We had a beautiful stay at Acquapietra, it felt as home away from home. The location in the midst of the vineyards is stunning and the every corner of the house is decorated with so much love and care. Our room was very spacious, clean and pretty with comfortable beds plus we loved the delicious breakfast with homemade cakes and jams 💕. But most of all, Alice and Anna are amazing host - caring about all the small details - and we cannot wait to visit again soon.

Our family just got back from a 30 day stay at this villa. This was the most amazing place! We were so glad that we chose a traditional villa and not a modern one. We truly felt like we had a Tuscan experience. The villa is older but lovely. We had so many nice long dinners out on the veranda. The views are amazing. The villa is surrounded by vineyards. We saw horses walking down the trail and wild boars. There is a lemon tree and lime tree and apple tree on the property. The pool was fantastic after a hot summer day of being out and about. We got to enjoy the local town of San Casciano. The people there are so friendly and kind. A special treat was seeing the hot air balloons every morning around 6:30 am. Just magnificent! The air conditioning was cool and we were very comfortable sleeping. I can not say enough good things about the owner, Ubaldo and the Housemaster, Guilia. They were the most helpful and kind hosts.We had a medical issue and Ubaldo was extremely responsive and helpful. Guilia did an excellent job handling our large group. They both are truly amazing people and it was such a pleasure dealing with them. We made the most amazing family memories at this beautiful villa. I highly recommend you do the same.

We spent three days in this fabulous guesthouse. We found the place perfect for a traveller who wants some relax and looks for something different from a hotel, where breakfast takes place on the same table for all the guests. The owners Alice and Carlo welcomed us warmly and were always happy to give us some tips for the best restaurants and amenities to see in the area. In addition the guesthouse it's conveniently located 20km from florence and close to all the all most famous sightseeing spots in tuscany (Siena, S. Gimignano, etc). It's also worth to notice the road to get to the guesthouse is untarmacked for 2km.

We reserved a two night stay at Acqua Pietra on April 27th and 28th of 2015 for myself, my husband and our 3 year old West Highland Terrier dog. My husband and I are both in the tourism industry and travel away from home overnight weekly.

When making our reservation my husband was very clear about our needs. While my husband was away for the day with clients I needed to work from the room with a strong internet connection and on the second days stay I would need an area to work after room check out hours until my husband completed his business later in the day. In addition we had a small well behaved dog that was traveling with us so this needed to be accommodated for us to confirm. We were assured all these things would not be a problem so we confirmed our reservation. We were promptly asked for a credit card to hold the room which was odd as this is not a normal practice for Italy. Being an American I was used to this so my husband gave the owner our email address so that a form could be sent to us for the credit card information. One, two, three days go by and no email. We placed a call saying we never received an email and please send it again. A day goes by and still no email. The next day (a Sunday and our only day off for the week) we received a txt at 6:00 AM asking us yet again for credit card information. My husband and myself were both livid to have been woken up on a Sunday morning so early for this request. Once again we gave an email address and hours later, nothing. At this point to not waste any more time I called and spoke directly with the owner giving credit card information over the phone. I once again reiterated our needs and confirmed they would be honored. We were told by the owner all was not a problem and that they actually had a dog and were happy to hear their dog would have another dog to play with. We had never stayed in an accommodation that already had a dog so we were unsure this would be a good fit but had already given our card information. While I was still rather anger for being woken up so early on my only day off for a non emergency matter I was happy to have this settled even though I had a gut feeling this owner was a bit uptight and rigid displaying such conduct so early on.

On the day of arrival we were yet again not happy to find that the road leading to this accommodation was very challenging to say the least. Had we arrived after sun down it would have been a nightmare to reach this place. The road was very narrow, not well marked and chewed up by large farm equipment. At points in the road the grade was too steep and turns too narrow which caused our larger van to get stuck twice causing my husbands to be late for his client pick up the next morning. It was so bad that my husband had to leave our company vehicle at a different location and use his clients rental jeep to get to and from the accommodation. This put us in a horrible position, thank goodness our clients dealt with such an unprofessional situation with complete kindness and grace. We were horrified.

