This place was amazing! Super clean and modern; our room was very spacious, with nice touches. The bathroom was also really big and clean. We stayed here for a couple of nights on a two-week road trip along the New England coast and this was the best place we stayed. Great location, super walkable to all the hot corners of town.

The breakfast. Oh. My. God. The breakfast dishes were legitimately incredible. So so tasty. And that observation deck, what a lovely place to start your day.

Incredible stay; would 100% recommend and would totally stay here again!

My husband and I had a wonderful 2-night getaway here in late June without the kids. The inn has a light & airy feel and is in a great location, just a 5-minute walk from the shopping and wharf area. Our room also included a designated parking spot at a church lot a few blocks away. Given how difficult parking can be in Newport on a summer weekend, this was an added bonus. While our room was on the smaller side (#6), it was nicely decorated and spotlessly clean. Breakfast was restaurant quality and we enjoyed eating it on the rooftop terrace both mornings. (We had initially looked at making a hotel reservation at Hammetts, where we stayed in Aug 2020, but with nightly rates of $700+ we decided against it.) The Outlook Inn felt like much better value for money and we would highly recommend it. The only small area for improvement would be to consider installing a new lock system on the guestroom doors that is easier for guests to operate. All in all, we had a great stay and look forward to returning again.

The rooms here are immaculate. They are sealed after cleaning to ensure you are entering a disinfected room. The hotel is in the heart of the action, while still being enough removed for privacy. Accomodations are luxurious and inviting. Breakfast, cooked by staff, was wonderful. Roof top deck enjoyable. Staff very helpful.

Spent a recent Sat-Tues at the Outlook and could not have been happier as they were more than accomadating, available and although there were restrictions due to the Covid era, they were more than polite with any reminders. The room was spotless and the Inn is located within walking distance to most everything you want to enjoy in Newport. Parking made the transitions easy even if the spot was a few blocks away. Will surely be back and have already recommended it to several friends.

The first thing we noticed when walking through the front door of the building is actually how clean the place looked and smelled.
Precise info was texted by the innkeeper, Shawna. If you have any problems, calling her isn't a problem.
The rooms seem brand new, and the bathrooms as well. Very nice.
The breakfast is hot, and made to order. Shawna and her crew cook up an amazing breakfast for you as you enter the upstairs for your morning coffee. This isn't the basic breakfast you get when you stay at a hotel that offers the free breakfast. You get an amazing tasting plate of food. Eating on the roof observation deck is very enjoyable, or there are plenty of tables just inside if raining or cold.
Parking is included, but be aware that it is about 2 1/2 blocks away and around the corner. As well, if coming during the busy season, it could be tight checking in as the street is very narrow and there is only a small single spot next to the building for unloading when checking in, but there could be spots on the street. There is no desk and if checking in after hours, you receive detailed instructions via text as mentioned earlier.
The location is a short walk to the wharf and main part of town.
All in all, a great place to stay. We will be returning.

Wonderful location close to everything on charming Spring street. Lovely beautifully restored inn with a great upstairs dining area and small roof deck where we had breakfast. The breakfast is included and is also very good. We had the top room which was very large and comfortable with a terrific bathroom and a glorious stall shower. Only down side was the walk up and our room was next to the kitchen and we heard noise and smelled breakfast cooking in the morning. The owner was trying to rectify with a room spray atomizer that went off every 30 minutes but it didn’t really work although it smelled nice. The sound of it going off was annoying ( I believe she was going to take it down after she asked us about the experience). They also provide a parking pass for the church parking lot up the street which is really needed due to the restricted parking in the neighborhood. Don’t miss Trinity Church up the block. It’s absolutely beautiful with helpful volunteers to tell you the history. We’d definitely come back just not to that room.

We stayed two nights in room #3 at the Outlook Inn on June 26th for our anniversary. Overall the style and appearance of this Inn are lovely and well-appointed. However, there were many other issues that detracted from our experience. The room has only one chair to sit in and there were two of us, so we had to take turns sitting. The AC unit went off at 10:30 PM, and took an hour to get back on. The wine fridge went off at 2:30 AM waking us up with led blinking lights and beeping. We had to place towels over the unit to deaden the sound and lights. It did go back on in the morning. There was one small wastebasket in the bathroom and no basket in the bedroom/kitchenette, so no place to put trash. I asked for another wastebasket and was told they don't have any extra. Outside the room by the large window at 10 pm each evening, they turn on a floodlight that comes glaring into the bedroom and it stays on all night. Add to that there is an AC compressor that is right outside the window that was extremely loud, and went on every 15 minutes, so loud that we had to have the noise canceling machine on all night to block out the sound. (I'm sure that's why they put a noise-canceling unit in the room in the first place.) I don't understand how you sell a room to guests, knowing that all those negatives are there. I can't say if these issues exist for the other rooms, but definitely don't stay in Room #3.

My husband and I stayed here for 2 nights for our anniversary getaway and really enjoyed our stay here. We stayed on the 2nd floor in room 6, which was an OK size room for 2 people. The bathroom was very clean and updated and the room overall had very nice coastal style decor. Our Innkeeper Kathy was very welcoming and made us delicious breakfast both days, which was made to order. We also liked sitting outside on the patio (3rd floor) while enjoying our morning coffee and the view. The best part about staying here was how easily walk able this area is. Local shops + stores like Banana Republic and Sephora are only a 5 min walk. Bowen's Wharf which has restaurants with plenty of outdoor seating (for COVID-19 reasons) is only a 10 min walk away. We did however drive to the Cliff Walk which is a short drive.

I will add that the designated parking space is offsite, about a 10 min walk away. When you check in, you can pull up to a small parking space at the Inn to unload luggage and check in. Check in is also on the third floor . This wasn’t a big deal for us but I imagine for people with children and a lot of luggage this could be a hassle.

Overall we really enjoyed our experience at the Outlook Inn and will definitely consider staying here again when we visit Newport again!

I booked two rooms for myself and my wife and my sister and brother-in-law. The location is perfect a couple of blocks up the hill from the main area. The building is built in the 1800s but in perfect condition it is very well managed by Tiffany. It is clean her breakfast are excellent and creative. You can have breakfast outside on the rooftop patio and it oversees the sailboats the water etc. I would highly recommend it and would go back.

The Outlook Inn met and exceeded all expectations. The accommodations were clean, large, and comfortable. The breakfast each morning was truly delicious, and it was such a pleasure to drink coffee out on their rooftop deck. All of the employees were absolutely darling, and the location of the inn could not be better. Additionally, they provide parking a few blocks away which really saves you from any added stress during your trip.

"We got the commuter rail from Boston to Providence. We were advised against Kennedy Plaza bus station as its unsafe. We used uber to Newport."
