Upper Rock Garden Accomodation

My family of 5 is traveling to Brighton in August and I have narrowed it down to two hotels/B & B's. They are the Cavalaire and the Regency. I could only find one review on the Regency Hotel and it seemed okay, however not a very large group of opinions to draw on.The Cavalaire has a number of good reviews but I read that Upper Rock Gardens is not a good area to stay in due to the unsavoury crowd. I am concerned that with 3 teenagers it may not be the best area to stay. Does anyone have any feedback on this?

I also noticed that both appears to have a very rigid cancellation penalty from 25 pounds to 50% of first nights stay anytime after confirmation of reservation. Is this the norm for Brighton accommodation?

One last question. We are departing home to Canada on the last morning in Brighton. I am still not comfortable with the various trains/lines and what goes to Gatwick, if our flight leaves from Gatwick at 10:45 how early would we have to leave to check in on time and does the train that goes to Gatwick leave very early in the morning?

I appreciate your help.

Thank you so much for all of your help Bojangles. Your expert status is definitely well deserved! I have reserved two rooms and the rate is a bit better at 205 GBP per night total. The c/o time won't matter as we have to leave very early to fly home on the 24th. I look forward to visiting your area and I think it will be a perfect finish to our two weeks in the UK. Thank you again everyone for your feedback!

thats great news.

When youre down, if you like fish then you really ought to try out either the Melrose or Regency restaurants, 150m down from your hotel, on the sea-front road (Kings Road) sit and eat al-fresco, these places are always packed and they get consistently good reviews. (ie http://www.brighton-eating.com/365.htm)

Other places to consider to eat at (and to be frank i could write pages and pages!) Due South (down on the Prom 5mins away), then there's the Gingerman and Real Eating Co. Both within easy walking distance.

Oh.....and then there's.........Preston Street, 50m from your hotel, and there are about 20restaurants (catering for just about every type of cuisine you can think of!) in this small popular street, as well as a casino, 2 pubs and 2 decent bars. I could go on!

I dont think you'll be dissapointed with the location youve decided on.