It bares mentioning that there is a 2 month old infant in the house as well. While we did not hear him cry much, you do hear him. If sharing a home with a small child is not on your list for a quite Tuscan vacation stay you may want to skip this place.

On the first full day of arrival I took a break from work to take our dog for a walk and to let the maid clean the room. I had placed our dogs bed on the our bed next to me so he could be near me while I worked. He (freshly bathed) is very calm and attached so he slept next to me quietly while I worked until break time. Upon my return I was stopped by the owner who proceeded to tell me the bed was reserved for humans not dogs and to keep the dog and his things off the bed. I politely agreed and returned to my room. I tried my best to keep our dog off the bed per her request but as he was permitted to do this at home I was NOT going to be stern or punish and confuse him when he was not doing anything wrong based on our training. Had I known this was a stipulation I would have NEVER booked this accommodation even though on the accommodation website it is noted pets are welcome.

Another issue with the dog, when I went to walk my dog (I tried to do this every couple of hours to get fresh air and exercise the dog as we were pent up in a room all day) the owners larger and VERY energetic 2 year old dog would chase and pounce on my dog. My poor dog could hardly walk without being knocked down and stepped on. I finally had to start carrying him to keep him from getting injured every time we went out. When I went to pick my dog up the owners dog continually jumped up on me snapping and bitting at my dog scratching me and damaging a 500 Euro designer jacket. The owners dog would sit outside our room crying and wanting in.

Yet another challenge with the dog was when at one point I had to set my dog down to keep the owners dog from jumping on me. My dog went outside and peed a little on the stone deck next to the house. I heard the owner yell at my dog and he had started to get up and go to my dog until he saw me exit the door to see why the owner was yelling. This situation happened again as I was hurriedly trying to gather my things to leave on our last morning. My hands full with dog and bags, the owners dog yet again started to jump on me snapping at my dog. I had to let my dog down to free my hands. Again the owner comes in from outside to tell me my dog has peed on the outside stone area next to the house. My dog had never done this any where we had stayed since the three years he has been traveling with us. At this point I was so livid I yelled at the owner, grabbed my dog and left. Bare in mind I had made arrangements to stay through the day until my husband was finished with work later in the day. Once again thanks to my husband's clients kind heartedness, I was able to leave early and stay at their rented B&B for the day until my husband was done. Again a completely unprofessional and poor situation to be put in due to Acqua Pietra. In addition I lost an hour of work trying to shuffle back and forth between accommodations.

In yet another situation where there was a problem, the owner accused me of leaving the water on outside for over 2 hours which was said to have caused the entire house to not have water left for other tenants for the rest of the day.

There is not heat in this house other than the radiator heating that is on a preset timer that comes on around 8:00 PM and turns off in a few hours. We were there when it was cold and rainy and froze in the room. We has no independent source of heat and this made taking showers miserable. Thank goodness I had brought a heating pad to cuddle up to so I was able to keep the chill away.

This accommodation has no bidet which was very odd as every home has one in Italy. It was not the end of the world but inconvenient.

There are no TV's in this accommodation.

On a positive note the hippy shabby sheik decor was beautiful and one of the main reasons I was drawn to this accommodation.

The views are stunning as is typical Tucson landscape. While this accommodation is not too far away from the city, you feel like you are in a very remote and secluded area surrounded by miles and miles of vineyard.

The rooms and common areas were immaculately clean.

A very nice breakfast was presented each morning.

In summary, as my tittle for review states, this was a complete disaster. The entire stay was very stressful, we were treated in an unprofessional manner and had to scramble to make other arrangements last minute that made us look very bad to our own clients. I didn't feel comfortable to come out of my room and yet it was a total pain to go outside due to having to deal with both dogs under one roof with my dog being vilified the whole time. This accommodation has great potential but the owners clearly need a bit more experience in being in this business as well as how to professional and objectively deal with client issues. In just one day I got.... did you do this, can you not do this, please don't do this, your dog did this.... it was like visiting a distant relative that you cant stand but have to be with.

