Mixed reviews - should we book with Lakelovers for new year?

I was going to ring up Lakelovers in the morning to book a cottage for a week over new year (we like to plan well in advance so we can cherry pick the good places!). I thought I'd just search the company name, though, as we haven't dealt with them before, and I'm a bit alarmed at all the negative reviews of their service - that the properties are not what was expected, not clean, takes ages to get any reponse from the company etc. I thought we'd found a really nice place - a lodge in Hawkshead that would cost £825 for this time of year. I'm a bit concerned now whether to go ahead with the booking or not. What do you think - should we live and learn, or avoid and look for something else?

If you do think we should look for something else, are there any cottages / lodges you would recommend? It needs to be detached, 4 or 5 star, modern/contemporary decor, rural / edge of village location, but not too rural and not on a single track road - in case it's snowing / the roads are icy at the time. You can see why we book so far in advance, we're far too picky, but the research and ticklist usually result in good holidays!

Any thoughts or advice on either of these matters would be much appreciated. Thanks, Jaynie

If there are an overwhelming number of poor reviews commenting on things that would affect you then surely you would not book with them?

I concur with the previous post, better to be wise before the event ! In my experience, most properties are multi listed with other companies , so check out other sites - eg. Cottages4you . easy cottages etc. Reputeable companies often decline to list with suspect owners. The odd negative review can often be discounted, but multiple bad reviews must be of concern. Go with the head not the heart.

Hi, I have stayed with Heart of the Lakes, and whilst the property was lovely, it was damp AND dusty!! We stayed that week in October when it was REALLY hot (well, the w/e was!!) and the property clearly hadn't been lived in for a few weeks. We opened the windows & doors to air the property, but unfortunately for us, the VERY high beam that ran across the whole of the living area, hadn't been dusted for a LONG time, so all the dust & debris came raining down over us, the kids, furniture & floor! So we had to then clean up! The bedside cabinets in the bedroom upstairs had a layer of dust over, so thick, you could write your name in it!! The curtains in ALL the bedrooms (upstairs & downstairs) had damp/mildew and smelt. My eldest found a dead rat outside! We couldn't fault the property for equipment, furnishings or anything else! When we called heart of the lakes office, they told us they could send someone to do the general dusting, but explained that owners have a choice of 2 levels of service, the 1st level is that the letting Co do ALL the cleaning, inc a big deep clean, on a regular basis, or they can opt to have them come in and do a basic clean (dusting, hoovering etc....) unfortunately for us, the owners of this cottage hadn't opted for the deep clean! If we wanted to complain, we had to put it in writing, which I was prepared to do, however the booking was made by the Outlaws, who weren't prepared to pursue this further! HOWEVER....we have stayed with the following companies, and have NO complaints whatsoever!

Stayed at Three springs cottage with http://www.lakeland-cottage-company.co.uk/, again no grumbles & my best mate always stays with http://www.coppermines.co.uk/, and again, he has no complaints.

We say with Lakelovers every New Year and have done for the last 10 years and have always been delighted with the quality of the cottages and the service from Lakelovers. They are the oldest and largest agency in the entire Lake District so have certainly stood the test of time. I suggest you call them and ask for Oliver and explain your concerns. I'm sure Lakelovers will be more than happy to direct you to just the right property for you. Please let us know how you get on,

You'll find people on both sides of the fence on here, it'll come down your view of risk and who you believe, there is no science to it
