On arrival we were met by very friendly man who even carried our bags to our rooms for us and organised parking. The room was very big with two chairs for relaxing in,plenty of hanging space and cupboards. Bathroom was nice size also with shower and very big bath. Upon arrival at 1:55pm (checkin at 2pm) we were left a message on my answerphone (although the host forgot to give us the door entry code) the frontage of the hotel looks good but once you step inside- up the stairs it's basic. This Hotel/B&B was nothing like it makes out to be, a damp smell greeting you and very sad looking place. The room we had on the top floor had stains all over the carpet, the units had tarnished tops the blind to the window you could see through when pulled down, the base to the bathroom sink was coming away...

Stayed for 2 nights as kids were playing in local squash tournament. Doesn't look anything special from the outside but rooms are nice and spacious with TV, large bath in ensuite bathroom and complimentary tea/cans of coke in the bedroom. Stayed here for one night. My room was cosy and clean, had everything I needed and staff friendly. Breakfast freshly cooked to order. Tea and coffee making facilities in room, comfortable bed. Would recommend.

Stayed here Friday 18th and Sat 19th November. This bed and breakfast is NOT a 4 star that it advertises, very disappointed.......it really needs a freshen up. This hotel at first seems a little far from the action being located in nearby Hove, rather than near Brighton sea front. Frank and his assistant at breakfast are excellent. Franks professionalism deserves a special mention. Level of cleanliness very good. However, this establishment needs updating and is showing signs of neglect due to lack of investment. Bedding very good but carpet has stains.