Goodmorning, first of all i wish to thank you for taking the time to write this very detailed report, it is very useful to exchange opinions with colleagues of the tourism Industry. I am happy to hear you enjoyed our location and landscape, breakfast, house and decor, as well as the cleanliness of the place, i am really sorry though you found the whole experience so disastrous and stressful. To answer your passionate cahiers de doleance: • At the moment of booking i assured your husband that you could have a strong internet connection, you could bring your dog and you could stay around on the day of check out to work in our communal areas. This is true and you got all of requested things. • I requested a credit card to hold the room. Guarantee with credit card is very common in professional accommodations all over the world, and it is very appreciated by international travellers as this mean they can also pay with credit card. It is "not normal practice" only in places where have to pay either with wire transfer in advance or with cash upon departure. • Issues with email exchange. I sent 2 emails to the given address within 48 hours, and they did not go through for some reason i don't know since i double checked the address and it turned out to be correct when you wrote to me and we could finally set things. • Sms text at 6 am: i agree it was a horrible timing, i sincerely apologize for waking you up. I just thought that working in Tourism business you would also be up and working on a Sunday morning, but it was naive and unrespectful. I APOLOGIZE AGAIN. • The road. I informed your husband over the phone about the kind of road the leads to the house, where all types of regular car can arrive at a slow pace, and i was told he had a very tall van, "so no problem at all". What he drove was actually a minibus. If I knew i would have insisted more on the kind of road, i am sorry it was such a nightmare for you. • The dog seems to have been the biggest problem. Let's remind that you have been allowed to bring sweet Pippo with no extra charge, as we love dogs, having one ourselves, and often don't charge them, whereas in many other places they are simply not allowed. It is strange you did not like the idea of having a dog at the hotel, having one yourself. - Our "larger and VERY energetic 2 year old dog" Mira weights 17 kilos, and is the mascot at Acquapietra with all guests enjoying her joyful and playful mood, I am sorry you did not like it. All the dogs we hosted were superhappy to play as much as she was, she never punched or hurt anyone, and stops when told NO. - You were then asked if Mira coming in your short walks was a problem and you said no, maybe you could have said yes? i would have locked her in and the problem would not have been such. - "Your freshly bathed, very well-behaved, calm and attached dog" in his first 5 minutes at Acquapietra peed in our kitchen and in the terrace in my presence, and ended with peeing on the entrance stone before leaving, in my partner's presence. It is frankly hard to believe he has never done this before. No surprise you saw my partner Carlo, who really loves dogs, just telling him to stop, which to be honest the owner should have done. - You complain because i asked not to let Pippo sleep on the bed. There is no hotel in the world that would let a dog sleep on a bed for self-evident hygienc reasons, and i asked for it in a polite and ironic way even if it is something obvious. - I confirm pets are welcome at Acquapietra when they are well-behaved. - Your dog Pippo, by the way, kept on barking to whoever dared walking in the corridor in front of your room at any time, and this was pretty disturbing for us and for our guests, just like your husband running up and down the stairs at 7.30 am, making noise and bumps. • The 2 months old child. We have been opened since he was 15 days, nobody has ever complained about him as he is very quite and we always prevent him from disturbing our guests. You say you did not even hear him crying, so why are you complaining about this? • Heating. You say " There is not heat in this house other than the radiator heating that is on a preset timer ". In Italy the majority of houses, especially country houses, are heated exactly by a radiator. Anyway even if according to Tuscan laws heating should be OFF after April 15th, heating was on, between 7 pm and midnight, in the nights you spent with us. Temperature was definitely not freezing as you were walking around in short trousers. • Bidet. Some of our rooms have it, some don't, if that was a problem, you could have told me and that was readily solved by changing room. We had assigned that room, as agreed with your husband, just to let you have wifi in the room (as it is located just above the router), even if we only guarantee it in communal areas. We also thought it would have been nice to have sunlight while working in your room. Sorry you did not appreciate it. • The water pipe. My partner Carlo did not accuse you of anything, he just asked you if had used it since he found it opened and pouring in our access alley which was soaked. You answered positively, admitting you used it to kindly clean your shoes before entering the house. Then you apologized and suggested us to hang a message inviting guests to "close water after usage". • Finally your comment about our professionalism " This accommodation has great potential but the owners clearly need a bit more experience in being in this business as well as how to professional and objectively deal with client issues" I am in the business since 10 years now, I know very well how to deal with client issues and i am not ashamed to apologize if needed, but I think during your stay we behaved professionally as we always asked you politely not to do certain things. Anyway, I am sorry you had such a bad experience, i hope you will find more suitable accommodations in the future, Alice

