This is a wonderful place to stay! It is located 1 mile from the entrance to Zion National Park and just steps from shuttle stop 5. We stayed in #7, which is a stand alone building in the back yard. It has a king bed and a walk in shower. The owners were really nice and very accommodating to our needs. The breakfast vouchers are worth the $5 price tag. They are for Oscars restaurant and the food is wonderful. The voucher is good for any meal so you are basically paying $5 for a $12-$15 meal. If you want a quiet, charming place to stay, choose Under the Eves.

Hands down, the cutest place we've ever stayed the night. The gardens and lodges are very nice, clean, super cute. I wish the bathroom in my house looked like this! Plus, very close to shuttle stops and restaurants. Breakfast included, next door at Oscar's, which was delicious as well.

Cozy, quiet, nice to walk to Oscars for breakfast. Too chilly this time of year to enjoy garden area. Owner greeted us. Safe parking. Deco was interesting and coffee and toiletries furnished. Would stay again.

My daughter and I love the serene lovely backyard. The house is so quaint and historic, immaculately clean and well equipped in every way. Front porch inviting, location central in town, and owners were so helpful and kind. Quiet and cool indoors, flowers everywhere outdoors, bikes for rent, and shops and restaurants right there. We will be back. Thanks Mark and Joe!

We very much enjoyed our stay here at Under the Eaves in the Sandstone Suite. We had two floors, the first floor with a front porch, a living room, a dining room, and a kitchen, and the refinished basement with a sitting room, a small room with a desk, the bedroom, and the bathroom with a shower and big separate claw foot style bathtub. It isn't accessible at all, the stairs to the basement level are kinda steep, so bear that in mind if you have those needs. It was super quiet, we hardly ever heard the other guests. Having a kitchen was super convenient -- we bought sandwiches at the grocery store right across the street and stuck them into the fridge to put into our packs early in the morning when leaving to hike. We used the shuttle to get into the park on our first day -- there is a shuttle stop basically just across the street. On our second day we drove up to Kolob Canyon and had a great hike there. Bed was comfy. Highly recommend this place, would definitely book again. Oh, and we opted to pay the extra $5 a person for breakfast -- would definitely recommend doing that, the breakfast at Oscar's, which is basically next door, is amazing.

5 star experience. I don’t write many reviews and so will nail it down to the important points: 1. perfect location in the heart of springdale - walking distance to all great restaurants and shops and across the street from the shuttle to zion 2. beautiful little oasis of a yard - peaceful with a beautiful day bed for my husband to stretch out on while I practiced some yoga 3. friendly owners, extremely friendly and helpful as we chatted about restaurants, hiking the narrows and our plans. 4. delicious breakfast at Oscars! Load up, we didn’t need lunch on our hikes! 5. comfortable bed, clean linens - well thought with extra “retired” towels and make up towel. 6. good internet, parking, etc. book in advance! we hope to stay again! Thank you.

My family of 4 j(two teenagers) just completed a wonderful stay in the Eaves Suite (room 3) . The room is perfect for a family travelling to the Zion National Park area. The Inn is centrally located across the street from a grocery store and easy walking distance to all Springdale has to offer including the shuttle bus to the park. The backyard garden is a nice oasis to relax in after a day of sightseeing . The historic main house where our room was located is a jewel and is listed on the National Register. In addition to the room being very spacious it had everything we needed during our stay. There is kitchenette with a microwave a small fridge and sink. There are several comfortable chairs and a kitchen table. As you can see in the website pictures the room has many windows. We enjoyed sleeping with them open at night . The breezes were amazing. The beds and bedding are all very nice. So glad we stayed here instead of the basic hotel experience. Pricing was about the same and you get so much more for your money here. Finally we enjoyed interacting with the nice owners Mark and Joe. Their love for this inn and the town are very evident. We have stayed in similar places all over North America and Europe and this place is on par with the best. We highly recommend the Inn and this room in particular!!

