Seek suggestions for 5 Bedroom Ocean Front Villa August 2013

Hi, we are planning on renting a Villa, 4- 5 bedroom ocean front preferred.

We usually stay on Grace Bay but are open to any where:

Criteria:

1) Ocean Front by water we can swim in. Not on a cliff, on on a reef.

2) Four or Five bedrooms

3) Budget in the area of $5 - $7K for a week. (off season)

4) On Provo, not North or West Caicos

5) A/C

Need help here:

1) Pros and cons of a Villa

2) Best area for Villas

3) what site to best find the best deals

4) Can we hire a cook for an evening or two

5) Are the amounts on the site we have seen negotiable

6) any way to find owners directly?

7) Do any have Hobie Kat or kayaks or Sup's?

8) Are there taxes and "fees" on the prices we see similar to when we rent at a resort? Or if they are individually owned are is there no tax?

9) The do's and don't s of staying at a Villa

Finally, is there anywhere on Provo you can drive an SUV on the beach?

1. Many, biggest pro is luxury for the price, you get more for your money, plus privacy. Biggest con? More self service, not many amenities (at least included in price)

2. Leeward area is probably best, blends into Grace Bay. Turtle cove might work, but beach much rockier there

3. May be unrealistic for 4-5 bedrooms, think closer to $9000-$12000. Every villa on provo is listed on VRBO.com, some on Flipkey. Other sights that are good are TCvillas.com, coldwell banker tc, turksandcaicosreservations.tc

4. You can, but it's more expensive than eating out. (excellent chefs though, best on island

5. Doesn't hurt to ask about negotiating, especially in off season. Most of the times AC is metered and charged back, so see if included

6. Best direct is VRBO.com

7. Most do, included in price, but good thing to ask directly

8. All have 11% tax added to rates. Depending on if the house offers amenities if service charge. Most do not.

9. Basically just a different experience. It feels more homey. It feels more like it belongs to you. Very quiet at night, but ah the stars!

No. (although I have seen it occasionally at Leeward, maybe northwest point.

If you want to be central try the Palazzo which is a seven bed unit

within Villa Renaissance.It is on VRBO,rate depends on number of

bedrooms occupied.
