The Porto Bello Royal hotel offers a mix of relaxation and entertainment, with guests enjoying its beachfront location and diverse amenities, including several pools and beach access. While the rooms and overall cleanliness are generally well-received, there have been mixed reports about room maintenance and housekeeping. Despite the lively atmosphere, noise can be an issue for some, with the proximity to the airport exacerbating the disturbance. Travelers are divided on value, pointing to additional costs for certain services and the need for improvements in service quality and consistency.

The full review:

We visited Porto Bello Royal in September 2024. We loved the hotel and would recommend it to our friends and family. Most experienced travellers know that there’s 5 star hotels and then there’s *5 star hotels* and this is the former but still offers great value for money and your expectations should align with the price you’re paying.

As far as AIs go, the food was really good. There was lots of choice in the buffet, including occasional theme nights. You also have use of the Italian (once per visit) and the burger restaurant in the evenings and the Mediterranean and Greek restaurants on the beach for lunch so there’s plenty of variety to choose from. The Italian was really good, although strange you have to pay for wine (more on this below). Drinks were as expected, we didn’t really try the cocktail list but the other drinks were fine. They’re served in paper cups but we brought our own insulated cups to keep the drinks cold.

The room was comfortable, we received an upgrade to a sea view room which was very much appreciated. The beds are comfortable and the room had everything we needed (we had to ask for an iron from reception but this was brought to us promptly). The rooms could maybe do with an update but we’re not particularly fussy when it comes to the rooms. They were cleaned regularly and water was topped up in the fridge. The hotel is fairly large (although not as big as some reviews have made out) so be prepared for a bit of walking between your room and other areas of the hotel.

The pools and beach were lovely. There’s a huge amount of pools to choose from and we never struggled to find sun beds despite being relatively late risers. The beach is fairly small and sun beds were more difficult to come by. As with most beaches in Greece the water was initially rocky underfoot so take care when getting in and out. There are plenty of fish to see around the rocks so bring your snorkels if that’s your kind of thing.

We visited the water park next door for a little while (separate review for that incoming) which is a good way to spend an hour or two but nothing too exciting.

The staff were very polite and friendly and we didn’t encounter any issues with getting served / seated etc. Bar staff were always friendly. We didn’t really get involved with the animation team but they were about and running plenty of activities, just not our thing.

Some tips / pointers (some for the hotel some for visitors):

- Bring your own insulated cup! It’s much better than the paper cups from both keeping your drink cold, being bigger and better for the environment. The hotel could offer these (a €10 each branded cup, waiting in your for you on arrival)
- You have to pay for wine at the Italian, this just seemed strange, I feel like the hotel should offer these standard ‘house wine’ for free as it is included in the AI everywhere else and then they could offer upgrades to a wine pairing if they wanted to
- Book the specialist restaurants early in the day a day in advance, they got fully booked by about 1pm when we stayed so don’t hang around
- Bring snorkels with you if you want to explore the coastline under water

We stayed with the family (parents and 6-year-old girl) the first week of September with an Alpitour/Francoosso package. Pre-departure organization and impeccable return, despite the negative reviews online on the airline AlbaStar we can only totally deny them: fast and regular check-in, friendly staff and aircraft no less than classic Low-Cost airlines.

Transfer Airport-Hotel smoothly, arrived at the hotel in the early morning we access directly to the restaurant for breakfast. Room delivery reported by 14 but to us it was delivered at 12.30.

Structure overall very nice, cared for and well organized. Clean room with daily accommodation by the staff (who however did not regularly replace all towels and bathroom mat). In conclusion I would say very valid but not up to the 5 Italian stars or foreign analogues: in the perimeter flower beds present abundant abandoned garbage, bathroom door and shower cubicle partly ruined, not particularly cared for beach with sunbeds and umbrellas of medium quality (plastic classics with mats covered in fake black leather) and the presence of some abandoned glasses and cigarette butts, obviously thanks to the rudeness of many Italian and foreign tourists.
There are countless swimming pools located throughout the structure of various sizes and depths. There is a SPA with extra packages for a fee and with indoor pool.

Absolutely quality food service to be buffet style, wide variety in the various meals of the day and on various days, drinks service on order but a little slow in handling and delivery. A note on water: being sea water made drinkable the taste of chlorine, and sometimes even of "sea", always present so sometimes undrinkable. Room minibar daily stocked with bottles of still water and on the first day of arrival a variety of canned drinks.
There are 4 themed restaurants (burger and Italian, Mediterranean and Greek on the beach); we only tried the Greek Tavern on the beach: there is a smaller buffet, with Greek varieties, similar to that of the main restaurant, great for the beach location if you want to stay all day by the sea.

