My advice, don't go there at all !!!!!!! because our 6 months baby got sick and we couldn't go there, we asked to cancel our reservation ( 40 days earlier ) but they simply took my prepayment and refused to send it back until 3 months and when you talk with them on the phone, they said that nothing can be done and you can complain to any one you want, just like that !!! but the funny thing that they were very lovely and cosy until you send the payment for the reservation .

Don't go in winter please. Everything was cold; water, room, breakfast etc. We stayed for a bussiness trip and none of us was happy about it. After 2 days they told us that they sold our rooms for weekend and we had to change the hotel.

This hotel looks very idyllic and is a very quiet place with a beautiful private beach and large pool. However that's really all the good points as the rooms don't have balconies which isn't the end of the world, the air con is very dated and noisy the bathroom is dated and really showing it's age and in need of repair. The worst part by a mile is how the rooms have interconnected doors inside and you can hear everything from the other room for us was snoring so loud but then the TV would be on or toilet and u can even hear if they wash their hands. Food was not great breakfast was eggs or sausage n that's it for cooked breakfast. Snack bar was sometimes cold. Evening meal was edible but poor selection and very bland. Chicken lasagne had bones in it. Drinks were again limited effes lager was good shame about the rest as soft drinks were flat or watery so Pepsi was horrible. Wines were poor quality very cheap and nasty. Having stayed at 4 star plus in Egypt we were expecting similar but xperience sea breeze in sharm el sheikh and teos are 2 worlds apart. Evening entertainment was poor and bingo they wanted us to pay despite saying on mic it's free. The tours you can pay to go on are again poor selection. We went on Izmir tour and that was horrendous it's cheap tat shops on steroids. The tour we wanted to do we couldn't as the Germans didn't like it much and wasn't popular so we were told no. Xperience sea breeze will you have us back?

...if the management is absolutely incompetent. I know this place since 20 years but it has lost quality over the years drastically. The food is boring, always same often not hot and service mostly incompetent. The rooms need an urgent renovation especially the bathroom. Bottled Water in the room came only once per week. The pool water had a strange green colour and seemed dirty. The GMs dog was running all over unattended. A lot of the facilities were not functioning any more e.g. the disco or the info service at the beach. All over it is a disaster and I cannot recommend this hotel any more!

Hi visited this hotel with my husband and father, met a ex Friend here, got too this place expected a beach bungalow as what we payed for!! when we got too reception from the airport transfers place is hidden and nothing surrounds it only trees and derelict grounds. 1, We stayed in rooms in hotel as there was no such thing as a beach bungalow even tho brochure says there is , which too me is false advertisement which we payed for !!! 2, We where the only English in the hotel so they hardly spoke any English at all so was quite hard for them too understand us we met a so called friend here which turned out too be the worse thing we ever done with meeting with her, 3, Food was so called freshly made daily but was always COLD very rarely warm at all , 4, Alcohol Drinks were really good but some you have too pay for which we thought with being all inclusive most drinks even if were local stuff would be free but no some you have too pay for like Brandy and whisky , but vodka u didnt have too pay for , they had efes on draft that was really nice but too strong for me most times because it got me drunk haha so i had too add some lemonade and make a shandy lol , Raki was lethal got me so drunk lol but i enjoyed it , when i came too fresh juice it was so watered down it was like drinking water , there was no fresh juices at breakfast times only watered down crap. But did offer tea n coffee food was also cold but they did have a microwave if you wanted too warm it up but why should you it should be served hot same goes for lunch and dinner time always cold even soups were cold as they didn't have any lids on stuff and was always flies. the place was over run with flies it was disgusting as they have live animals on the grounds caged up but they did allow customers too bring there dogs and there was shi* in quite a few places that didn't always get cleaned up, alls they had for snacks was burgers salad and sometimes chips also COLD , there was no ice cream and hardly and deserts at all offered for a all inclusive hotel , don't get me wrong the goulash was always warm that was outside so i mostly ate that otherwise we would have starved. 5, If your disabled DON'T GO HERE they don't cater if your disabled as its all up hill too get places and very poorly lit at night times plus pathways were cobbled roads and my disabled father fell and smashed his face as they were all uneven and with it being poor lit you cant see properly where your walking so we used our phones too light up the ground for my dad too see where he was going. the pool was beautiful so was the little beach that was near too the pool area but you couldn't get a bed near beach because of the Germans, they did have 2 shops on complex but one was just clothes which were all jumpers and crap and the shop on beach hardly sold anything few ice creams which you had too pay for and a few crisp and chocolate waste of time opening it too be honest , there is nothing too do outside hotel unless you went too marina which was nice but was all closed same goes for there local village. another thing they had in grounds of hotel was pigeons , ( Flying Rats ) all in all hotel was horrible hated every minute of it . would i ever go back NOT A CHANCE Would i recommend too a friend NO

