Detailed Reviews
We had a really great holiday based in this hotel, during the off season (early October 2020). We were there as a couple and we were allocated a fabulous 2 roomed spacious apartment with large king size bed and a huge lounge with 4 metre high ceilings overlooking the courtyard. the bathroom included a huge jacuzzi, great shower, and bidet. the lounge was a little dark, as the lighting was not too bright, with heavy curtains, and included fridge, microwave, and coffee/team making facilities, TV, free wifi, desk, dining table and large comfortable sofa. Rooms were cleaned each day.
We saw no-one else for the 7 days we were there, between check-in and check-out as neither the restaurant or wine bar were open due to Covid restrictions.
Things to point out for others, are.. if you arrive on a Saturday afternoon/evening and need to eat, make sure to book the fabulous Tigli restaurant nearby way ahead of time. it was fully booked when we arrived on the doorstep and there was nowhere else to eat within walking distance (that we were aware).. .so after driving back down the hill and trying some other restaurants (also all booked out) we ended up in a less than adequate place to eat in Pontedera... also with no breakfast being served the following morning we also had to search around for a place to eat breakfast... tip here is to bring your own breakfasts during this lockdown period.
A car is essential for this hotel which is ideally positioned to visit, Siena, Florence, Pisa, Lucca, and the coast near Livorno.
it was a little too cold to use the on site swimming pools but they looked great and maybe another time we will visit in warmer climes and when the restaurant and wine bars are open.
All told it was ideal for a comfortable and peaceful holiday, in the fantastic Tuscan hills, but would advise out of season visitors (during Covid) to be prepared to eat offsite.

Borgo Colleoli is an amazing, relaxing and peaceful place. Wonderful combination of rustic countryside concept and luxury environment.
Apartments are furnished with a great taste in order to make you feel “at home” and maintained perfectly by staff that is very careful on all guest’s requests. Everybody that works in this place are incredibly kind, professional and super efficient. Whatever you would ask or need, they would resolv everything in a minute! Even with a all difficulties caused by covid, this incredibly willing people makes a huge effort to make everybody’s vacation perfect and result is - you feel like being on a “happy island”.
Swimming pools are great, clean and very well maintained by guys that are taking very good care keeping pools always in a perfect condition.
We spent here 10 days and tried to visit another resort for other two weeks, just for a change, but we have decided to come back immediately here as we have realized that this was the unique place where we really felt happy to be till the end of our vacation.
We will suggest this place to all our friends and will be back next years for sure.
Paradise on earth.
Thanks again to ALL great people that work at amazing this place (Alessandro, Illaria, Jacopo, all housekeeping ladies, guys that maintain all the place in a super efficient way and thanks to their incredibly professional and super kind General Manager, lady that knows very well how to be a perfect “capitan of the boath”, making with her incredible staff this place so special and making our vacation unforgettable experience!

A converted villa and olive farm form the basis for this hotel. Each room is unique either a suite, 1 or 2 bed apartment. They are not pristine with new furniture or fittings but are much more homely and with character.
2 great pools, one with wonderful views of the surrounding hills. The location is about 40 mins drive from Pisa airport in the hills which ensures tranquility. There is a restaurant on site, one other just outside and 4-5 very good ones 5 minutes drive away (or 30 mins walk).
The staff were excellent, always very helpful giving great advice, in particular Jakopa was really helpful.

Spent a week here at the beginning of April which was out of season so the pool and restaurant were closed however, Dennis and Dean ensured that we had everything we needed so that we had a comfortable stay (and breakfast). Dennis was very knowledgeable and gave us some very helpful advice on where to visit and eat. He tailored these to suit our needs and likes.
The room was spacious, had everything we needed plus a jacuzzi bath tub. It had high ceilings and was tastefully decorated. We even had a library (with working record player) that we could use to socialise in. Dennis and Dean organised a pleasant cheese and wine evening so we were able to meet the other guests and a merry time was had by all.
The extensive grounds were beautifully maintained and the views of the Tuscan hills were enchanting. The buildings were varied as the rooms probably are too. The town is surrounded by olive groves and vineyards.
Thank you Dennis for organising the wine tasting and the lovely meal recommendations.
We will be returning.

We had such a good time when we went here for a week. The hotel has two large pools with lots of space and umbrellas. As you enter each there are stations to sanitise hands and chairs. We stayed in the main building that had the most beautiful architecture and old italian furniture. Irene met us with such a warm welcome and all the staff was very friendly. There are 3-4 restaurants and bars in the area. The nearby town of Palaia has several wonderful restaurants with beautiful sunset views over tuscany.