Structure managed by Francorosso in the package purchased, very quiet without too much pressure from the entertainment staff: excellent if you are looking for a structure for complete relaxation and comfort. Animators (Giuseppe, Marco, Benedetta, Viviana and Aurora) overall very helpful and kind, excellent evenings at a common amphitheater with Porto Bello Beach managed by Alpitour and Francorosso together. Classic proposal of various excursions with extra payment, we opted one evening to visit Kardamena by taxi and one afternoon to rent a car and we toured the island.

To conclude great holiday, very nice island of Kos with extremely beautiful and crystal clear sea, extremely valid structure as a whole.

Overall the hotel was great. Good facilities, decent drinks, comfortable rooms with a choice of pools or beach. The hotel is built on a hill with lots of different levels, so I would not recommend it if you have any mobility issues. The beach was decent with the hotel beach bar nearby, which was handy. We ate in the Italian and Burger restaurant and the food was fine but there was a distinct lack of atmosphere. You do need to book these a day in advance which is a bit frustrating as the theme for the main restaurant is not made available until that morning. The main restaurant was fine for lunch and breakfast, and although there was lots of choice in the evening, I found many of the dishes were lukewarm. so not particularly appealing. The drinks at breakfast were a bit of a let down as well since juice and coffee are both only available through a waiter, with both being poor quality and the coffee lukewarm. The pool and beach bar served reasonable coffee and branded drinks. There were a couple of issues with room ( a problem with the toilet flush and the air con) and they were fixed eventually, but not until I had followed then up a couple of times. The gym had air con and reasonable equipment. Definitely worth taking the bus to Kardemena for a night out. The bus stops directly outside the hotel and it takes around 20 minutes, for a cost of 1.80 euros. The hotel does not advertise it, but there are 2 shower rooms available that you can pre-book for 30 minutes on the day of departure, which is helpful if you have a late pickup.

Having a swim up room will now be a priority for us when booking another holiday. Although from a Health and Safety point of view the floor is extremely slippery when you get out of the pool to sit on your veranda and we saw several people fall over. Main food hall has a huge range of food to choose from compared to other hotels we have been in. Lunch times were disappointing as although you can eat in the main restaurant, the food to have around the pool was poor! Milkshakes on the other hand were delicious! Cleanliness- it’s ashame there aren’t staff who check on the pool areas during the day as lots of people had left their paper cups lying around. Cleanliness of rooms- beds were made each day, towels were changed but the floor was dirty as a wet mop was used each day rather than sweeping before hand. Evening entertainment was limited but the amphitheatre was lovely to sit in when watching the shows. Staff don’t seem as friendly as they are rushed off their feet. Location literally a 15 minute transfer time and if you like planes they fly over head every 20-30 minutes whilst in the pool- my children loved this part of the holiday. Shops/ water sports/ water park was very expensive e.g cost was 100 euros for four of us to go on the crazy boat water sport! Would we come back… probably not as we felt that there is much room for improvement and disagree that this is a 5 star hotel!

We stayed at Porto Bello Royal in Kos this September, expecting a high-quality experience given the premium price of £1700 per person. Unfortunately, our experience fell short of expectations in several key areas, and we would caution others to consider these points if planning a stay.

Firstly, the dining options leaned heavily toward pork-based dishes, which may not suit everyone’s preferences or dietary needs. Although other meats like turkey and beef were available at times, it could be challenging for those with specific dietary requirements to find suitable options. We also found that some dishes were mislabelled, and there were queues at peak times, which made meals less enjoyable than anticipated.

The service overall was inconsistent, and we found that staff members were occasionally quite rude, especially Juliano in the main food area. Simple requests, like asking for a drink in the evening, often felt like a nuisance, and the lack of a self-service area meant that guests had to rely on waitstaff for every drink. This setup became frustrating as service was slow, and interactions lacked the warmth and attentiveness one might expect from a resort at this price point.

In terms of accommodations, we encountered a few maintenance issues. Our room had an unpleasant smell, likely related to plumbing, which we reported to the staff. While maintenance responded, the problem wasn’t fully resolved. We also noticed ants in the room, which, although minor, added to our overall impression of the upkeep.

Housekeeping was another area where we saw room for improvement. While the basics were managed, certain elements of room maintenance—like sweeping and mopping—could have been more thorough. We also experienced privacy interruptions, with staff sometimes just entering the room early in the morning.

The entertainment options were minimal, which may be fine for those looking to relax by the pool but could disappoint those hoping for a more vibrant atmosphere. While there were some excursions available, these came at an additional cost, which may not be ideal for everyone.

Lastly, the TUI representative we approached for assistance with a booking issue was not as receptive as we had hoped. This interaction, combined with some of the other experiences, left us feeling that guest satisfaction may not be the resort’s top priority.