The property looked exactly as described. Little ride through unpaved road took us to a very tranquil and unique place. Our room was ready and had stunning view. The nearby village has several great restaurants just 10 minutes drive with good quality of food and service. The house also has kitchen that can be used by guests. Florence is just 40 minutes drive and it’s perfect to relax at the guesthouse after sightseeing day in a busy city. If you are after hiking, this is the place with its hills and valley views. If you dream about authentic Tuscany’ experience, this is definitely the place to go.

A beautiful place to stay, relax and enjoy the italian way of life in the countryside. The host Alice is very nice and welcoming, the house is very cozy and the vineyards around the property are lovely to take a romantic walk through!

I have stayed only two nights in August and I wish I have booked more. Owner is great, very friendly and full of useful tips to make best of your stay. Her breakfast cakes are absolutely delicious. Also the surrounding is simply stunning.

If you plan to stay in the area it's a place to be.

After 2 weeks of touring on a bike all the way from Scotland we finally arrived at this B&B...the moment we started to decent down in to the Vineyard valleys we knew this was going to be an experience we will never forget. The moment we arrived at the house...we were warmly greeted by Alice and then accompanied to our room (the whole house / room(s) decorated in a very artistic vibe), which was very neat clean and tidy...we loved it! We loved the view of the vineyards outside our window...and every other part of the property was just perfect. Breakfast spread was very nice clean and simple...especially when you are enjoying it from a balcony with an amazing backdrop of hills and vineyards....living the dream. We also had the opportunity to meet Alice's partner Carlo and Pietro, they were both amazing. Alice and Carlo were very helpful and went an extra mile to give us tips and information about restaurants,winery's, places to visit as well as nice roads to ride on as they are also bikers themselves...this was very much appreciated and we will never forget this experience! We will definitely visit again in the near future...and would like to thank the family and staff for an amazing stay which we will never forget xxxx

We arrived to Acquapietra in the afternoon after a long ride and we were lovely recieved by the owner. She explained the property to us and showed us around. Her and her partner were very helpful, informative and great hosts. They have lots of tips on how to get to all the places and very good recomendations for food and wine.
They have a dog and a cat who are super cool and friendly.
The rooms are clean and very very nicely decorated with an artistic touch.
Also the breakfast is typical mediterranean with home made bread and jam, we really enjoyed it.
Overall our stay in Acquapietra was fantastic and we hope to come back next time to actually enjoy the peacefull property a bit more as this time it was a quick stay of two days.

We stayed for two nights at Acquapietra during our tour around Tuscany.
The place looks exactly as on the pictures, including stunning panoramic views of vineyards. It is a typical beautiful Tuscany house with modern facilities and unique spirit.

Our room was spacious and clean. The homemade breakfast was fantastico. Alice gave us great tips for visiting exclusive and authentic places in Florence.

Check-in and check-out went smooth.

Thanks a lot to Alice and her team Kelly & Carren! We enjoyed our stay very much!
