We will be in the Cape area the 1st full week of October. Have researched and researched lodging. Guess I'm looking for "the" perfect one.

What we are looking for:

hotel or vacation rental--no B&B

newer or newly renovated or updated

would love close to the ocean but realize this might be asking a lot

only need sleeping area and bathroom--not an efficiency

want someplace you want to keep coming back to

only husband and I will be on vacation--no children

fairly centrally located--not Provincetown but Wellfleet is fine, to Mashpee--Sandwich and Falmouth are a little too far "out"

would like something for under $200/ night.

Any ideas and/ or suggestions?

You are not going to find an awful lot of new hotels on the Cape, except for a few chains. The only newly renovated place I am aware of not in Falmouth is the Ocean Edge Resort in Brewster. I have a feeling their rates are too high for your budget, but I would definitely suggest checking. It is a beautiful property & who knows you might get lucky.

Here are a few other suggestions:

The Sedar Inn in Harwich (not a B&B)

Inn on the Beach, also Harwich

The Chatham Tides - these are efficiencies but they are right on the beach & Chatham is lovely in the fall

Orleans Waterfront Inn

Do you have any objections to having a living space and kitchen facilities as well if it comes in your price range? Don't quite understand the limitations that you have put in your list. Rentals are usually more than just somewhere to sleep and a bathroom.

IMO Chatham area would be a great choice for centrally locating yourself. Perfect for daytrips anywhere.

You will find everything you need in Chatham or nearby Orleans including restaurants & businesses that are open year 'round. Very charming area. Fewer strip malls than mid Cape, not quite as remote as Eastham, Wellfleet or 6A side.

I had a quick look at VRBO and these caught my eye. 358827 & 161374ha. Yes they are 2 bdrm w/kitchen but I think they meet or exceed your criteria & fit your budget. Hard to beat this beach location for a real seaside experience.

I have no objections to more than a bathroom and sleeping area. Just thought I could get more for my money if I didn't need "more".

I know how time consuming and frustrating it can become looking for 'perfect accommodations' within a budget. I have added those 2 Vrbo listings to my favourites for future reference! Would love to know what you thought of the little complex if you wind up there.

I am very much a Dennisport girl as it still feels like home 30 some yrs later, but think Chatham is a better bet

for early October. There are enough permanent residents in area to sustain businesses. My old neighbourhood closes the shutters up tight after Labour Day for the most part.

Lots of locals and business in Hyannis but apart from a few pockets, Hyannis could be Anywhere, USA.
