Wonderful common areas, living room, dining area, bar and billiards room. Got a real sense of time and place in historic Buffalo the property. The butlers were not only helpful and friendly, but knowledgeable about the city. As many have commented, the mansion could use some renovation. I suggest they start with the beds. We stayed in what I’d say were the maid’s quarters as it was small with a very old and uncomfortable queen bed that creaked when you turned over. Jetted tubs may once have been the height of a luxury room, but today, I doubt anyone trusts that they are clean enough. But hey, it’s an old mansion and I imagine the cost of renovating all the tubs would be astronomical. Terrific location, walkable at night to Mother’s - a fab restaurant- and Babeville. It’s a great choice if you are tired of sterile, chain hotels. If I were to visit Buffalo again, I’d stay at the MODA again.

What a wonderful hotel! Our family of 5 adults stayed in 2 rooms. The property is a beautiful historic building, inside & out. Staff were friendly & accommodating, especially Lucas. The rooms were clean & spacious. We were treated to a complimentary drink in the evening, fresh baked cookies in our room & cooked-to-order breakfast in the morning in the beautiful front room. Would definitely stay here again and will be recommending to friends and family.

Step back in time to the opulent late 1800's in what was Millionaire's Row during Buffalo's heyday.
Here the light pours through the tall windows into the 18-foot high, beautifully decorated rooms with exquisite woodwork. The bedrooms are spacious, clean, well designed and well-appointed. Common areas create a relaxed, friendly atmosphere in which to meet and socialize with other travelers. What a treat to have a full breakfast served to you vs. grazing through another predictable, chain hotel-style buffet.
The Manse also provides safe, comfortable transportation within a 2.9 mile radius in the hotel's Land Rover. As we were traveling by train, they were able to pick us up upon arrival and to drop us off when we left Buffalo. We were also able to walk from the hotel's great location to restaurants, historic sites and Canalside.
Most noteworthy, however, was the outstanding staff that humbly call themselves "butlers." They thoughtfully anticipated and accommodated our every need, and were a great resource for recommending dining and 'to do' options.
Should we shuffle off to Buffalo again, I would stay at The Manse on Delaware in a heartbeat. Anyplace else would only be disappointing by comparison.

After reading more positive reviews than negative ones and the property being rated at a 4.5, I decided that the risk was worth it even though the rooms looked outdated. Not sure how this property is receiving the usage of the word luxury. It has beautiful curb appeal, and the bar area is pretty. Beyond that this is an outdated property with buckling and dirty carpeting as well as outdated paint color and decor. Housekeeping staff is not friendly, and the smell of pot was evident while staff was cleaning rooms. In addition, we came back after an all-day/evening outing to find our door ajar, and our room not fully serviced, and our daughter's room not serviced at all. We reported this and due to the security issue are supposed to be reimbursed one night on our room only. The bathroom is horrendous with no storage, shelving, or towel bar other than a silly bar stool. The tub/shower combo is something I have never seen before, with 3 shower heads at varying heights and the main shower head with barely enough pressure to do anything let alone rinse out shampoo from your head. We awoke to a false fire alarm on Saturday morning with no instructions from staff to evacuate only to be told later after asking that it was a false alarm. The breakfast was fine, and 2 friendly bartenders Danny and Cade were welcoming upon our arrival and knowledgeable of the area and its restaurants. I highly recommend after exploring the beautiful small towns outside of Buffalo that you stay away from the city. At a $350 per night price point you can do better elsewhere as the areas around the property aren't great either. As a sidenote after we checked out we were told the property was recently bought in January and supposedly they are awaiting news of updating the property.

Stayed 2 nights on a sightseeing trip. The hotel is fairly pricey by Buffalo standards (about the same cost as the Westin but rates are much higher than the Hyatt Regency at this time). Convenient location in the trendy Allen neighborhood along with free parking helps justify the cost.

In remodeling the property, no effort was made to retain or recreate historical features in the rooms, resulting in a pretty sterile shell. Others have mentioned bathrobes that my room did not include. There were no towel racks in the bathroom. Towels and washcloths were stacked on a folding chair instead. The bathroom included just one small bar of soap for both the sink and tub/shower. There was no refrigerator nor microwave in the room, an unusual deficiency. There was a huge whirlpool tub/shower connection. Water must be inexpensive in Buffalo considering the amount of water used to fill the tub.