Overall, while Porto Bello Royal has some positive aspects, particularly the pool area, our experience this September didn’t quite align with the high cost. We would recommend exploring other options in the area that may provide better value for the price.

Is Hotel Porto Bello Royal a 5-star hotel? Definitely not. In our opinion, this hotel deserves maybe 4 stars, but it is closer to 3 stars. The hotel requires a major renovation because the standard it offers does not correspond to its category.
The hotel is located in the middle of nowhere, next to it there is a 4-star hotel of the same group, which, paradoxically, is newer and better finished. When choosing a hotel, you need to know that it is ideally located on the approach line for landing (or take-off) of planes flying to Kos. While lying on the beach during the day it doesn't bother me at all, but in the evenings or mornings it becomes noticeable.
The hotel has a sandy beach, quite decent compared to other hotel beaches in the area. The beach is separated from the hotel by a public road with little traffic, and there is a tunnel under the street.
Rooms – more the early 90s than today. The biggest problem is the ubiquitous ants. Despite requests to solve the problem, ants were everywhere in the room every day. We even brought a few ants with us in our luggage as greetings from Kos. In the bathroom, instead of a shower, there is a bathtub with glass, half of the silicone has been eaten away by ants. There was a very noisy air conditioner in the room, with a station on the balcony that was even louder. At night, the air conditioner was effectively making it difficult to sleep, and without it it was impossible to sleep due to the temperatures. The ladies cleaning the room only started cleaning the room better after leaving extra euro banknotes, because it was different before. The worst thing is the acoustics of the room... You can easily hear your neighbors talking from the next room or the TV program they are watching. If you want to spend the night with someone from behind the wall, feel free to choose this hotel.
Food – decent, but quite monotonous. If you expect there will be a lot of fish and seafood on the island, you will definitely be disappointed. Everything is done in line with the cuisine that the English eat, and the basic ingredient of meat dishes is pork. The cuisine is basic, but it must be admitted that it is tasty.

To sum up, we were very disappointed with the low standard of the hotel and we definitely do not recommend it to anyone.

Lower your expectations. If you expect 5 * you will be disappointed.

However, if you pay 5* star prices you will leave the holiday feeling short changed.

Visually the hotel looks beautiful and the many pools are a huge positive as it does not feel overcrowded. However the luxury ends there. The hotel seemed to prioritise cutting costs over offering any decent service to guests.

Cleaning was poor and inconsistent, basics like towels not being replenished and consistently having to ask for basics like water was draining.

Rooms were basic and not reflective of a 5 * hotel.

Service in the buffet restaurant was overall poor, there were not enough staff for the volume of guests meaning you were left waiting for service. However what was worse was that some staff were actively rude and made you feel like you were a hindrance. The experience of dining was not enjoyable. Food selection was poor and we experienced raw food presumably, again due to vast numbers and the inability of the chefs to keep up to demand.

Water!!!! A basic and in 42 degree heat a necessity. However do not expect to be able to get a bottle of water in your AI package at this 'eco' hotel because you will be left disappointed. You can instead get a cup of yellow water from the soda gun at the bar. There were no self service filtered water stations in this hotel. This manta of being eco friendly was just another example of how cost cutting was placed above value, service and facilities at this hotel. If eco was a priority then use of refillable bottles and self service machines are essential.

The kids club was great, if your child was under 5, do not bother otherwise.
The animation team as a whole were great. They were the only happy staff faces we saw for our entire holiday.

The pool and surrounding area had many broken tiles, which despite reporting to reception were never fixed. My children had numerous cuts from these, bit that the hotel were bothered. Some were so bad they were an accident waiting to happen.

I could go on, but haven't got the energy. It's taken me a while to even write this review as the whole experience left a bad taste in my mouth.

Expect to pay for 5* and receive at best 3*. Expect to buy your own water.
Expect poor service that make you feel like an inconvenience.
Expect to come back to a room with no towels and an unreplenished mini bar.
Expect food with limited and repetitive options that may or may not be cooked properly.
Expect a school canteen vibe that is hot and chaotic and not large enough to sustain the number of people it services.

Basically do not expect 5* or even 4*.
I only write this in the hope that someone reads it and takes heed. I wish I had

TUI should not be recommending this hotel. The management are incompetent and do not care about any complaints made, and why would they if places like TUI keep providing them with unsuspecting guests.

