Stayed for two weeks in December. Beautiful exterior, but very run down house. The grounds are divided between raked sand and a lawn that are both well kept on a mostly daily basis. There is a large outdoor swimming pool. WARNING: The pool will most likely cause bloodletting. My 8-year old got cut in either her knees or her feet almost every time she took a swim. Kids of visiting friends got cut. I got cut both from the floor of the pool and the side walls. It is not well built to start with and is in need of renovation to at least remove all the sharp edges below the water's surface. After a few days we stopped using the pool all together. The staff consists of a full time chef who cooks the most amazing local dishes! A gardener manages the sandy beach area and the lawn very well. A handyman stays in a small house in the back of the estate. A pool guy regularly cleans the pool. An extra mention of the chef who takes pride in his work and constantly tries to make our stay a memorable one. And succeeded. We usually decide on a time for breakfast and/or lunch an he is always ready at the agreed upon time. The run down house consists of three rooms with separate bathrooms and lies closely to the railway. However, the noice of passing diesel engine trains gets drowned out by the sound of the waves just 20 meters away from the main building. The neighboring hotels are no nuisens neither. The AC units in each bedroom work fine. Wifi worked well during the first 4 days. After that, no internet access for 5 days and then on again. One morning my wife and kid woke up with a few dussin mosquito bites between them. This was mentioned to the staff. Not long after a local guy showed up and Zyklon B:d the whole place killing even the cockroaches in our bathrooms. This house is an external part of a larger hotel just 100 meters away and we were able to use their larger and much bigger and nicer pool without bloodletting as well as use their sun beds. However, this hotel should also be avioded, see review of Serendib hotel. Coming back from a visit to the local town on December 21st the staff had Christmas decorated all parts of the house they had access to at the time. Made our kid happy. PROS - The staff! - 10 meters to the sea - Well kept grounds - Feel safe with well lit perimiter and staff on grounds 24/7 - Close to beach shacks and beach restaurants CONS - The house is run down with moldy shower curtains in the bath rooms, shower faucets that spray in most directions, cobweb hanging from the ceiling and walls, in some places broken door locks due to rust, burned out light bulbs that do not get replaced, plenty of dead insects inside the wall lamps, broken toilet seat etc - The pool, as mentioned previously. Most pool light bulbs have been removed exposing even more shap edges on the sides - The bed sheets are too well worn and tears are poorly sewn. Most of them have holes (clean, though) - The compulsory 10% service charge on everything causing us to often go elsewhere - The creative electrical wiring caused the residual-current circuit breaker to cut the power on numerous occations - WiFi unreliable Will not stay here again.

We had quite a disappointing experience as the property and services failed to live up to expectations or to deliver what was promised. The rooms were very basic and the pillows and towels were inadequate. When we requested extra bed sheets and pillows, they gave us a torn bed sheet. There were cockroaches running around in the bathrooms at night, the flush didn't work properly and the bathroom door couldn't be locked from inside. Food was very basic and poorly presented although the staff did try their best to please despite the limited facilities. The WiFi didn't work and although they replaced the modem, even the replacement didn't work. Perhaps the only bright spot was that the swimming pool was very nice. Although we had booked for 2 nights, we checked out after 1 night and spent a most enjoyable and relaxing second night at the adjoining Temple Tree Resort and Spa. The owner was not very cooperative and kept avoiding our telephone calls to her. This property is therefore definitely not recommended unless you are willing to put up with the above mentioned shortcomings.

We came to the beach villa when our booked hotel of the same owner had no rooms left. The villa is very spaceous and quiet. Great location after a backpacking trip or when you are travelling with kids. The place has a private pool and beach terrace. The beach and ocean in font of the villa are not too crowded and look amazing. The food and service were also very good. The only comment I have was the cleaning. The towels were not clean, stains on the bedsheets, mosquitos in the pool, hair in the bathtub and spiderwebs all over the bathroom. For the price you are paying it should be a cleaner. But overall we loved our stay.
