Mitsis Family Village is a rich ultra-all-inclusive 4* hotel in Kos with superb views. It is built on the foot of Mountain Dikeos, only 5 minutes-walk from a Blue Flag-awarded beach. Mitsis Family Village has a crystal-clear pebble beach which can be reached either by jumping on the hotel’s cool beach hopper or by walking about 5 minutes and staying fit at the same time. We stayed here for 4 nights the beginning of October, it was a very short journey from the airport which was great when you have two excited kids! Checking in was straight forward and easy, Christina on reception was so kind, friendly and helpful. Our bags were taken off us and lead to our room. We were really happy with our room. Made better by the swim up room the kids were so pleased!! The food I did really enjoy as did my partner but my kids did really struggle to find a variety. I wouldn’t say my kids are particularly fussy, but there was a bit of a lack of options. I could see a pizza and Gyros station but in our 5 days staying here pizza was only served once and no Gyros which I was gutted about. It would have been nice to see a bit more variety but didn’t impact our stay too much. We were all big fans of the crepe station, that was a lovely touch! The restaurant staff and the people who worked the crepe/ice cream station were friendly and helpful. I can’t say the same for the bar staff unfortunately. There wasn’t any menus for the bar to advertise which cocktails and mocktails were available, and whenever I asked for a drink the staff just seemed a bit frustrated so I gave up on trying to order cocktails. Out of the 4 nights we were there, there was only a mini disco twice (which the kids did love!) but I wish it was a tad bit longer with some games as you had to wait until 8:30 for it to come on and it was only on for about 15 minutes then it was another wait for the entertainment for the night which was also a bit disappointing. We didn’t bother with it to be honest as it personally wasn’t our cup of tea. The hotel provided a bus was which took you into Kos town, it was around a 40 minutes drive and cost 15EUR roughly for 4 of us to go one way which was convenient and quite good. We decided to walk down to the beach although the hotel do provide a shuttle. The beach was beautiful and there was a bar there too. Really beautiful beach and sea was clear and the kids enjoyed looking at the fish! Overall I would recommend this hotel, the pools, slides, swim up pools, location and views. Just would have been made better with better service from some of the staff and a bit of improvement with the food. I would absolutely recommend this place to others as we did have a really wonderful time.

There was nothing to complain about at the mitsis family village. The room was great, albeit at the top of a very steep hill which we found quite challenging, that said, the view was stunning and our neighbours were mountain goats! There was a pool up there which we made use of. Food wise, well, you can’t go hungry with the restaurant having plenty of choice, when restaurant was closed there was a lady making crepes of your choice sweet or savoury and ice cream with every flavour under the sun. The beach is down another big hill but there is a buggy that takes you down and brings you back up. Runs all day and is kept beautifully clean. The beach has a Pizza Hut (not the franchise as we know it.) literally a hut with pizza oven and pizza is served all day as you request it. Also a snack bar and 2 bars. Loos are kept beautifully clean down on the beach. The beach is stoney but the sea is easy enough to get in and out of. Back in the hotel, there was entertainment on every night, some better than others but all fairly enjoyable. The staff are on hand to take your drinks orders and deliver them back to you. We had a late flight so after we vacated room, we enjoyed some time by the main pool and were able to book a shower before we left. The shower room had everything we needed including towels, toiletries, hair dryer so we left feeling clean and fresh. We would definitely go back but it would depend on having a room nearer the main hotel as that hill almost got the better of us as an older couple.

We had a fantastic family holiday at Mitsis Family Village. The facilities at the hotel were just what we wanted and there is option to use areas of the other hotels within the chain.

We can’t thank the staff enough for making our holiday such a great experience. Everyone we spoke to were so happy and eager to help with anything they could. A special mention to the staff in the restaurant, both day and night who were so lovely and entertained out 1 year old every meal time. Especially Nico who was so sweet and made our daughter laugh every evening.

The food was delicious and we enjoyed the different options each night. All so fresh and caters to all.

The room was cleaned to a high standard and we had a beautiful balcony and sea view. It’s an easy walk to the beach and there is a handy shuttle which is up and down all day.

