I am going to start with the positive. I had trouble booking online so I called the Inn directly. Luckily for me, Hunter picked up the phone and it was a pleasure dealing with him. He was there when we arrived and checked us in. Every time we saw him at the front desk in our comings and goings, he was friendly, helpful, and had a smile on his face. He is a treasure and should get a raise and a promotion! We did not have nearly the same experience with the other Inn employees we interacted with.

Another positive is the awesome location. We walked to everything and did not move our car for the 3 days we were in Newport. While on the subject of parking, it is included in the overall price. Which is terrific as we never really noticed many open spots during our many walks.

Another positive is the continental breakfast. It was delivered to our door at the time we requested and was generous and included fresh baked goods, yogurt, fruit, and coffee. We are big coffee drinkers and when we requested a full carafe, it was delivered.

Covid-19 measures were good, but we still opted not to have our room cleaned for our short stay. We just asked when we needed new towels or anything else and they were promptly brought up to our room.

Okay, now for the negative which is a big one for my husband and I. The Mill Street Inn is not inexpensive and even though we stayed after Labor Day our Townhouse suite was almost $750. a night, with a discount, for most of our stay. We are both more than willing to pay that for a quality experience and Mill Street did not let us down in all areas but one. Our suite was/is in very much need of a renovation. It was old and tired and the curtains were hanging off the rod. So it was pretty sunny in the sleeping area in the morning. There were exposed piping, and it needed some fresh paint. The list does go on with old and worn furniture in the living area downstairs. The patio too was not private as there was a guest on the rooftop deck looking in our room and taking a picture (in our rooms direction) when I came up to change after breakfast.
To end on a positive note, our stay in Newport and the Inn was not marred by the condition of our room, but I would only return if all the rooms have been renovated. Especially, for the prices they charge $$$$.

Similar to other reviewers, we felt that the Mill Street Inn goes above and beyond lodging expectations. The vibe of the Inn is service first. From the morning breakfast quietly delivered to your door (at the time you specify) to the amazing helpful staff behind the front desk this is a “team” concept Inn. Hunter, Sarah and Laurie were always available if we had a question or wanted to share a silly story during our stay. Each was incredibly friendly and personable all while wearing a mask. The daily cleaning was evident and even requesting your room to be cleaned was a simple process. On a different note, there is a small mini fridge in the room. I did not know that so help that tidbit helps. Last but not least the best part of our townhouse suite (room 202) was the deck! The water views and the church view were beautiful!

This elegant small inn is in the perfect location for exploring Newport, and during this time of Covid, they are making great efforts to provide a safe as well as relaxing place to stay. The staff is first class and the suites very well designed. If I have reason to visit Newport in the future I will be back.

We stayed here for a long weekend and it was perfect for our needs!
It's one block in from the wharfs and thames street with all the bars, restaurants and shops. Itsy close to the Cliff Walk and Ocean Drive.
The Inn itself is neat, clean and cozy. We were given a gift bag of goodies upon arrival and there is bottled water in the room. We had a suite on the second floor right by the stairs going up to the deck.
The rooftop deck was perfect to have some wine and cheese while watching the sunset. Feel free to bring your own blanket to snuggle in!
The staff was always friendly and helpful whenever we saw them.
I would definitely stay here again!

We stayed at the Mills Street Inn for 3 days. From the second we arrived to the moment we left, our stay was perfection. The staff is incredibly friendly, professional and accommodating. Hunter, the front desk agent greeted us with a lovely welcome gift, filled with delicious sweets. He also made us feel so welcome by providing us with directions and suggestions to local attractions. My husband drives a large truck, which always makes parking a challenge. Without hesitation, the manager moved his vehicle and offered my husband his parking space. Never in all my years of travel have I ever experienced such a genuinely kind and accommodating staff. The room was immaculate! House keeping does such an amazing job keeping this hotel clean. The balcony in our townhouse style room offered a beautiful view. Each morning fresh coffee and an assortment of breakfast foods were delivered to our room. The perfect location allowed us to walk everywhere. Easton beach was an easy 15 min walk and all the restaurants and stores were steps away. Newport offers many nice hotels, but the service at the Mill Street Inn is what makes this hotel the absolute best. We will absolutely be returning! Thank you for a great stay! We stayed at the Mill Street Inn for a New Years escape. From beginning to end, this was a gem of a place to stay. Parking was plentiful with a lot and a garage on the premises. The lobby was warm, charming, and cozy and attention to detail was exceptional. Jamie, the manager, made us feel at home greeting us with a gift bag of gourmet local treats, recommendations for local attractions and a breakfast menu for us to hang on the door for the following morning. Breakfast is included each morning and offers delicious pastries from a local bakery, yogurt parfaits, fresh fruit, coffee and tea. For the price we paid, the inclusion of breakfast each morning, the welcome bag, and beautiful drinks in the lobby on New Years Eve was far beyond expectations. Every touch at Mill Street Inn is carefully considered and personalized. Everything you could wish for and more you will find in the rooms, from robes to high end toiletries. The rooms are absolutely gorgeous, immaculate, and generously sized, with such character. We are used to staying at large hotel chains, but this was a perfect departure from cookie cutter. The location central to shopping, the harbor, and the best restaurants in Newport are all within 5 minutes walking distance. We will return!