My husband and I stayed at Under the Eaves and were absolutely delighted by the accommodations -- clean, comfortable, fun and very relaxing. The hosts/owners Mark and Joe were excellent and extremely helpful, providing us with excellent recommendations on where to eat, what to do, how to navigate the park, etc. We can't wait to come back!

All that glitters is NOT gold! We are giving Under the Eaves a 2 star rating. We were booked into Room 3, which is a converted/renovated attic studio space. It is open floor plan and huge, with vaulted ceilings and exposed beams. There is a King size bed in the primary bedroom area., as well as 2 single beds, one with pullout, for a total of 3 additional sleeping areas in the small room at the opposite end of the suite. This space would work well for a couple with kids. The type of space is seen in Architectural Digest. We were on a special occasion vacation, so we opted for the largest and priciest room the inn offered. So that’s the good news about this B&B. Now comes the bad news: We were staying for a full week, and so we had several large pieces of luggage. Our host, Mark, watched as we struggled to carry our very heavy suitcases up the steep flight of stairs (we are young seniors). No assistance offered! Ok, no big deal I guess, if that was all that was wrong. This huge living space had only 1 small closet. Upon opening the door we were met with the entire closet full of somebody’s musty winter clothes! Also several pairs of winter shoes/boots that were filthy. We asked what we should do? Mark’s response to us was something like “ no one has ever had THAT request before…”. His solution was that WE should just move the clothes, where to we weren’t sure. So we just piled the stuff on the other side of this small closet. Next we realized that our room did not have a TV, which is not such as big deal except there was no radio, either. Mark told us that the wi-fi was excellent and we can just watch TV shows on our iPad (oops…don’t own one) or our smartphones. A daily newspaper is not offered either, so news of the world was not easily accessible. Without the above creature comforts I asked Mark if the inn had any books or magazines to read, because I had forgotten to bring a book. In fact, Mindy had run into another guest staying at the inn and he mentioned that he had plenty of books included in his room. But Mark told us a forceful “NO…those books are not to be read or even taken out of that guest’s room”. Umm… ok I suppose! The tiny bathroom, which had been carved out of the space, didn’t have a shower. Just a bathtub. Such a grand living area deserves a larger more comfortable bathroom. The inn appeared to have central A/C but there was no thermostat in our room. Mark said we should just open and close the vents ourselves to regulate the temperature. And for a couple of our evenings the A/C was turned completely off, even though the outside temp was about 76 degrees. After a couple of days we wondered why our room had not been cleaned, towels replaced, generally freshened up. Over the phone Mark told us that they do not currently clean the rooms, due to Covid, but we can get fresh towels whenever we wish. A check of earlier guest reviews of this place told us that the Covid line was a lie. In fact they haven’t cleaned the rooms for years before Covid! With no indoor common area for guests the inn does not have a computer/printer for guests’ use. I would have had a much easier time confirming our return flight on a computer instead of my phone. It would have been nice to be able to print our itinerary and boarding passes. In general it felt like we were bothering the host with our requests, so we just stopped interacting with him. Mark and his partner left the inn for a few days during our stay, for a vacation of their own. In their place they have a lovely lady named Trish to fill in for them. She could not have been more helpful, kind, and courteous to us. Every day she had wonderful ideas/suggestions for the day’s activities. MEMO TO THE INNKEEPERS: Hang on to Trish because she is truly a valuable asset for your business. In closing, after the first few hours I started checking availability at the numerous inns and hotels in Springdale. Unfortunately there were no vacancies. We suggest you pass this inn by and find something else. We will not be returning or recommending this place. Bob & Mindy Mowen Goshen, CT

Great spot in Zion and super cute room. We had the old art studio and it was a great secluded spot. They offered a bfast voucher to oscars which was ok. Great bed and nice bathroom. Views from bed were nice except for the dish but if you position yourself just right you can block it out. Super quite so that was nice and sweet spots to sit outside our room. Great grocery across the street we got a yummy curry chicken wrap and these amazing double chocolate cookies. This place is close to the shuttle spot also and next to a convenience store for drinks and gas. It wasn’t your typical B&B with a friendly welcome and chat. I assume that is because if Covid. I would still highly recommend staying here.