We stayed a week in July 2023. Very hot! (can't blame the Borgo).
Rooms are varying a lot in size an type, since it its old and very charming buildings that have been renovated. We stayed to adults and two teenagers in a 2 room apartment on the first floor. Very spacious. Well-functioning aircon, we used the kitchen for cocking and good space for storage of luggage. One of the bed was a sofa bed, only about 1,8m long, but with good wide. The rooms in the ground area has own terasse furniture, but there are shared areas to be used by the upper apartments.
Staff is very friendly. Anything you need, they will help you. Very good advise about what to do and see int the area.
Restaurant on site is ok, but a bit slow in service and more expensive than other Italian restaurants. Right next to the hotel (50 meters from reception) there is another restaurant with great view and more "normal" prices. And 2,5 km away is the village Palaia with multible restaurants, including at Michellin recommended restaurant. The hotel restaurant is cosy though, and it serves a high quality breakfast at EUR 15M per person (or you can just buy coffee and a croissant, if you want less).
Easy to drive to Pisa, Lucca and lost of charming villages.
Two pool area. One more busy and the other calmer with a toddler's pool as well. No children playground, but kids are welcomed. Generally civilized guest. No party or noise at all.

Myself and my wife got married in Borgo di Colleoli in August 2021. We were blown away by the beauty of the tuscan hills surrounding the venue. The apartments are stunning, and all designed differently which is an added bonus (all have air con🥳). Our guests had booked almost all the rooms (we had 96 guests in total) and this gave us the chance to see many different apartments. Every single one we saw were designed to a really high standard. The feedback from our guests was very positive.
Irene (the manager) and the reception staff Allesandro and Illaria were amazing to work with! Everything we had asked for was done, and they were so friendly. Irene was also our wedding planner, and I would highly recommend her to other couples as she is so friendly, caring and she did an amazing job to use different areas of the Borgo for the various events.
The night before the wedding, we had a pizza party on a terrace beside the large pool. She organised long white tables and chairs that were beautifully decorated. The chef and catering team served cold cuts, salads and pizzas. We had music from a local man (that Irene recommended) and he really got the guests in the party mood. By the end of the evening, we were all singing and dancing together. A super start to the event.
The following day was the wedding. We had the mass at 2.30 and afterwards, Irene had welcome drinks on the lawn overlooking the rolling hills. Canopè's, cheeses, cured meats etc were served with wine and beer. At 6.30 we had our dinner in the courtyard, where we ate jerusalem artichoke risotto, then a pork ragu and finally fillet steak. The food was out of this world, and the wine and beer was flowing. At 9pm, we made our way to the patio beside the big pool for the after party. Guti and simone (Musicians) were set up there and there was a bar with 3 lovely staff to accomodate us. We danced the night away and had a sing-song into the early hours. Irene was on-site for much of the night to help make sure everything ran smoothly (I could not thank her enough).
Irene also recommended our photographer (dominico) who we were delughted with, and organised hair and make-up for the ladies.
All in all, we had the most wonderful wedding, and I would not hesitate to recommend any other couples to use this as a wedding destination.
Irene and her team worked so hard to make it special for us, and for that we are forever grateful.

We visited Karma Borgo Di Colleoli for my wifes 60th birthday. From the moment we got there we were welcomed. the resort itself is beautiful, an old Olive oil factory that has been converted. The views are amazing and the ambience is so relaxing.
Dennis, the Karma rep was very helpful with information on the local area, how to get around, restaurants etc.
the reception staff were very helpful, arranging a suprise birthday meal in our own section of the restaurant, and even, despite the weather, managing to arrange a truffle hunt experience for my partners birthday. This was as well as all the other trips they arranged. A big thank you to all the reception team.
we must also say thank you to the other Dennis in I Secoli who makes the best coffee in the morning, and also for acting as translator on the truffle hunt.
the rooms in the Karma building were beautiful, and the decor matched the style of the building. the library is a very relaxing part. Karma are apparently looking to renovate this building soon, so any minor flaws should be rectified
the 2 pool areas are very clean, it looks like the liners have been recently replace so going for a swim was a pleasure (despite the water being a bit chilly)
I would definitely recommend a car for getting around as it is well nestled in the Tuscan Hills, but the 25 minute walk into Palaia is no real hardship and there are buses from there to Pontedera if you want to get a bit further without the hassle of driving.
I Secoli is nice as a restaurant, however i do think the menu could do with bringing up a notch. not so much in the quality, but in the variation of food. If you do get bored with the menu i recommend I Tigli just next to reception. A family run restaurant with a huge smile for a welcome

We just stayed for 4 nights at this hotel and it was absolutely beautiful. Reception on arrival at 9pm on a Friday were very welcoming and we managed to squeeze in a quick pizza across the road before they closed which was lovely.
We had a 1 bedroom apartment which was huge, comfy and very clean. Our view across the courtyard was lovely in the mornings and our bed was big and comfy.
Manuel from Karma was so friendly and great to chat to.
We used the bottom swimming pool one day and that was nice.
You definitely need a car to visit the local towns and cities. The cafe in local Palaia serves a nice coffee and pastry/sandwich.
We would 100% stay at this hotel again, my only comment was I felt the food was overpriced on site, breakfast was 18 euro per person for an ok looking continental buffet, because of this we only had coffee and would then head out somewhere local for food.
Such a shame as the courtyard is a beautiful setting.
The breakfast location also then apparently serves lunch and snacks but it was quiet and there are no menus on display so again we weren’t tempted. For dinner we preferred the more relaxed restaurants locally or in the towns. This would absolutely not stop us staying here again but I think the food offering could be broadened.

Second summer in this amazing place. So happy to be back here where everybody makes you feel HOME and does everything to make you feel welcomed.