We recommend the bus from the hotel to the local town which takes about 5/10 mins and costs 2 Euros.

We hope to return to Mitsis Family village again soon!

We have just in the last few hours returned having spent 7 days at this EasyJet 4*rated all inclusive hotel . To be clear it is very clean and the staff are very obliging but the hotel is far from a 4* or 5 * as the Greek Government has stated - meaning you have to pay an extra 10 euros per night per room for the pleasure! The hotel is extremely tired, our initial room was just a standard room with a shared pool. The room was clean, tea & coffee making facilities , a fridge which was topped up each day with beer , water and soft drinks. House keeping was around first thing each day .. no chance of a restful lie in as they were sooo loud outside shouting to each other . Whilst the rooms were clean they were terribly old, the standard of the decor and the general condition of the room was in desperate need of repair. We were upgraded to a maisonette again with a shared pool. The room was set out much nicer and we were really grateful for it. Again just extremely tired though. Showers consist of mixer taps over the bath although I have to say it did the job.
Towels are clean and plentiful in the room but they actually ran out of beach towels - but tbh they are so thin and of poor quality . The pool was clean, but again the same tired them . The ladders to the 2 pools we used just about cling in place .
Hairdryers are in the bathrooms - had my own so didn’t need to use. No usb plugs which for a 4/5* 🤷🏽‍♀️ so take your own if you need to use any. The website shows and lists accessories such as body lotions, luxury hat shampoo etc - no such thing, they do provide shampoo and shower gel though.
The restaurant and there is just the 1 is the standard canteen like restaurant. The food is very representative but is fresh and we enjoyed what we had. It is only open at set times to latest of 9:30pm I think , the only other options available is the crepe counter - again lovely fresh and tasty but certainly not the all inclusive options we have experience at other 4/5* hotels. The hotel includes access to 2x beach bars and Pizza are freshly cooked which are all good tbf .. The mitsis family village is definitely the poor relation as the other nearby mitsis hotels appear far superior even the beach towels were much better quality. The beach is a 5 minute walk or there is a free little shuttle which is constant and easy to get . The walk to and from the beach is steep so challenging for less able , we found d it fine however could be slippy as the paths are very smooth so I opted for bare feet as felt safer. There is no where to walk to around the hotel but there is a bus into katdemena quite regular at 2 euros each way . The website mentioned that afternoon tea was served but when asked the staff said that it was no longer served as no one ever wanted it but she sent to our room a beautiful platter of fruit and a bottle of champagne which was a lovely gesture. There is just one area to sit in the evening and it gets very busy , lots of noise , and very much like Butlins but if you don’t muck in then there’s nothing so when in Rome ! It’s a good 3 * hotel , with great staff but be prepared for basic

-All inclusive allows you food and drinks (even alcoholic) to end, and crepes both sweet and savory.

CONS
-Food to feed to the pigeons. I personally went ahead with rice and mashed potatoes (those few times we ate), but we opted to eat both for lunch and dinner out (just for this it would not be worth the expense when you consider that you have to go out to eat decently). Menu, let's say, international, always the same for a week and really blasphemous for any Italian palate used to eating in Italy (I say this because I would have liked to find a village with local food and fish, unfortunately we were not accurate in the search or simply we were unlucky).
-The cleanliness of the room, despite the Ns reminder at the reception, the river of ants that have pervaded us since the first day. We booked with our son who is 3 years old, but if we had a son or more older children, they would sleep among the ants. Very rough cleaning in general, not at all satisfactory.

Just returned after a fortnight at Mitsis Family Village and I must say we were very impressed.

Check in was great despite turning up at 3am after a 4 hour flight delay from Manchester.

The room we were allocated was large and spacious with a good sized bathroom and balcony, along with a TV, fridge and four beds (there were only two of us). Rooms were spotlessly clean and the shower was hot.

The hotel itself is spread over a relatively large area - while we didn't go in the pool as such (preferring the beach), it looked a good size and was central to the complex, with excellent views of Kardemena and Nisyros in the background. Stunning sunsets at night as well.