The "butler" idea was not well executed. The butlers provided no more than the usual staff. The hotel could at least provide standard butler uniforms.

Citing Covid concerns, rooms are only cleaned every three days. I have recently seen this in Portland, OR and believe it is solely a cost cutting measure.

They put me in a room that had no bathtub, even though their website says that their queen room has a whirlpool tub. They mix up my reservation so wake me after sleeping only two hours in two days because they had no notes of my extension which was made on arrival. Worse, rate goes up $150 Per night ($309 plus taxes and fees), and she has the audacity to say that it was because I was in an upgraded room. Upgraded room?, I don’t even have a bath tub! And she says it’s because I am in the wheels in room. so I ask, what does that mean? And she says, it’s for wheelchairs. Well that’s great, but am I missing something? Because, I am not in a wheelchair! I wanted my whirlpool tub and came here for that over the other hotels. I was here less than three hours before all of this. Now, I would have to pack up and
change Rooms to get The advertised standard Whirlpool tub, which is a main reason I chose to come, plus, to be pampered A little. lol! Far from it.
Thank you for the continued exhaustion. Now, I have to pack back up after unpacking only three hours ago and check out and go to another hotel... and, they’re not even busy, it’s like a ghost town in here

We thought offering a larger room would accommodate your additional luggage and provide extra comfort from the Classic, which is a smaller room. My guess is that this was once a fine hotel. But it isn't any longer. The ground floor is nicely kept and the breakfasts and bar drinks are nice and well done.
Rooms are dated, unkempt and just flat out gross in some cases. The baths feel very motel.
Service was ok. We found that it was very superficial. When we told the front desk that the wifi didn't work, they said, "that's funny, it should be fine." They did nothing else.
The cleaning, or lack thereof, is a problem. This hotel only cleans every three days, and that cleaning is just making the beds and putting toilet paper in the bathroom and getting rid of the trash. It just feels dirty everywhere.
I was told that everyone stays at the Westin down the street now. I understand why.

In as a tourist w my adult daughter from Pittsburgh. This is a de facto bed and breakfast with truly unreasonable rates, and maybe $500k of deferred maintenance.

I booked after reading reviews and assuming the bad reviews got it wrong: they didn’t. Like the Adams Family or the Munsters house, Cookies not homemade. I’m sure they are nice people…and famous people seem to have stayed here 30-+ years ago. I don’t know when it was last updated.

We are going to the Curtis Hotel tomorrow now, decided that over dinner.

We expected so much from the website description of this "luxury" hotel. And it was a lovely mansion in a quiet area. But "butlers"? No, just regular staff offering the same services as at other hotels. On the positive side, there was plenty of free parking (a bonus in cities), complimentary drinks and water. The bed was comfortable. On the negative side: "cook to order breakfast" is a choice of two, that's it, no other offerings. We ate at Betty's after the first morning. Poor and insufficient lighting in our room (grand double). Had to rekey our cards several times a day. Our desk was only big enough for one person at a time; the other one took their laptop down to the breakfast room to work on as there was no other flat surface in the room. Would we stay again? Maybe. The free parking and proximity to Betty's and other nice restaurants make it worthwhile but we wouldn't call it "luxury".

I've stayed at the mansion a few times and the past has always been a very good experience. This time around, I was expecting for my $395.00 that I would be going into one of the rooms in the front of the building. I was told the people who are in it decided they would stay longer so I would need be moved to a room in the back of the hotel. The room number was 212 and I commented that when we were walking to the back that these are the rooms I would always pay much less to stay in. The lady insisted that with this room it wasn't the case. In the past when I've stayed at hotels and if I and needed to extend my stay, I would be told that the room is booked, and I would need to be moved which is understandable. But here I was the one moved and the room I reserved was not given to me. Room 212 had a noisy air conditioner and small windows which looked out to the back of the building. Other reviews mention a remodeling is needed which I agree. The carpet has not been changed and is evident by the wear on the edges. For $395.00 I would suggest you find another place to stay as this was a disappointment and that I had to take a downgraded room with no compensation assured this would be my last time staying here.

Yes, the complimentary shuttle service was fantastic as well. I agree with the person from Tampa; simple give them a call, or e-mail the hotel before your arrival to ensure you have the correct information. Have a wonderful time!

We noted nothing paranormal at the hotel at all! Abnormal in a good sense like having a chauffeur, an open bar before dinner.... as for the beds and room arrangement I would suggest contacting the hotel!
