I came here with my husband for a last minute weekend getaway. The Inn and its staff are lovely. The rooms are clean and well kept. We were in the adjacent building, which was great. Breakfast is delicious and just the right amount of food.

We really thought the location was great. We walked to the wharf area 1-2 times each day, and it's about a 20 minute walk. However, you should just know that it is a tiny bit off the beat and path. We liked that, but just know that. Easy drive to Middletown and the mansions as well.

Also, just know that you designate your breakfast choice and time choice the night before, so you just need to be aware. There is. a lovely living room that you can sit it, a beautiful yet simple outdoor area you can enjoy, and umbrellas around if you should need them. Overall a great place!!

I took an impromptu trip to Rhode Island, and I was hoping Beech Tree would have a room available in such short notice. They did and they took every measure to make sure we were safe from getting Covid19. Checking in and out was no contact... I got a call assuring me my room was all set and an e-mail was sent with everything I needed to access my room. Breakfast menus were hanging on the door awaiting for me to make my breakfast choices and were picked up at 7am, again taking measure not to have no contact. When my food order was ready they called the room letting me know I can go to the dining area and sit for breakfast, (all tables we 6ft apart). The room was beautiful full of natural light, clean, spacious and so so comfortable. The owner and staff take great care of this beautiful Inn and you can see it in each room, outdoor patio, and waiting area. This Inn is close to everything, Mansions, Historic area, Fort Adams, Ocean Dr., beaches, Cliff Walk, restaurants, etc. It really is the perfect place to stay. I don’t ever see myself staying anywhere else, it’s just works!!

Having parking onsite was convenient and didn't have to question on if we needed to park in the street or find our own parking. The inside of the Beech Tree Inn and Cottage is very well maintained and the decorations are very home-y. They have a wall of brouchers so if you haven't been in Newport before they have a great selection of options for you to fill up your stay with activities. Also, when you check the housekeeper gives you a piece of paper with all the information you will need about your stay. It even contains their recommendations of restaurants, activities, and where to see the perfect sunrise/sunset in Newport (I thought that was a really unique touch to detail!).There is a complete feeling of security as the entrance to the Inn and your room has a padlock on the outside and they provide you with a code for both the Inn and your room. The rooms are well kept and extremely clean. The bed was very comfy. Breakfast was included in the overnight stay and it was fantastic! They have a small menu for breakfast but it's all freshly made for you and although it's a small menu it's the general breakfast food people tend to order when out to breakfast. They also offer tea, coffee, freshly homemade banana bread/brownies and have breads for toast and jams. The housekeeper and everyone who was there working were friendly, helpful, and timely. There was absolutely nothing to complain about! This place provides a wonderful stay in Newport and I will be recommending it to all friends who want to spend a night or two!

We stayed at the Beech Tree Inn and Cottage April 25-29 on a visit to Newport. This was our first time to Newport and we had a great time. Our hosts were warm and welcoming and the room very comfortable. The location was convenient to all restaurants and attractions. 20 minute walk to the wharf and downtown. 10 minute walk to close restaurants on Broadway. Traveling during the Pandemic can be challenging but the owners did their best to ensure guests were happy and taken care of. Breakfast was spaced out and orders were placed on your door the night before with your preferred time to eat. Breakfast was delicious. Newport being Newport can be an expensive place to visit but I thought the Beech Tree Inn offered the best value for location, comfort, breakfast & other amenities such as after dinner drinks in the lobby & the bowl of chocolate by the front door!! The owners generously let us store our cooler ice pack in their freezer, as well as my dinner doggie bag. There is no question that we will stay here again on our next visit to Newport.

We found Beech Tree very accommodating, they were easy to book our last minute stay in one of their pet friendly rooms. The bed was comfy with high end linens, the bathroom was nicely renovated with a large multi head shower stall. The jacuzzi was big enough for two, and the fireplace quickly warmed the fall chill. In the morning we were served a homemade breakfast of our choosing including an incredible eggs benedict! They also did a great job minimizing contact and adhering to state covid-19 guidelines.

Overall the place was just average. The host was very nice, the breakfast was fantastic (the French Toast some of the best I've had), and there was treats/dessert wine in the main room which all added to the experience. The location is too far from downtown to really walk and the room itself was nothing special, seemed like not much thought was put into decorations. The shower was nice and large.

The Inn is immaculate, very well maintained. The rooms are a good size for an Inn. The cost per room is half of what you’d pay at a hotel in town. The kitchen is Large and impressively spotless. They cook you your very own breakfast and we’re extremely aware and respectful of our fears during this COVID time. The owners are the sweetest couple. They have the Convenience of parking on site and storing your bikes if you bring them. It’s only a few blocks from town which is extremely nice especially at night after dinner and drinks to come back and NOT have to deal with the sounds of the late night happenings in town. For those who have never been to Newport they offer a full listing of restaurants, sites, tours etc. but finding your own hidden dinner or breakfast place is the best. We highly recommend The Beach Tree Inn!

Lovely inn in a quiet, beautiful Newport neighborhood. Keyless access and other Covid precautions. Very clean room with every need met. Exceptionally welcoming staff from the moment we arrived and the nice, young man polishing the front door, offered to help with the bags, to the owner trying to help us cash a gift certificate.
Breakfast selections were on a card on our room door and were collected and then a call made to us when our preselected time to eat had arrived. We could eat in the dining room or under an awning in the back yard. All to provide social distancing.
All in as, a very pleasant, relaxing and safe experience.

I have been booking rooms for a few years in RI and this is a typical thing for many places.. The room I received was absolutely nothing like the one I booked, it was smaller with no table to eat on, room description lists a refrigerator, microwave and coffee maker, these are not in the room but in a “shared area” I ended up throwing away food leftovers and could not keep my own snack and drinks cold. We had to eat on the floor and there were ants.
The owners are friendly but took time out to knock and let us know the smaller than booked jacuzzi tub had overflowed a bit when a second person got in and it went above the filling limit, they were also upset over a dirty washcloth and said they would charge me if it didn’t come clean. I did not even put the sign to have room cleaned and was a bit unsettled that someone was in the room when I didn’t want it to be attended.
The best thing about my stay was the breakfast, albeit small portions it was delicious and the staff in the kitchen was very friendly.
I would not return here to stay and regret choosing this spot for my birthday weekend.

It's certainly unusual staying anywhere these days, with social distancing and other restrictions, but the team at Beech Tree Inn and Cottage has done a wonderful job of making it all feel a little more "normal." From the ease of contactless check-in, to a series of ongoing informative emails and texts, including recommendations for what to do in and around town, the team handled everything with just the right touch of safety and grace, while still maintaining a very welcoming atmosphere. Breakfasts were very good and handled in a carefully organized, responsible way, to ensure social distancing, or to allow you to eat in room. We had a great visit; loved the accommodations and appreciated the hospitality and attention to detail, even from a distance.

The room we stayed in was on the third floor. Windows facing the street. There was a large king size bed and a Jacuzzi tub in the bathroom. Bathroom was large. On the third floor there was a common area (kitchen) where you could prepare coffee and eat. Glasses and silverware available. There was a full size fridge. Off the common area was a balcony with chairs where you could sit and enjoy the weather. We enjoy our stay and the hosts.