The trek to the beach is downhill and takes around 10 minutes or so, but there's a handy golf cart that takes you back up the lung-busting hill every 10-15 minutes which was well used! It's a small pebbly beach, but not ankle-breaking by any means, but I would suggest taking water shoes. The water is stunningly clear as well so make sure you take a snorkel and mask as you'll see a load of fish.

The food was an extremely good quality (especially the Greek menu) and catered for most people, although my wife remarked that there weren't a lot of hot choices for those who preferred chicken. Beer and cocktails were also pretty good too.

All the staff both at the main complex and down at the beach bar/pizza place were extremely friendly and helpful and were the particular highlight for me. I'm useless with names, but special mentions to Sylvia, George, Elona, Dimitris and Juliano at the bars along with the other staff I've failed to mention (or didn't have name tags on).

Three minor niggles:

- The availability of spoons at the restaurant was bafflingly poor, and we had to ask every meal time for one which seemed to be guarded by the staff as if they'd been hand forged by King Minos himself. Not great when there's soup and cereal available.

- The balcony door we had was an older wooden style one which didn't really feel fully closed at times, especially when it was windy, but we did notice neighbouring rooms were uPVC so maybe the hotel are in the process of renovating these over winter.

- As a Brit, it's always tea bag first, then your water, then finally your milk!! The order makes all the difference.

Other than that though, we had an absolutely fantastic time and thank you to all the staff for an enjoyable and relaxing stay.

This was easily the worst hotel we have ever been to. i am shocked at the 4 star rating (5 star local rating) because it is an absolutely appalling hotel, i have stayed in 2 stars in better condition.
upon arriving to our room, there were many fixtures that broke in the bathroom and hung off the walls. the shower curtain was also filthy with mould and the design of the shower meant you had to be stood at an angle to get under the water which was really uncomfortable - we complained to reception but they advised us they were unable to move us as they were completely full but would call us when a room came available.
on the third day we woke up to ants all over us, all over the bed and all over the room. this was it for us and we complained again to reception. they did advise again that they were full but luckily by lunch time they were able to move us and we appreciate Chrissa’s efforts with this - she was great and went above and beyond to get this sorted for us.
the food again was disappointing. as a vegetarian i really really struggled, even when there was something that looked edible it was covered in flies and cold. i lived off plain rice and bread for the majority of the holiday or we went into kardamaina and ate out instead which defeated the whole purpose of coming on an all inclusive holiday. my partner who does eat meat commented on the poor quality of the meat used. everything was covered in oil and was genuinely the worst quality food we have EVER came across. the main bar was quite slow moving and seemed to be the only one that was ever open. expect to be stood for atleast 15 mins a time when wanting a drink. the glasses they use are minuscule so you’ll need another drink relatively quickly and there you are waiting again. the main bar was mostly the only one open which added to the increasingly long queues and wait times for drinks.
the pool is salt water which we weren’t aware of when booking, accidentally get some in your mouth or eyes and you’ll know about it. the sun loungers are also poor quality and given how windy it is they would constantly knock you in the head as they came out the latches easy.
the pizzeria on the beach is great and the beach itself was relatively clean.
overall the whole experience was very poor and the hotel is very run down - could do with a BIG make over. the positive reviews on here are quite misleading as they are mostly from guests who stayed in the swim up rooms which you have to pay more for. stay in one of mitsis’ other hotels like the norida / blue domes which are within the same complex but look MUCH better.

This is our second consecutive year at this hotel and it really is great!

We had the family swim up room which is well worth booking!

The drinks / cocktails / ice creams / crepes are the best of any all inclusive I have been to. I actually rate this Mitsis higher than other 5* Mitsis hotels we’ve stayed at.

The main downfall is how many hills and steps you have to go up to get to the hotel / rooms which can’t be helped due to its location. Just be prepared it is a lot!

The pools are freezing even in August! No idea why but they feel colder than any other pool we’ve been to.

The staff can sometimes be a bit grumpy at the main bar but then they are working non stop in the heat so it didn’t offend me.

