Great place to stay in when in Newport. Clean, conveniently located. Definitely recommend. You will have to pay a separate fee for parking which is a little bit unexpected, but parking is at a premium in the area. Might find cheaper options if you look around ahead of time.

Great experience. Room was clean and comfortable. Loved the fireplace. The "welcome" chocolates was a nice touch. Staff were friendly and always willing to accommodate. 41 North has an Inn feel to it, but with a cool modern vibe. You can't beat the location.

The hotel is laid back but has great charm. Our room could not have been better, I knew as soon as I saw it. Perfect Bed, fireplace, bathroom. If you are looking for a perfect spot I would highly recommend this hotel.

Room is clean and comfortable. Location, staff, outside space is wonderful. They have bikes for use, great views and a very good restaurant on property. What else do you need to experience all that Newport has to offer.

We stayed in the Red Cottage. The unit was very clean, and furnished so cute! The towels were so plush! We felt at home. The staff was very nice. Location is convenient to everything on the strip. Would definitely stay here again.

Lovely hotel near everything, hardly quite worth the cost. Stayed in a suite with a shared balcony with harbor view, nice but missing quite a few amenities for the cost. No coffee maker in rooms, no bottled water, a television for a suite that was old (and by old I mean not a smart TV) and very small that could barely be seen from the bed. Staff was pleasant and attentive. Seems odd that they carry a full bar and fridge but not one bottle of water and no coffee maker?! Pretty standard at most hotels half the cost of this one.

Just returned from a girls weekend away in Newport; I called Forty1 North home and loved it! A "boutique-ish" hotel in the sense that unlike a larger hotel (there are 28 rooms), the staff knew our name, welcomed us in every time we returned to the, and asked us about our day. A quaint hotel with a staff that cares about the property and the guest experience. The hotel and our room were spotless. We didn't eat in the restaurant, but the drinks at the bar were very good, and the welcome tray of cookies in our room was a nice way to kick off the trip. We weren't there during warm/busy season, but the outdoor area looks beautiful and I bet is a great time in the summer. (nice view!) Centrally located and walking distance to attractions, restaurants, and shopping. Complimentary car service, which is convenient so you park once and don't have to move your car until check-out. Shout out to: Samantha, Emily, Nick, John and the rest of the staff!

February 2023 Off season, decided to spend some money in Newport ! 2 nights here, unfortunately my girlfriend got COVID . Drove down to honor the massage I made appts for got mine at a spa up the street paid for both appts only used one. Stopped by Forty 1 North to explain why we didn’t / couldn’t check in and use the room for 2 nights -COVID illness. Spoke with manager told her her I understand their cancel policy and don’t want my money back. I asked for a 1 night credit for future use and said I’d not use it July/August , she said NO ! So when I come back to Newport to support them in the off season I won’t be spending any money at Forty 1 North and I suggest you do the same. They are at 20% capacity nobody is looking to rent the room I had, it went unused but somehow the manager tried to tell me they lost money in the $1100 I gave them.

We loved our stay at Forty 1 North. We had a group of 10 adults and we all had a great time - the accommodations were beautiful, comfortable, and the downtown location was perfect for walking everywhere. Samantha was so very helpful and responsive in taking care of all of the details for our trip. Thank you and we will be back!!

We absolutely loved our stay at Forty 1 North. We were pleasantly surprised at the warmth of the staff and their attention to guest details. Walking into the room to a welcoming hand written note and delicious chocolates wishing us an enjoyable stay was amazing. The cleanliness of our room and the fresh scent of the sheets lulls any weary traveler into a good nights sleep. Our three night stay was not long enough, looking forward to a return visit!
