The location of the hotel is good, close to shops, buses, the beach, everything is within walking distance. The hotel is very populated, there are many families with small children... noisy.. The beach is very dirty, there are few sun loungers, if you travel alone, they still charge money for two sun loungers. ..The food in the hotel is good, for all diets....but the main dishes are arranged in such a way that there is a wild queue to take a plate and choose a dish....The staff is not trained, neither in the restaurant nor in cleaning....just recruited students and did not conduct any training...As always, there are pros and cons! The hotel is not very expensive and it's reflected in the offer.
Rooms are relatively up to date but degraded badly with humidity, so in some rooms the smell is bad.
Food and drinks are passable. The choices are not multiple but you can always find something decent.
I would not recommend unless you are traveling on budget and not picky. Then it can be an interesting option with decent pools and near the beach.

In our circuit through Croatia, Bosnia and Herzegovina and Montenegro we arrived in Petrovac at Hotel Vila Oliva 4*. Here we were accommodated in a comfortable bungalow.
The hotel has an great hall for breakfast and dinner. We were satisfied with the courtesy of the staff and the variety of the food.
I can recommend this hotel to the people who come in this area.

Parking was not available. Sun beds are included in the price, but only if you wake up at 6am to put your towel on it and 'book' it . Room was poorly cleaned when we entered, and was never cleaned for the 6 days of our stay. The walls are not painted for years, stains from killed insects were all over them. Long lines of people were waiting to get food. there were days we had to wait 30 minutes in a line to get food form, so called buffet lunch. And after we got food, with plates in the hands, we had to search for an available table, often without success. Icecream, which should be available every afternoon (after lunch and on the pool bars) was available only 2 days after lunch. Poor quality and poor selection . Last 2 days of our stay we had only coffee , ice tea and water to drink, all other beverages were unavailable.
Restaurant staff were very polite and diligent, but there were not enough of them to serve all the guests.

The offer I accepted included afternoon snack and ice cream in all hotel cafeterias and bars all day long, but they did not have it.
We could take an ice just for one hour in one place, and there was a large number of people in one place in the same time.

When I ask, in writing and oral, to refund me an amount of money for the serve es they did not provided, they did not react.

The parking is a problem, but they stated in the offer.

The much of staff is acting unprofessional.

Bathroom: Mold everywhere you look

Bath towels: No bath towels are provided, neither free of charge nor with a deposit

Restaurant: Better described as a canteen
The food is presented on tables without being kept warm. Refills are not made in the kitchen, but the fresh food is "tipped" into the almost empty containers. Canteen food is of higher quality.
Clearing carts are placed between the tables, and leftover food is emptied into a bucket in front of the guests.

Pool: Since some of the children's pools were broken, they were not available to the children.

The children jumped into the adult pools from all sides. The children also peed from the side wheels into the pools.

The equipment, service and food are far from the standards of a 4-star hotel. Most of the rooms are located in 3-story pavilions, without elevator, like an old holiday village.
In our room there was no hot water, a puddle of water in the bathroom because the bidet was leaking, the safe was blocked, it was filthy under the bed. No intervention was made to repair the shortcomings despite several requests.
The indoor pool is located in the basement, dark and poorly ventilated; several machines in the fitness room are rusty...
Only positive point: the location. Near the sea, in a pleasant little seaside town.

I was in this hotel for 1 night and 2 days, all included, to see the service and quality of this hotel, since I often go to the Budva and Petrovac area on weekends for tourist groups. The rooms are not renovated, not well cleaned, the TV panel is not it worked, the food was not varied and limited, I asked for bottles of water and they didn't have them both in the restaurants and in the respective bars, and they had to fill the glass with water in the faucets of the dishwashers 🤨. And the most surprising thing happened when I was about to leave, they informed me that I would pay €8 for the car parking for 1 night and I told them but the parking is free and it's on the hotel website, you don't have to pay, I said angrily 🤯 so I paid the city tax and the parking where do they publish that it's free. Stayed from 8 to 15 September 2024. Reception at check-in difficult and rooms not available after a night of transportation. The beds are not made, personally no duvets in the room, the shower was dirty, the toilet also, the joints and friezes were not clean, no bungs in the sinks, dead leaves in the room were put behind the door without being picked up.
The starters and desserts were identical all week, as for the vegetables, they were barely warm or even cold. We do not count the number of times we drank very lukewarm drink for lack of ice in the main bar.
The equipment in the gym is deplorable, when the hot tub stops, it takes the intervention of an agent to restart it.
No accommodation is provided for people with reduced mobility either in the room with its unsuitable bathroom or the bus stop far from the Pension entrance.
No entertainment was offered in the evening and the aqua aerobics in the late morning took place only once.

Very mediocre hotel is really not worth 4 stars.
The staff is not pleasant at all, we have this distinct Impression of making them ch... when you ask for something spend their time on their mobile texting
Yet during our stay a lady was present and seemed to notice all that was wrong, but not much change in behavior from the waiters....
The outdoor terrace has only 10 umbrellas so in the south, more than half the terrace is in full sun...
And the restaurant room very noisy and unconditioned
The buffet is repetitive every day the same starters, as for hot meals it is barely lukewarm. Anyway, not great at all.
Desserts.... banana apples orange pears...no seasonal fruit except watermelon served daily.
No dairy or ice yet it is not the children who lack....
Room: stay of 10 days sheets changed only once. Household almost non-existent shower moldy and leaking so much that it in pool mode.....
Pool bar: at 5pm more ice...when it is 32° bah you drink hot!!!
Lounge bar which normally opens at 18:30 closed at 19:00 forced to go to the reception to inquire about the opening that sends us balling telling us that it opens at 18:30. Well yes casserole except that it's 19:00.... in short really not nice.
This is a shame because the complex is quite pleasant in itself close to the beach (private...) 3 swimming pools.... but the total lack of rigor of this establishment is not acceptable in view of the service paid.

bonjour faites attention aux excursions prises dans d autres agences car ils vous font croire que vous aurez un guide français alors que ce n est pas toujours vrai si vous n êtes pas beaucoup et c est dommage pour les explications et aussi vous pouvez avoir un car vieillot , chauffeur pas sur en sachant que parfois les routes!!! avec l hôtel on n a pas tous ces problèmes tout est conforme la sécurité avant tout, bonnes vacances