The animation team were a little cringe but I think a lot are, there was one girl who would basically dance around the pool like she was in a night club which was a bit uncomfortable at times 🤣

We only had our room made up twice during our ten day stay, they knocked every day but it was always before 0900hr and the kids were still fast asleep - changing up the times for house keeping like some other hotels do would be great.

The food is great and we genuinely love this hotel. We’d come every year but unfortunately the maximum room capacity is five and we have just become a family of six! Gutted when we realised we wouldn’t be able to book one room for us all now.

Definitely worth visiting as the positives outweigh the negatives by far!

The poor relation of the Mitsis collection! Norida, Summer Palace and Blue domes beautiful, family beach no investment for a long time. We had a Maisonette with swim up room, very dated to say the least and in poor condition (see pictures) For the money we paid not what we expected at all. Check in took 30mins and there was only 2 families in front of us, they offered no information about anything and tbf i was so tired i couldnt be bothered to ask as it was the early hours at this point, to get to your room you have to wait for a porter to take you in a clapped out van, rushed off his feet, shouted a few bits of info at us about the resort as we drove to the room. Only 2 cups to makes brews for a family of 4, only 2 chairs on the patio for a family of 4, one of which was falling to pieces! no loungers, curtain pole hanging out of the wall and curtains not even fitting the window, Just generally really shabby and poor.

The hotel is at the top of a very steep hill and most rooms require a trek up a hill to get to so do not go if you have mobility issues!!!

All alcohol and drinks very watered down, restraunt choice very limited and repetitive, no themed evenings and selection just random. I never sat at the table and had a consistent set of cutlery, might have a knife and fork one day, and a tea spoon and a knife another! One morning couldn't even get a bowl for cereal and food always needing topping up, many stations left empty at the same time, making slection even less.
Meant to be a "family" resort, hardly anything for the kids, one air hockey table and a few toy machines! No pool table, no darts, no ping pong table (fairly standard things that we've seen at other resorts)

We didn't sit round the main pool so can't comment if there was daily activities but I never saw a programme of activities advertised anywhere, again other 4 star resorts we've stayed at have had aqua aerobics, pool volleyball, darts and other fun things to keep the kids entertained. Nightly entertainment, only ventured down once, sat doen and the chair was broken and drinks were so poor we went to the mini market bought lagers and went back to the room.

Maid service daily, did bring extra pillows at request as only 1 per person provided, staff mostly friendly and polite, air con in room good, bus service to Kardamena and Kos very handy (thank god as we spent a lot of time out if resort down in kardamena due to named issues above) and pools nice.

Did we manage to have a decent time, yes because we made it work but absolutey not what we expected and would never return, mitsis family beach, you need some significant improvement and fast!!

Regarding the sunbeds at your balcony area, as you saw there is not the space for them, and we don't advertise that anywhere. Regarding the check-in process, we understand the frustration after a long journey and will work on streamlining it to make it more efficient. We apologize for the lack of information provided, but as an awarded hotel for sustainability we don't use so much paper and that's the reason that everywhere there are QR codes and info channels on your room tv. We understand your concerns about the activities and entertainment for families. Unfortunately for you, since you were most of the time off the main pool area and beach, where activities take place, you didn't see any, even if the animation program is at the main board of the terrace, at the main bar and of course at the front desk. Had a lovely family holiday here. Staff are all very friendly and helpful and the resort itself it’s clean and well kept. The food has a nice selection and is constantly being topped up. The ice cream and crepe bar was a huge hit with our kids and there is no limit on how many you have. The drinks and cocktails are very tasty too! The golf cart down to the beach was ideal as the resort is quite hilly. The beach itself is lovely with a pizza and drinks bar on hand. We stayed in a swim up maisonette room which was fine. Our only complaint about this was we booked this for 2 adults and 3 children and when we finally got checked in and got dropped off at our room the sofa beds weren't made up and had no linen to make them up ourselves. Only thing we could find were a couple of very heavy blankets in the cupboard. The check in was also a bit time consuming and with only one small van shuttling people to their rooms there was a long wait. At 1am with 3 children it’s a bit of a frustrating start to the holiday.
