Two great locations (73 Catherine St and 98 Mill St) offering Bed & Breakfast and Apartment Vacation Rentals. Both have bright, spacious rooms with big flat screen cable TV, air-conditioning, free Wi-Fi, free off-street parking, lovely garden with quiet sitting areas, and an easy walk to Newport attractions. The Catherine St location features B&B rooms with King beds and private bath and includes yummy home-made goodies, yogurt, and fruit salad for breakfast each morning. It was built in 1883 for Francis Jones of New York and named for Admiral William Sowden Sims (past president of Naval War College) who lived here in the 1920's. Mill St offers fully-furnished and equipped one-bedroom and two-bedroom Apartments for long or short term rental. The open concept living room, dining room, and kitchen with King beds and fireplace make a great home base anytime of year for a vacation or longer. This Victorian was built in 1812.

We were very suprised to find a B&B that not only was pet friendly, but specifically allowed cats! During pandemic, we have a tough time finding a cat sitter. So taking a short drive down to Newport and packing our cat was a no brainer.
The cost was cheaper than the inns closer to downtown, but it's only a 15 minute walk. And even with pandemic limitations we were able to either drive or find an Uber as well for dinner reservations.
Breakfast was provided each morning, coffee, snacks, and fruit were available all day as well. We stayed in the Sims Suite which was pretty huge. A large bedroom, full bathroom with clawfoot shower tub, an entry way sitting area, and a second room that has a twin bed and pull out sofa. Heating worked great and it had tons of windows. Tons of closet space/storage.
It is up on the third floor and only labeled with a "Welcome" sign, but the B&B welcome instructions explained that clearly.
If you do have a pet, you will pay a daily pet fee, but it is reasonable and honestly still less expensive than non-pet friendly locations closer to downtown.
We are definitely going to be staying here again!

We had a great one night stay in this beautiful B&B.. The home was close to downtown just a few minutes down the hill. The Admiral Sims house was clean and the family made us feel right at home. The accommodations was spacious and comfortable. Our rooms attached bath even included an old claw foot tub with a rain shower above. We have been to Newport many time and this was one of the best.

Such a lovely little bed and breakfast with so much charm and character. the room were very comfortable, spacious and clean and the daily breakfast was made with lots of love. no detail was missed from the beach towels to bathroom toiletries and doggy accessories which made all of our stays very comfortable. Location was great and we’d 100% stay again.

Our four day stay, here was so much more than we had expected. The room was large, and so clean. We could not find a speck of dust, even when we went looking! The bathroom was large. We had a small kitchenette which was stocked with everything that we would need for a short stay. The beds were so comfortable. We had natural light that flooded the room. The continental breakfast was excellent in the morning. But most of all our host was so gracious, even taking our suitcases up to the second floor, and down again when our stay was over. I hope we will be able to come back again.

My wife and I enjoyed our stay greatly. Admiral Sims is ideally located in a quiet neighborhood and all the major attractions are easy to reach. The room was large and comfortable, and our hosts were very accommodating with amenities including breakfast, snacks and coffee. Also, the Inn took all the necessary precautions for COVID-19 and have set up an essentially touch-free service system that should be reassuring for guests. Overall, one of the best small hotels we have stayed in.

We absolutely loved our stay here!! We booked last minute and they couldnt have been more accommodating and helpful. Check-in was contactless and super easy. The room was very clean, spacious and comfortable- And the whole vibe was so charming and very authentically Newport! Every morning they provided each room with an individual tray of breakfast goodies (due to COVID guidelines) which included delicious homemade baked goods , fresh fruits/juices and coffee. Highly recommend!

We spent 3 nights at Admiral Sims and were in Newport to attend a wedding. Everything was ready for our arrival and our room was comfortable and beautifully appointed. Breakfast was wonderful, varied each day and had a different hot egg dish each morning along with fruit and homemade breads and muffins. Marie (the owner) was great with communication and welcomed us warmly. I would stay there again in a heartbeat.

We had a wonderful stay at Admiral Sims' House on Mills Street. The one bedroom apartment was spacious, comfortable and had all the amenities we needed. We couldn't have asked for a better location. Finding parking in Newport during the summer is difficult to say the least, so with the Mill St. location being just a couple of blocks from downtown Newport, we were able to leave the car and walk to the many shops and restaurants in the area. We loved our time in Newport and a big part of that was our stay at Admiral Sim's. We hope to go back there again soon!

Their Family was extremely welcoming, COVID conscience, and Provided anything I needed in their suite during my extended stay. If I ever find myself back in RI I will 100% be coming back to stay. Both rooms I occupied made you feel at home and individually Decorated with unique decor. 12 out of 10.

We picked this placed because of the availability and affordability for a short getaway for our 35th Anniversary. It is a gem. Centrally located so we walked to most everything, restaurants, the beach, places of interest, etc. The hosts are phenomenal - there when you need them and want them. The room (we were in (the Sims Suite) was spacious, clean and comfortable. The breakfasts were perfect with a lot of attention paid to them. Its tricky during Covid but we always felt safe, clean and everything was done to avoid as much contact as possible. They thought of everything you would need to make your stay a great and comfortable one - coffee, snacks, common areas, beach towels, board games, information on the area, etc. Highly recommend this place and we will go back!

Their top suite has a queen/ king and the spare room has a pull out couch and twin bed. It would be tight. They may have a cot to add. The kitchen was comfortable for 2 people to cook in and a small dinning area. If your willing to walk from the 3rd floor to their Florida room on the main floor it would be a nice place to have thanksgiving. I stayed their for about 2 months for work and I loved it.
Thanks for thinking of us here at Admiral Sims' House on Catherine St and Mill St! We have two locations with pet-friendly rooms in each. Both are old Victorian homes (Catherine St is 1883 and Mill St is 1812) and both have 3 floors, but not to worry as both homes also have pet-friendly rooms on the 2nd floor... and Mill St has a room on 1st floor. Give us a call so we match you with the perfect room and perfect house! I think you're looking at the Catherine St house because we just painted the Mill St house and haven't posted a photo yet.
