Great Hospitality from arrival to departure,room was very well presented and comfy with all amenities including Wi-Fi. Breakfast was very good and set me for the start of a long day,would definitely return if in the area working again

Fantastic accommodation in a beautiful family home, in a quiet rural location. Choosing this as an alternative over the overpriced and overrated hotels in Livingston when visiting on business was a great move. Claire was very friendly professional and helpful throughout our stay, we were given alot of information on places to visit and made to feel very welcome, the breakfast was great, it was freshly made. My family and I stayed for 3 nights whilst relocating home. Claire and her family made us feel very welcome, their home is beautiful. We stayed here in the family room for three nights. Claire was lovely and very welcoming along with Barney. Room was very comfortable and everything you could wish for and more. Claire and her family welcomed us for our two night stay more like relatives than customers. Our dog was treated like family too, and Claire went over and above any hostess I've ever come across. Scottish hospitality at its best! From the start of my 1 night stay to the end the hospitality, service, helpfulness, breakfast and cleanliness was just perfect.It was one of the best B&B I have stayed in. I received such a warm welcome from our host Claire.It was just a wonderful experience.

After the adventure of driving from Edinburgh airport (keep to LEFT of road) it was a warm welcome and relief to find Claire waiting for us. Barney gave us a warm, and noisy, welcome as well.
