It was my 1st time on Kos in Winter to celebrate Xmas 2022. The island was very quiet but still charming and interesting to see. The best way to discover Kos at any time of the year is by car without no doubts. The Kos Aktis Art Hotel is located about 30 minutes traveling time from the Kos Airport by car. The hotel has stunning location right on the sea and just few minutes walking distance from the Kos Old Town where you can find plenty of differents shops, cafes and restaurants. In winter of course almost everyhing is closed. Every room in Kos Aktis Art Hotel has a direct sea view which you really love it! My room was nice and good bed for sleep but the room needs some refresment and I think also some other areas in the hotel. The hotel staff is friendly and speaking good english. I was here in December and I booked Halfboard and in my opinion there is some room for improvement for 4* Hotel. The breakfast choice option does not match my expectations. If you want to drink a coffee like americano you have to pay an extra fee for it, otherwise you get for free some nescafe or filter coffee. The dinner which was included in the half board option has to be choosed from a menu a la carte ( no buffet option) - never saw it before. The food I had in the Hotel Restaurant had a good quality with reasonable price. My conclusion. I had a short, nice time here and I would come here again just for the amazing, direct sea view.

Its very hard to fault this hotel, wonderful sea views, all rooms with balconies overlooking the sea, no road in between , just the perfect location. Views across to the small port and always something happening, ferries arriving from the other islands and so on. Spotlessly clean and very good staff particularly the senior receptionist who was a huge asset to the hotel. The H20 restaurant attached did great breakfast served from 7am to 11 am, huge choice, once again great service and was also very good at sensible prices for lunch out on the terrace.
Absolute recommendation, a must in Kos town.

Arrived late at night went to room to find in morning the room given had a flaming big tree slap bang in the middle so view was restricted. All rooms were supposed to have a complete sea view room 104 does not. Room itself was nice and clean but, so called restaurant was a complete joke the cooks "english" breakfast could be construed as false advertising albeit he was very good at pancakes. All in all my stay was ok but I would not recommend this hotel at all.

To say that our stay here was disappointing is an understatement. We were looking for other hotels on our first night of arrival, but due to seasonality, we couldn't get anything last minute. Don't get sucked in by the images of the sea view because you can't hear the bass in your room from those images when you're trying to sleep.
After falsely advertising a pool which is in its 'sister' hotel (that was closed for refurbishment and 600/700m away), I was informed I could swim in the sea. Not exactly the customer service you expect.
The music from the bar/restaurant will keep you up until 1am. We heard 4 other couple complaining about it in reception. The speakers from the bar are in the roof and if you're anywhere near this side on the first or second floor, you'll feel like you're in a club. We asked to move room and were told that we'd have to wait an extra day to move. It was off season and the hotel was super quiet, so we had two sleepless nights.
The gym in itself needs a visit from health and safety to say the least. The equipment is extremely dated and on the verge of being unsafe. It was a death trap with wires everywhere and only able to be used at certain times because a nail technician uses the space for external clients (not hotel guests). Not sure why she can't use one of the deafening rooms that they allow guests to sleep in above the blaring music from the restaurant. After being told to come down and ask when I'd like to use the gym, I went upstairs, got ready, and headed to the reception where I was told it was out of use for 3 hours. Madness that this passes as a gym.
The receptionists were extremely rude and unaccommodating in every aspect. Customer service is not a term that is widely known in this hotel.
The free breakfast buffet is poor with unappetizing options. We ate elsewhere for breakfast. That being said, the lunch and dinner options that we had here were really great. Was more than happy to pay for this food, hence the one star review.

The location of the hotel is superb, right overlooking the sea. From the room, the only thing you can see is the water and the boats that pass by. The feeling of relaxation is unique. The hotel is located in the city of Kos, so all the animation of its historical center is five minutes away on foot. The white sandy beaches are, however, a little further away, on the other side of the harbor, about 15 minutes on foot. The urban bus terminal is next to the hotel, so other more distant beaches are quickly accessible after 10 to 15 minutes by bus. The very good breakfast, chosen from an extensive and diversified list due to the conditions imposed by the pandemic, included everything from typical Greek products to the usual American breakfast and was served on the terrace between the hotel and the sea. The wi-fi, free throughout the hotel, was somewhat slow, but this was not exclusively a problem of the hotel, a situation perhaps due to the island's poor connection to the outside.
Not having a beach, the hotel has, however, some sunbeds and a staircase to access the water, which ends in a stony area, making access to water difficult. A small floating pontoon with a small ladder would make access to the water much easier and more pleasant.

We previously visited Kos and whilst staying at a different hotel used to stop here for a drink as the setting is stunning right by the sea and the location in Kos Town very central, surrounded by bars/ restaurants and easy walking distance to the old town, harbour etc. We decided we would stay here for our holiday in June 2024 and it did not disappoint. All rooms have a sea view with spacious balconies. The staff were all very friendly and helpful. The breakfasts were of a very good standard, with plenty of choice. We appreciated the Greek breakfast produce that was available, yoghurts, fresh fruits, nuts, seeds, breads, cinnamon drinks, etc. The rooms were very stylish and well designed to focus on the sea view. There is a switch by the window which operated an electronic blind and upon closing the balcony door the air con automatically came on (included and no extra charge) The bathroom has a window allowing you to have a sea view whilst lying in the bath (there was a blind to give privacy if required) The rooms have a safe, a fridge, tea/coffee making facilities, tv, hair dryer and complimentary toiletries. Whilst there isn't a pool, guests swam in the sea and you can use the pool at the sister hotel. Kos Divine. We would not hesitate to recommend this hotel and will most certainly return for our next stay in Kos Town.

When you open your bedroom door for the first time, the view of blue sky and sea and not so -distant Turkish coastline takes your breath away. All rooms have a large balcony which almost overhangs the sea. It's a great hotel, professionally run, with very experienced reception staff who will answer all your queries and make arrangements. Enjoy plenty of choice from the attractive breakfast buffet as you sit on the veranda right next to the sea. Polite and friendly staff. Food of a high standard generally. Bedrooms simply furnished with clean lines, large TV, comfortable beds and pillows newish bathrooms. Appropriate implementation of safeguarding measures against Covid. Any shortcomings are minor: dark wood bedroom furniture is getting a bit worn around the edges. Wi-Fi occasionally fails but competent technical staff always sort things out pretty quickly

Was a little disappointed due to the good reviews on here. Bath had cracks in it that got worse whilst we were there. The curtains in the room are very thin so was awake very early every morning due to the brightness. Breakfast pretty rank, cold 'bacon' greasy eggs and why was there cauliflower and carrots served with breakfast? Was lots of choice for cold meats, cheese etc but not to my taste. However the staff were lovely and the hotel was very clean

Fridge yes, kettle no!
It depends on what you expect from swimming in the sea as to whether it’s nice enough for you. As you say you can’t be bothered to walk to the pool perhaps you should try looking for a hotel with a pool smack bang in the middle of the hotel so you don’t have to walk anywhere.
Loads of bars restaurants all within walking distance. We really liked Deli Amici. Stadium was really good. We didn’t have one bad meal all the time we were in Kos.
