Furniture is very old and used up. Food is the same every day. Pool bars OK. Cleaning of rooms OK. Nothing for children, child center damaged and closed, available only 2 water slides for 4hrs of day. Is needed to take a car, bus or taxi, if you want to see something more at the island. 4 stars are absolutely not real, for me max. 2, maybe 2.5, not more.

This is worst hotel I have ever been in! Food taste like sh*t (no salt, no taste…). Lack of personal here, most of them don’t speak even English, waiting 30 minutes for food and when you are finally with plate, there is no food to take. In “restaurant” is no AC, so you are sweating as f*ck! No one change towels and garbage can either. It looks more like full board than all inclusive for the price category this is so poor quality. And this is 4 stars? I don’t think so. Also not hot water in shower after 5 pm? I do not recommend buying a tour or accommodation in this hotel, you will only be disappointed. It will be better to rent a house and go on your own.

We came to this hotel with some trepidation, due to the poor reviews and tui calling us a week before practically advising us to move hotels. All I can say is thank you tui, and thank you the moaners who left those bad reviews. Because as a result, we’ve had one of the best holidays for a long long time! The hotel was practically empty!! The rooms are ok, cleaned everyday. The food was ok, tho not much for fussy eating kids.(there is an excellent pizza restaurant a 10 mins walk away). The staff are excellent. The pools are very good (there are 2 pools open). The beach is lovely which we had all to ourselves for the week-bliss!! No reps, which meant no entertainment which depending on your viewpoint was either good or bad. The only downside was a lack of something to do on the evenings. I think the bad reviews and the tui call also filtered out the guests who are up their own backsides and/or the ones who believe they’ve booked in to a 5 star hotel (we’ve all seen them on holiday). All the guests were down to earth, normal and friendly. So glad we came Some practical info The hotel is about 40 mins from the airport. Air con in the rooms. Self service food and drinks at meal times. Loads of sunbeds-definitely no need to reserve at ANY time. Free sunbeds on the beach. It’s steps down to the beach which are quite steep. There is a shop on site. The cinema room is open. The pool at the sister hotel IS open (the hotel is not)

We have just come back from a lovely 2 weeks stay here. We were warned by the holiday company that half thw facilities were closed. And the lift to the beach was broken. This wasn't a problem to us. We arrived at midnight due to flight problems 11 hrs later then we should of. The staff at the hotel very kindly had made us sandwiches and puddings and we were also greated with drinks. Could have what ever we wanted. This was only the start of how we were treated by the staff at this hotel. They're all friendly and they couldn't do enough for us. Now there were only 14 holiday makers at most during the time we were there. This is apparently because they don't fully open until June. I think this is more of a blip on the holiday company's side than the hotels. Granted it is out of the way and it is a bit of walk for a bus ride back into zakinthos and taxis are a bit expensive but it tells you that in the brochure/websites. If your getting a car or quad while your there its perfect. It's quiet and relaxing and your not kept awake all night with the pubs and clubs. But you can go off and travel. The hotel will make you up an buffet picnic box. So your still getting all your meals in the all inclusive package should you not want to eat out. The rooms are basic but who goes for the room. It was clean there were no bugs and the cleaning ladys came in everyday to make sure it stayed that way. The food is amazing, my dad is a fussy eater! Chips is his main staple. But he evan tried the food this time. The chef greets you and tells you what he's prepared. He answers any questions about the food you may have. Victor and Alex kept everything clean and tidy and helped with serving and changing plates cutting the bread. Yes you can see that there are areas with in the hotel that need a facelift but this isnt a brand new hotel and for the price of those 2 weeks compared with the rest of the all inclusive packages you cant ask for more. Lets face it covid has hit them too and they haven't been open for 2 years. Now they can open theyre doing those little jobs. The maintenance staff have been nice and friendly and haven't spoilt our holiday with excessive noice. The island is only open for tourism for 6 months of the year. They're trying to get back on there feet. The bar staff are also a credit to the hotel, the young lady in the main pool bar was very kind and attentive to all guests. I will go back here again and hire a quad/car to get around the island better. This hotel is good for people who want quiet and are willing to hire a car to get around should they want to leave the pool.

This hotel is awful, steer clear!! We booked a room with a private pool, the room was filthy, very damp. The bedding even felt damp! It smelled musty we had to buy air freshener. The pool was dirty you could see the imprint of addidas trainers in the dirt round the edge, our pool even had a free gift of a tampon!! I wouldn't squat at this hotel!!! Needless to say, we got moved after sending pictures to the holiday company!!

