You can pay parisaddress by credit card but that is often not possible with parisattitude except where the owner allows it for the security deposit and the rent but otherwise "wire, check in euro, Traveller's Check"

The administration fee for cancellation more than 2 months before the start date for a friend of mine was a very reasonable 50 Euros. After that you lose the 30% deposit.

For cancellations with Parisattitude for stays less than 90 days they say to take out cancellation insurance. So it seems that you cannot cancel by choice at anytime and get a refund and such a cancellation (ie by change of mind) at any time means you get no refund unless insurance covers the reason for cancellation.

I would never rent from Parisattitude. I am renting again from www.parisaddress.com later this year

Hello, I am an owner of an apartment let through Paris Attitude and I've had a dreadful experience.

Firstly, I'm very surprised to hear that the agence takes a deposit equal to the rental, as I as landlord was told that the tenant is to pay me deposit and first month rental BEFORE moving in!

In any case the agency found a gentleman, the contract said that he was to live in the apartment on his own, he however, moved in with a wife and a dog, about which I was neither asked nor had given my permission for the dog. The tenant never paid any rent and he did not pay any deposit. The agency was very keen to move him in and as I live abroad I arranged for the tenant to be given the key to the apartment. Since then he has neither paid rent, nor any bills and according to French law - I cannot evict him!.

The agency said that they only request references but does not checks them. The references of the tenant who moved into my apartment were forged. I had to file a report with the French police, hire a solicitor and disconnect all to utilities to the apartment. Worst of all, French law prevents the eviction of tenants between November and March, so they can move into apartments and never pay a penny.

Paris attitude simply refused to help me with this problem. Once they had collected their commission they all but refused to speak to me. It was impossible to get hold of any manager or the director and my only chance of recovering any money is to sue the Agency, as the tenant has stopped communicating with me and my solicitor. They would not even send me their terms and conditions, as the contract I had to sign of them makes no mention of any of these issues.

For such a reputable company, Paris Attitude have proved to be more than merey negligent and their business attitude more than lax and haphazard at best.

Their terms and conditions are on their website and they are a rip off so you are well shot of them IMO.

http://www.parisattitude.com/terms.asp

Why don't you see if www.parisaddress.com will act as your agent as I have used them twice and thought they were great and other people I know had the same good experience.

Also you could try complaining about Paris Attitude to the licensing authority in Paris. These are the details Paris attitude gives on its website

<<Paris Attitude is licensed by The Real Estate department of Paris - Professional card n° T9852 Guaranty by Lloyd"s - Professional insurance Segap - Company registration : RCS Paris B 439 328 410 - APE 703A >>

Paris attitude is a marketing only agency meaning that they post the photos and descriptions online and take a fee for making the reservation but they have no control over the owner or property manager's behavior. Essentially, if you get a good owner/property manager, you will have a good experience but a bad one can end in disaster. My advice would be to ask the agents (Dorothee has been there a long time) to recommend apartments that they have lots of experience with and where they know the owner and property manager are very conscientious.

They are professional but they are simply not in control...

OverworkedinParis, the previous poster, Millie23London, is the owner of the apartment in question. She is concerned because ParisAttitude seems not only to have done nothing to earn whatever fee or commission it received for placing a tenant in the apartment but slso to have placed her in a position where she may be stuck for months with a non-paying tenant.

Millie23, if Overworked is right in saying that ParisAttitude just "markets" the apartment by pasting photos on its website and taking bookings but has no management role, it sounds as if they have not properly explained their role to you. I must say that they charge an awfully high fee/commission if this is the extent of their services. You should definitely find another agent.

By the way, from comments I have read on this forum over the years it seems that the dangers for landlords of long term rentals, ie the fact tenants can be hard to get out once allowed in, are well known and able to be avoided by competent managing agents. Once you regain possession of your apartment, make sure you appoint a new managing agent who knows how to avoid these problems and undertakes to provide proper management services.

Hello, this is Philippe from Paris. Sorry to hear about your sad experiences.

My suggestion would to to avoid rental agencies in Paris and to deal directly with the owners.

You will end up paying less (agencies in Paris take between 30 and 40%) of the full rent and it's always nice to exchange emails with the real people.

I have my apartment listed on 2 sites:

Hope that will help !

Philippe
