Stayed for 2 nights- Housekeeping never serviced my room, blackout curtains were broken leaving room bright all night. Breakfast wasn’t included as advertised - I asked at the front desk only to get huffed & puffed at by staff that haphazardly three me a box then blamed housekeeping. Walked down to Mel’s diner next morning as didn’t want to deal with unprofessional staff. Dealbreaker was finding $80 worth of parking tickets on my car when leaving from lot recommended by hotel at reduced rate. Unbelievable. Wouldn’t recommend & would never stay again

This is a review of the timeshare building. Management went too cheap on in-wall air cond. units, which are extremely loud. Poor furniture layout in studio unit, resulting in placement of 20 in television in awkward location that is too far from bed to watch and at right angle to sofa. If you want to watch tv at all, bring your own (I've done this on Block Island). Sofa is unusable timeshare/hotel garbage with lowest density foam possible. Parking isn't management's fault, so no use complaining. Be advised: you will be ticketed if parked without having paid, or towed if trying to steal a spot in private lot. Other than these issues place is ok.

$18/day to park at a hotel you’re already paying for is excessive. The downtown location is nice but I would prefer to have to drive to get there and only pay the fee for the time I’m shopping/dining downtown

This was the second time we’ve stayed at America’s Cup Inn celebrating our anniversary. We love Newport and the Inn is in the best location to walk around Newport. Our room was large but it smelled like fabreeze was covering up a bad odor. The room was pretty but the carpet didn’t feel clean to walk on. Water in the shower had to run for quite a bit before it came out clean. The breakfast looked good but there were few gluten free options. They took already cooked eggs out of a fridge and warmed them up... they didn’t look good or taste good. I’m not likely to book at America’s Cup Inn again.

I came to Newport this time for a wedding at The Viking Hotel. There were 4 of us women. I urged them to save the money and stay at Americas Cup Inn instead of the Viking. We were all very pleased. The hotel rooms have been updated since my last visit several years ago. Bathrooms were great, new furniture in the rooms. The Staff were very accommodation and the breakfast---the BEST in town!! They even have a tea time with snacks every afternoon, I am so glad we came here. Highly recommend you stay here for one night or more. Hotel is right on the main road and in the summer a front room could get noisey but otherwise its quiet. There is no hotel parking lot but there is a public lot across from the side entrance of the hotel and you don't have to pay for that off season! I think the summer price is $18 per day but the hotel can give you more info. The overall ambiance is a great old inn with updated rooms and right in the center of everything. We were even able to walk to the Viking Hotel for the wedding!
