This B&B was adorable. Bill and Mary who own this know a lot about Newport, as Mary was actually born in this home. My husband and I spent two nights at the Newport Rose Cottage on a recent trip to New England. The house is very old. Upon entering it smells musty, but the Primrose Room was quite nice. After reading reviews I think I was a little underwhelmed upon arrival. Overall I would not want to give this older couple (in their 70's plus) a bad review out of respect. The location of this B&B is what you want, but anything else, well...while unfortunately the proprietor's wife was ill in the hospital,and he was left with running the place, they clearly need help. Just stayed for a long weekend at Rose Cottage and the hosts could not have been nicer. Mary and Bill were terrific-knowledgeable and extremely friendly!! Breakfast was good. Bedding never changed. Bathroom not cleaned. Would not recommended nor go back. I would recommend other properties before this one. Do not follow follow trip advisor on this one. Look at other properties before this one!!!!!!!!!!!!!!!!!!!!!!!!!

Bill and Mary were the ultimate hosts ... providing all that a bed and breakfast should be. The location is awesome on a quiet street a couple of blocks up from the harbor and they provide free off-street parking.