The hotel is in a remote and therefore very peaceful location approx 5 minute local minibus drive from the nearest village, shops etc. The rooms are set in clusters in beautiful and well maintained gardens surrounding the central reservation area containing the gym, spa and a few shops, which itself has the "feel" of the central square of a Turkish village. We had booked a "bungalow" but our first impressions of our room were not great. The handrail leading up to our first floor room was completely rotten (see picture) and the balcony was tiny (see picture), and again in need of proper repair. Also one of the shower cubicle doors did not run properly on it's rail (see picture). Tea and Coffee making facilities in the room would make a big difference. The main restaurant (all inclusive) overlooking the bay was a self service buffet serving breakfast, lunch and dinner at set times during the day. There was a reasonable variety of good quality food, including an excellent salad bar plus approx 4 hot meals, but these became a little "monotonous" over the 2 weeks that we stayed. In addition to the main restaurant, there was a drinks bar down by the pool, with an area which also served snacks (mainly burgers, frankfurter sausages and chips plus a little salad) between 11am and 5pm. The small private beach and large pool area were both great and well maintained, apart from a few broken sun beds and a shortage of cushions (and sun beds like most hotels). On the beach there was a Dive Centre (but none of the other water sports that we were expecting) and a small shop run by Adam who was very friendly and spoke good English. He also sold ice creams which were surprisingly not included in the "all inclusive deal" which included all other food (restaurant and snack bar), unlimited soft drinks and local beer and wine. The swim-up bar in the pool was not in operation. I realised how spoiled I have become visiting resorts elsewhere in Europe where English is widely spoken. The vast majority of the guests at this hotel were Turkish or German and some French. There were very few English speaking guests and therefore very few of the staff appeared to speak more than a few words of English, apart from on Reception, one of the entertainment staff and one of the bar staff by the pool. Although we booked the holiday through Expedia UK the local agent was a German company called FTI, and although the local rep spoke a little English, the two tours that we booked through him (to Ephesus and Izmir) were conducted almost entirely in German. Thankfully the local boat trip booked through them was fine. The staff in the hotel, especially the main restaurant staff, were very hard working and efficient, clearing tables at lightning speed (sometimes too fast!). However very few of them interacted with the guests (even with a returned smile), with the notable exception of Hasan in the main restaurant who interacted and smiled a lot even though he did not appear to speak English. Gamze behind the bar in the pool area was very friendly and chatty, speaking quite good English. My biggest complaint about the hotel was the lack of information. Apart from a map of the resort, we were given no information on arrival about things such as meal times, how often our room would be cleaned, where the daily activities would take place etc., the local area or check out times. There were blackboards detailing the daily "activities" e.g. Pilates at 10.30am, although some of these never appeared to take place. Some of the evening activities on the same boards rarely seemed to happen e.g. Turkish Night and Karaoke or happened on a totally different night from advertised. There appeared to be no laundry facilities in the hotel (of which we were aware). We asked at reception and were told that there was one machine (somewhere) but it was full. Reception did not provide currency exchange or sell stamps (closest place to buy stamps was Sererihisar (15-20 mins away by minibus). Nearest cash point was in Sigacek (5 mins away by local minibus) Overall this was a very good resort, in a beautiful, if slightly isolated location, but could be an excellent resort with a few simple improvements in maintenance and a lot more accurate information. A simple laminated information sheet in each room in multiple languages would make a huge difference. More facilities at reception would also help. If more English speaking guests visited this resort then perhaps they might cater more for us.

We have just come back from Teos holiday village where there were 13 of us travelling 10 adults and 3 children. The location and setting of this hotel is very beautiful and we choose it as we have a friend who lives nearby. The hotel itself was probably at one time very nice but it is now very tired and needs updating. Probably the worst thing for us was the pool when we first arrived it was blue but not very clear by our third day it had turned to green and you could not see through the water at all it was almost swamp like so none of us wanted to get in however the children did and seemed to be fine apart from some red eyes and a bump on the head where one of the boys swam into the side as he couldn't see where the wall was. When we arrived a family of four had a room for three and a family of three had a room for two we had an extra bed in the two room which was a tight squeeze and the family of four were told they could have a bigger room but would have to pay for it - they decided to get an extra bed in their room too but had nowhere to put anything as it was not a big enough room. The rooms themselves were ok - jaded like the rest of the hotel, the cleaning of the rooms was hit and miss and some of us had to ask for our rooms to be cleaned - luckily for us the cleaning trolley was outside our room so we could help ourselves to clean sheets, toilet rolls and water. The food in the dining room was ok we always found something to eat but compared to other all inclusives we've been on it was poor not really much choice and you had to ask for things to be replaced, the plates were mainly chipped and you had to check to see if they were dirty. Parts of the hotel were closed down they had a disused terrace bar( what could have been lovely overlooking the bay) they used to have a bar that you swam upto in the pool that is no longer used. The so called entertainment was also hit and miss sometimes the advertised things would happen and other days nothing they had bingo four times while we were there which you had to pay for and then suffer the long drawn out game as it had to be done in four or five languages ( fair enough ) but they used the bingo to replace other entertainment as they couldnt get very good internet connection is what they told us. So to sum up our holiday experience we had a brilliant time being all together we went on a private boat tour one day which was excellent and spent a couple of days at teos marina pool where you pay to get in but pool was beautiful and clean so worth it. The hotel was very dissappointing and not very clean some of the staff were very nice but didn't have a clue about service ( not their fault but managements ) and they really need to start some sort of maintanaince of the hotel - such a shame it could be so much better. A final note we loved the area but it's very local so not lots of touristy things to do, shopping, activites.

The place is too old, the rooms are not clean particularly the bathroom. The glasses and cutlery from the restaurant are all too old and not really clean. The food is also not good :( But the place is wonderful to sit and relax. If you are on the go for some water sports and physical activities this place is highly recommended!