Hi there, considering this should have been a 5* hotel, I'm afraid it has been my worst. And I can assure you that I have travelled all over Europe and Australia 🇦🇺. I'm from the Caribbean which is Jamaica 🇯🇲. Your food seems like leftover from the day before. And your cocktail 🍸 is very disgusting this is the only way to describe your hotel and my experience. The pools and infrastructure are all very good but your service and hospitality are very poor and disgusting You called yourselves 5* I wouldn't give you 2* dressing gown have broken loops and mirrors 🪞 are not clean properly, bins haven't been emptied on a daily basis. And your domestic sits on people's bed when they should be cleaning, they're just chatting on their phones. Not good enough for me I'm afraid. You might already made your fortune and don't care about your guests staying here, but you should sell what you advertise that's my opinion and many other people that I talk with. Orange juice tastes like squash and the local says your whisky tastes like petroleum that is not good coming from your local. They're the ones that should praise your excellent taste and they are not.
I will not ever recommend this place to anyone else

We stayed for a week at the end of June, we had booked 2 sea view rooms and were pleased with our modern rooms next door to each other, very clean thanks to the excellent cleaners, they were situated at the bottom of the hotel grounds, near the beach and a communal pool outside, which didn't get busy. I think some rooms are better situated, and we were glad that we were given these ones. Not a rush for sunbeds first thing, on the beach and by the pools. Only gripe (not the hotel's fault) is that some people put on their own music for other people to have to suffer! Be more considerate to others that like the peace and use headphones! Bell boys brought luggage and us to the rooms as it is a bit far to carry everything, the last day they picked it up too.

Food in the main restaurant was good, always a lot of choice, the negative was that at breakfast you had to constantly ask for drinks, a self-serve machine or a flask on the table would be better, most of the wait staff were very efficient and one female wait staff picked up that we liked more than one coffee and would come back without asking, I wish I could remember her name to give her the praise she deserved. A minority seemed to avoid eye contact. Others to praise were some lunch/dinner time staff who would come back to check if we needed anything else and even brought Ouzo! Drinks from the bars were a bit weak, better from the top bar, cocktails were a bit hit and miss. There was a beach bar, so very convenient.

The hotel is very near the airport, which for us travelling with a toddler was ideal, it was on the flight path, this wasn't an issue for us. It is outside of Kardemena, so it would have been quite a walk to busier areas, this didn't bother us as we were all inclusive and wanted the relaxation of not doing a lot. We did book the coach through the Tui app to Kos town one day which left at 8.30am and came back about 2pm.

We had massages, which were good from knowledgeable and friendly therapists, it was quite expensive though.

There was a children's disco most nights and a beach party, with entertainment. The staff worked hard, they must hear the songs in their heads constantly as they were repeated every night.

All in all a nice hotel, but a few changes would be great.

I have just got back from a week away at the hotel celebrating my husbands 40th. We usually opt for 3-4* holidays but as this was a special occasion we thought this place looked great. There are pros and cons making the rating overall average which considering how much we paid is a little disappointing.

Pros
Rooms were always cleaned and mini fridge (not bar as advertised on tui website) restocked daily. We were taken to our room on a golf buggie with our bags which was a nice touch.
Pools were of the plenty and always sun beds available.
Main restaurant always had a nice variety and food was decent.
Italian restaurant was really nice however limited to one visit per stay.
Booking system for restaurants worked fine for us, you just need to scan a barcode which are dotted around and book a day in advance, do this first thing in the morning to avoid disappointment.
Setting was beautiful.

Cons (why I don’t think this is 5*)
Our biggest pet peeve was you could not get bottled water from any of the bars. 4 small bottles were provided daily in our room which is nowhere enough. We ended up buying big bottles daily which we have only ever experienced in some 3* hotels.
The customer service was hit and miss. I emailed the hotel direct a couple months in advance with our booking info and informing them we were travelling for a 40th birthday (the date was while we were away) and said any additional extras would be greatly appreciated. We had already upgraded the room to deluxe with sea view but why not ask? We didn’t receive anything, not a note, bottle of bubbly further upgrade or even a response. I know it shouldn’t have been expected but we have received little tokens in other places without the need to ask. Also, don’t bother asking anyone in the restaurant for a spoon (which are not provided on the table or near the cereal and often run out near the soup), you will be told to go back to your section and ask another server. Also don’t bother asking for milk in your coffee, you will be told to get it yourself.
The Greek restaurant down by the beach was in a nice setting but the food available was limited and covered in flies, because of this we didn’t bother trying the Mediterranean.
Some of the fresh fruit was clearly not fresh, I’m thinking mainly of the pineapple which was dry looking, tasting and turning brown around the edges.
Whilst the pool area is clean be careful as there are a lot of loose and cracked tiles around.

I appreciate there are a lot of cons here but it’s more to do with the price and rating of the hotel. If our stay was cheaper and rated as a 4* then we would likely have a whole different outlook on the overall experience. We enjoyed our time but would not go back based on the above.