Please check out my other reviews to see I always leave an honest opinion. Booked this for a friends surprise 50th. Upon arrival around 9pm in the evening we were rushed into the restaurant as it was closing soon and the staff wanted us to get a hot meal after travelling all day which I thought was lovely. Finished our meal and went to check in. Before we could be attended to, a “lady” came rushing up and started screaming, swearing and was very abusive to the staff. Shouting how her room was infested and demanded her room and her family’s next door all be stripped with new bedding etc and was in all honesty vile. We felt very sorry and embarrassed for the receptionists as even if she did have issues the way she spoke was totally unacceptable. She even complained that there was a mouse around the pool area in the evening. I mean, imagine that. A mouse living outside. Now, if he’d been on my bed watching tv I might have had something to say about that, but outside ? That’s his home not mine. We checked in and went to our room. I’m not ashamed to say the first think I did was check the bedding. SPOTLESS !!!! The room was lovely and clean, newly painted and the staff hd kindly put water, fruit basket and a bottle of sparkling wine to celebrate my friends birthday which was a lovely gesture. The next day we went to reception and asked for more pillows as we only had one each and by the time we walked back to the room the pillows were there. We also asked for extra blankets and same again. The food was delicious but as always with all inclusive it can sometimes be repetitive but I’m sure we all eat mostly the same food every week at home, and can sometimes be not warm enough but there was a microwave there to heat it up. Again, the same “lady” ranted at the restaurant manager that the coffee machine hadn’t been filled quickly enough for her liking. If you can’t wait. 5/10 mins for a cup of coffee then something is wrong in my opinion. I appreciate that some things weren’t open such as the spa, and the other two hotels, plus the water park was delayed by about 2 days, and if you have children then I totally get it. What I don’t understand is why some people would yell shout and scream and people doing a job. They opened on the Sunday when we arrived for the first time since covid and yes there are bound to be snags. All we heard was take photos for compensation??? We also heard another family tell us they had put their child into the water park pool and they came out with a rash ?? Why on Earth would you do that when you knew the pool was closed and could distinctly smell the chlorine and knowing it wasn’t quite ready ?? Quite a few people moved after a few days and I have to say it was a lot nicer without them. As I’ve said, yes there were issues, we were disappointed that the spa wasn’t open etc but, the sun was shining, food was fantastic with great choice, staff were exceptional who bent over backwards for us, I suspect because we were polite and had manners which go a long way. Anya at the pool bar was lovely and friendly and always greeted us with a cheery hello. Upon checking out we asked if we could keep the room on for a few hours and this was sorted free of charge. They also ordered taxis for us when we wanted them with no issues and were all together fantastic. Reception staff, chef, maitre, waiters, Anya, our cleaners, all I can say is thank you for making our holiday. We were always greeted with a smile and hello. I’m actually upset for the hotel because no doubt these people who were complaining and looking for compensation will leave terrible reviews for the hotel and they do not deserve it. When you pay the price we did for a week all inclusive I can honestly say we had a bargain. It’s not 5star, it’s not a £1000 a night room. Be realistic. We had sea, food, sun and fun. What more do you want on a holiday ?

I'm having a bad experience in this hotel the people who work in that hotel are thick the hotel is not what it looks in the picture my room and old man the daily meals are the same and i think the leftovers from the previous day in the part of making meals the cats are walking on the floor and sometimes they climb on the tables roosters hens walking outside the hotel the spa is not working this is a misleading advertisement if they closed because of the covid 19 they should have warned me because i paid and i am not using a bad experience and counting that it is a hotel far from everything here and in the middle of nowhere almost half an hour to reach the center of zanythos do not come to this hotel

We complained on the day of arrival, day 1 and day 2 until we realised we were to be ignored. We received the following from the hotel; extremely poor he Palazzo Di Zante have provided us with the following statement: “Mr XXX booked a Standard Twin room, with a pool view. This is room he received. Mr XXX’ room is with a pool view, located on the upper floor, it is completely fine and we do not have any complaints from other guests. There were 2 other guests complaining whilst we were at the front desk Our housekeeping team works fine on schedule and always we constantly provide clean rooms. It is not possible that the toilets and spa are not clean and this is not acceptable to accuse us of this. Toilets and spa are in a terrible state with tiles broken and drains blocked There are steps, there are 3 lifts operating inside of our hotel and also it is a matter of choice to use stairs or to use the lifts. The lift by reception was broken and looks as though it has been broken for months In any case our technicians can fix every problem the same time it is been reported, but the guest is getting confused because we informed him that our hotel has engineers and we are informing them straight away if there is some kind of damage to be fixed. However, with security issues when they do happen we are very careful. Not true Pool and sea towels are rented and when the guest deliver them back, they get the money back. We purchased towels There is a big question as to why the guest never reported any issues other than the room type – for his whole stay. Where is the evidence, why did he wait till he got back to the UK. We complained on arrival, day 1 and day 2, we emailed our rep and saw no one"! If someone does not like anything at all they do not stay, use the facilities, and then ask for money back. Where else could we have gone, we asked to be moved but were again ignored As we do not offer free vacations, no compensation will be accepted." Great customer service, not even an apology

Just returned from our second holiday at this hotel this year, never been back to the same place twice before but this was an exception. Staff so welcoming, so very well looked after by Thomas and George in the restaurant, they couldn’t do enough for us, food fantastic, so much choice at every meal. Room always cleaned while we were at breakfast, maid service great. Nice to be able to use all facilities in the three hotel complex, lovely beach 5 mins away with small charge for sunbeds, Entertainment excellent, lots of effort put on to trying to please many nationalities. Hope to return again it was that good

This is the second time that we stayed at this hotel complex. The staff are so freindly and very helpfull. There are 3 pools which you can wander between. The lower one has water slides and entertaiment for kids. The beach 80 meters away is clean clear water, but you do pay a small price for a louger right by the sea. The food we food was excellent, with a wide choice, chips and burgers if you lkke that sort of thing, but the salads, and healthy option were fantastic.Thomas the restaurant manager, George the captain and the waiters are very efficient and friendly.Maria keeps the food trays full and is very friendy. The bar staff are also great. A big thank you to all for making our holiday not just good but great. Kev and Kath Derby Eng.
