An authentic 600 year old Umbrian Farm House for WEEKLY rent only. The Villa has more than 7 acres of land and mature gardens, a PRIVATE swimming pool, and on-site parking. We are 2.2 kms from Amelia, so it is essential to have a car, especially if you wish to visit the many place of interest nearby. Max 7 persons. The rental rate depends on the season. The quote above is per day for 7 people. So the actual per person cost, assuming 7 stay one week, is Euro 30.28 per person low season or 35.71 per person high season. For 2012 High season start July 15th and goes to end of August, [Euro 1,750/week]. Medium Season goes from May 1st to June 15th and September 1st to September 30th, [Euro 1560/week]. Low season applies the rest of the year, [1,484/week]. To book please contact me by e-mail. Booking requires 50% down on booking and 50% 30 days prior to arrival. As the house is very well appointed I require a deposit for safe-keeping of Euro 500. If there is no damage, the deposit is returned net of a cleaning fee of Euro 130. We arrived 30 mins late and the owner, Philip, had gone, just leaving the house open. Luckily his sister kived next door. Philip finally arrived with the keys at 10.30 the next morning. The house was tidy and clean, but full of personal stuff - our wardrobe and some drawers had the owner's clothes in. It was not comprehensively and professionally equipped. For example, there were masses of tiny coffee cups, but no large glasses, mugs or an electric kettle. There was a general lack of attention to the property eg: the swimming pool had lots of bits in and the vine & trellis above the outdoor eating area was sagging badly and kept poking us in the eye. As an AirBnB for a third of the price it would have been OK. Finally we had a problem with payment because Phillip couldn't take Amex as agreed through booking.com and we had little cash. I promised to send a bank transfer when we got home a week later, but he still chased us by email every day. I paid immediately on our return, but never got thanks or an acknowledgement.

Dear Jeremy: I would say that had you arrived on time, or arranged for us to meet, instead of arriving 2 1/2 hours late, [not thirty minutes] most of the issues would have been dealt with as to where large glasses are. There are two sets of large glasses. Yes there is a vine on the patio, and yes it does grow down. We can trim it of course a 5 minute job. Jeremy left without paying without making any arrangements for payment. This is clearly worrying for me as an owner. The booking came through booking.com and NOT Trip Advisor, so why Jeremy is writing this review on Trip Advisor is incomprehensible to me. There was NO AMERICAN EXPRESS card to secure the payment. Had there, there would have been no issue. I have never had some-one leave without paying, so yes, if you leave without paying you should expect to have some contact. I sent Jeremy a total of 3 emails before he paid me. He did pay, but I am sure had I not contacted him he would not. To complain on a social media that he did not use to book, and that I contact a non paying customer, well dear reader it takes a special type of person. Dear readers, this is s very beautiful historic property, full of very nice objects. It is not a cement cell, with nothing in it. You can stay in one of these places. La Fontana is a real home, it is very good value for what you get. And please do not book if you don't intend to pay, leave without paying and then then have the gall to protest when I chase you up for payment. I have to say that had this happened in any hotel, the hotel would have reported the non payment to the police.

The farm house has a lovely setting. It is peaceful, quiet, and the view across the valley is enchanting. The bedrooms were comfortable, the baths were well appointed, and the kitchen was well equipped. Everything was so clean and tidy when we arrived. We enjoyed cooking and relaxing in the house.

A lovely "Family" home in the country, but walking distance to town for the hardy. Love European living, style and flavor? Villa La Fontana has just the right ambiance. Centrally located in Italy you have many options to see the country. Having a car is a real plus for site seeing and dining out but Rome is just a train ride away and one can spend the day. Your train ticket is good all day and includes trips on the subway and buses. Maybe you just want to relax and enjoy the Villa and its surroundings: the house is beautifully furnished, the garden is lovely and the swimming pool very private. A dream vacation for spirited souls. Delightful!

A group of 5 of us stayed at La Fontana in October. The setup of the house worked well because we had 1 couple and three singles. The house and grounds were very charming and we loved spending breakfast before heading out for the day with the kitchen window wide open to an amazing view. We cooked almost all dinners at the house and the cookware and dishes were adequate, but the stove was really quite small. I think this likely is the case for any home in the area, however. We spent most evenings sitting in the kitchen talking, drinking wine, cooking and listening to the eclectic array of CDs in the house. (The outside space would have been perfect as well another time of year.) Amelia was a charming town but big enough to have some more modern amenities. For example, we would shop at the butcher, cheese shop, bakery, etc., but could also just pop into a large grocery store when needed. We were limited in our group in Italian with one having a little base, another good menu Italian and the rest of us with zero. The care taker had limited English, but we could figure things out with him just fine, even those of us without any Italian. We made our way through Amelia and the other towns fine as well. The only criticism for us of La Fontana was really the location, which ultimately, was not that big a deal. We did a day trip just about every day, but it also meant around a 45 minute drive one way. Towns may not be incredibly far, but we had to take our time on the winding roads. They did offer a fantastic view, however. The drive into the house and the space to park was a little crazy, but we got pretty good at a manual transmission and steep hills!

Thank you for your comments on La Fontana. We really appreciate your stay. With respect to driving, the roads are quite twisting, but it is part of the charm of an old landscape. The Via Flaminia, an old Roman road that goes all the way to the Adriatic coast has some amazing vista's and I would also recommend the drive to Orvieto, Lake Bolsena and also Siena. Rome can be visited quite easily as it is only one hours drive, or can be reached by train in 35 minutes from Orte which is an easy 25 mins drive from La Fontana. We loved our time in Amelia staying in this historic and authentic farm house! Beautiful terrace overlooking olive groves with a sweeping view of the valley. The house is beautifully furnished and appointed with all of the modern touches (hi definition tv's, wifi, satellite cable) that we come to depend on. The hill town of Amelia is charming and there are lot's of activities in the area. It is just 20 miles to Orvieto and also not far from Cortona -- a great home base for exploring one of the most beautiful places in Italy.
