7 Tips To Optimize Your Listings & Improve Your Search Placement

Jan 29, 2016 | Marketing

1. Always Keep An Up-To-Date Calendar

Make sure your calendar is up to date; an updated calendar means you won’t have to spend your time answering inquiries for already booked dates, and can also improve your search ranking. An incomplete calendar could cause a traveler to choose another rental instead of yours, losing you a potential booking. If you need assistance please contact your account manager who can help find a solution, such as syncing your calendar or pulling availability from your website.

2. Maintain Accurate Rates

Outdated or incomplete rates are top reasons travelers don’t look at a property, and price is a major factor when choosing a rental. Providing clear and up-to-date rates will help bring in more leads. One of the busiest booking times of the year is fast approaching so it is also a great time to make sure your rates are competitive with others in your area.

3. Include Photos

Do you have plenty of photos, are they clear, and do they represent your property well? Ask yourself these questions, and post as many photos as you like – the more photos the more likely you are to receive inquiries.

4. Provide Clear Descriptions & Headlines

The headline is the first thing a traveler will see, and you want to captivate them so they will look at your property. Also, be sure to provide clear descriptions of your property and list all of your amenities – the more details the better. You want travelers to be able to picture themselves at your property and the clearer the description is, the less time you will have to spend answering questions about the property.

5. Collect Guest Reviews

Have you collected guest reviews recently? Reviews are important in choosing a rental property. In fact, 72% of travelers said they wouldn’t book a rental if it does not have any reviews. Collecting reviews is easy and good reviews will more than likely translate into more bookings.

6. Add An Exact Location

Confirm that the exact location of your property is displayed on the map. You will risk missing out on possible bookings from travelers searching in your area if the location is not appearing correctly or at all. Location and map were rated as the most important part of the listing by travelers.

7. Online Booking and Response Rate

90% of travelers said it was important or extremely important to be able to book online. Online booking will also be less back and forth meaning more bookings for you with less work. Maintaining a high response rate helps travelers know when they can expect to hear from you but it also boosts your search rankings.
