Our recent one night stay at Howland House Inn was wonderfully relaxing for my family. The inn has a historical character but with modern amenities (such as an in-suite Jacuzzi tub) built in. And unlike some other area B&B's I've stayed in, the suites were more spacious (850 sq ft) and the walls do not appear to be shared, which meant we did not experience any noise whatsoever from outside our rooms. Upon arrival, Karen greeted us and gave us the tour of the property and showed us to the kitchen area where breakfast foods were provided. I particularly liked the juice and fruit selection that was offered, as well as farm fresh eggs and milk. There are only four suites, with a shared kitchen so advance reservations are probably important - particularly for weekend stays- however we chose a Thursday night and were accommodated with only a week's notice. Other reviews that spoke of having to walk outside to access the kitchen are actually misrepresenting the proximity of the entrances. Because the kitchen was very accommodating of our needs, our having to walk around the corner was not a deterrent whatsoever, and it actually provided our bedroom with an additional layer of privacy. (Some people just don't know how to appreciate a good thing, I guess.) Another aspect we enjoyed and did not take for granted at all, was being able to walk downhill to the wharf and numerous restaurants there in approximately two or three blocks, which saved having to move the car and pay a parking fee, that is if we could have even found parking. This really was the icing on the cake. In our short stay, we roundtripped the Newport downtown area a few times and used the inn as a home base. I wish we could have stayed longer than one night but my schedule prevented me. I do plan on returning next year if possible, as the experience was one I'd definitely like to repeat. I have never had such a positive experience staying anywhere, as I had at the Howland House Inn. First of all, the suite was very nice and well appointed. We had a suite on the first floor. The bathroom was very nice with the softest towels that smelled amazing. There was also locally made soap and shampoo that smelled delightful. The bed in the bedroom was so comfortable. There was ample closet/ storage space in the bedroom as well. Then we had a living area with a couch and a daybed, as well as a large desk. The suite was light and airy with many windows that open up so you can see all the lovely historic homes surrounding the Inn. There is a separate kitchen that must be accessed from the outside. It is well appointed and has every appliance and cooking utensil needed. There was always a selection of freshly squeezed orange juice, fresh lemonade, fresh milk, and farm fresh eggs. During our stay, there were also cookies, muffins, croissants, and a lovely fresh fruit tart. These items would magically show up in the kitchen for everyone to enjoy. The location is also not to be beat. We were just one block from the water and any restaurant we would want to eat at! However, it was tucked away and we never heard any street noise..... All these things would have made the Inn our favorite spot on their own. However, the MOST SPECIAL part off the Inn is the Innkeeper Karen. What a delight she was to talk to. I loved hearing her stories and sharing our stories with her!! She was very knowledgeable of the area and gave us some great suggestions of where to eat and what to see. She made our stay EXTRA special. I will never forget our time in Newport and especially at the Howland House Inn. If we ever return to Newport (which I hope we do), we will immediately book this Inn!!

Wonderful Inn, the rooms were cozy and spacious at the same time. So convenient to everything, we walked everywhere. This was our 3rd time in Newport, best place to stay. We weren’t crazy about the kitchen arrangement, be aware that you have to go outside to access it, which was a surprise to us. That being said, we’d still go back (but I might bring my own Kuerig next time!) Karen was extremely helpful and knowledgeable about the area. The bedding was super comfy (a must for us, I’m very picky about my bedding) and I loved having two rooms to spread out in. Also loved the jetted tub! All in all, we can’t wait to go back 😊