We recently completed a stay at the Mill Street Inn and were extremely impressed with the cleanliness, staff, and accessibility. The hotel is small and very well kept, perfect for the current climate. The location can't be beat - steps away from the major restaurants, and while we did have a car, you probably could even walk to the beach. The staff also went above and beyond from the start, helping us book to accommodating us on our final day. We stayed in the townhouse and absolutely loved it; just the right amount of space to relax but not get too comfortable to enjoy all Newport has to offer. Highly recommend to anyone coming into town, we will definitely be back!

We love the Mill Street Inn!!!! We have been visiting family in Newport for more than 10 years & always stay here because it’s just wonderful. The rooms are super clean, smell great, constantly updated & beautifully maintained. Each room we stayed in is different (read this as 'no two rooms are alike') & all have been able to accommodate the changing needs of our family over the years. Our favorites are the double room with large dining table (201) & the loft rooms.

The breakfast is fantastic with daily homemade bread, pastries, granola & fresh fruit! Cookies in the afternoon too!

We look forward to our next visit! A big Thank you! to everyone at the Mill Street Inn for all your hard work & the great attention to detail!

The best service ever at any hotel we have ever stayed at - and my wife and I have stayed at some fancy hotels. This is a beautiful property, that is perfectly located on a quiet street just a minute or two from the pier and all the best restaurants /shopping etc. in Newport.

Our daughter happened to stain her shirt with smoothie and we were at a loss with everything closed for Thanksgiving. The general manager kindly offered to help, and arranged for her shirt to be washed twice (the second time with stain remover for good measure!) in the hotel's laundry machines. We couldn't be happier and are already looking forward to our next stay at Mill Street Inn!

My husband and I stayed at the Mill Street Inn for three nights. I highly recommend this inn. To start, the location is very convenient for walking. We parked our car, which was not an extra charge by the way, and never used it again till we left. It was easy to walk to the mansions, cliff walk and Thames Street. When we checked in, the front desk gave us a welcome bag with popcorn, nuts, chocolate and brownies, yum! They also put a bottle of fresh drinking water in the room. The room was large and spacious. We had a king bed with a couch and table and there was a refrigerator in the room as well. The bathroom was roomy as well with all the extra items including lotion, make-up remover, q-tips, cotton balls, shampoo, conditioner, etc. They also provide a complimentary breakfast that you order the night before which included a croissant, greek yogurt with granola, fruit, orange juice and coffee. The croissant was one of the best croissants we had ever had. And lastly, they offer free sangria in the reception room in the afternoon for happy hour before going out for dinner. We slept well, the room was quiet and the bed and pillows were comfortable. Because we were there in May, it was relatively quiet as the summer crowds had not gotten there yet. We would definitely book this hotel again if we come back.

Hi Jenn, We offer free, first come first serve parking. We have 21 spots for 23 suites. So, while most cars can fit, on rare occasions guests have to be directed to alternative parking which they must pay for. As far as SUVs, there are many different sizes. I can fit my Ford Escape in easily, but some larger models may have trouble depending on what spots are available. Please call us at 401.849.9500 if you have any more questions! Parking is complimentary, however not guaranteed. We have 21 spots for 23 suites. It is a first come, first serve basis. In the unlikely event that you are unable to get a spot there is a paid parking lot just a block and a half away. We encourage all out guests to bring compact vehicles and carpool when possible.

Our roof deck is currently open, however due to COVID -19 regulations we cannot serve a buffet. Instead, we are serving room service, in a convenient to-go style and encourage our guests to take it with them to the roof deck, enjoy in their room or on their adventures~

We have stayed here many times but only on the two-level suites. these have their own private patio. You might have to move the two chairs but perhaps this could be done. Also WiFi was used infrequently. Call the inn. The people there are most helpful and I believe they would give you an honest answer. Hope this helps.
