Just enjoyed a great long weekend in Downtown San Antonio Texas at the Historic Arbor House Suites B & B! All of the rooms are suites and a continental breakfast for 2 is delivered to your door every morning so you dont have to get up, dressed, and eat in a common room with strangers. Each of the rooms feature a large balcony or porch which is an excellent spot to enjoy breakfast or a beverage in the evening breeze. My room also featured a large roman tub, mini fridge, microwave and coffee maker. The grounds are unique as there are numerous large trees, fountains, and seating areas around all of the houses that are hidden from the street and nice and serene. The Hotel is 3 blocks from the main areas on the Riverwalk and one block from the shops at La Villita and the Arneson River theater. The parking is free and the staff was very friendly and unobstrusive, a very good place to stay near the riverwalk without the traffic & noise!

First time staying here. We stayed for 5 nights and last loved the location, free parking, the property and the daily delivered breakfast basket every morning. Albeit the breakfast was the same each morning with fresh fruit, muffins and juice. The room was very clean and well decorated. Walking distance to the river walk and downtown. Would highly recommend it.

Twice a year I travel to San Antonio for conventions. I always book through the Convention Housing Bureau, but until the last minute I thought I wasn't going to attend my recent July convention. I needed a hotel at the last minute and all the ones I usually have to pick from were either booked up or were more than I wanted to pay. I did a search on hotels.com and found Arbor House. I couldn't believe the price and location, just a short walk to the Convention Center and the Inn has free parking! The innkeeper Adolph was very nice, as was the owner Ron who I met later that evening. The suite was comfortable with a king bed in the bedroom and a sofa bed in the living area. The breakfast basket that was delivered in the morning was excellent. I plan to stay here again!

This was a first experience at a B&B. If this were typical, I would rather stay at a "chain" hotel. There was NEVER anyone around to ask questions. Our breakfast basket was dropped off early morning each day. Once I opened the door trying to catch someone but they must have run off immediately. Our room, even though it was spacious, was never completely cleaned. The bed coverings were thrown over the sheets so the room looked made up. The location also is not very good. It's kind of a scary neighborhood even though it's close to the River walk. You never saw anyone on the street. Our last day we were uncertain about check out time. We starting calling the office at 8am without an answer. But we did leave 3 messages. I walked over to the office, again no one was in. Finally, at 11am, we left our packed bags with a note in the room. When we returned at 2, our bags had been moved out of the room. The clerk insisted that he had been on the property all morning. It’s lies like this that definitely added to this review. Next time, it’s the Westin or another chain. At least you can talk to someone!

Arbor House is ok just not great. Not sure I understand all the 5 star reviews. My husband and I stayed 6 nights in the David Crockett Suite. The king size mattress needs to be replaced as it sags badly to the middle. Flat sheets on a king bed instead of a fitted sheet are also a problem as they bunch up especially when you are struggling to get out of a hole all night. Breakfast is delivered to your door every morning between 8 and 8:30am. Exactly the same thing everyday. Two bagels, two muffins, two small packages of individual cream cheese, two tabs of butter, two individual grape jam packets, two small containers of mixed melons with 2 or 3 berries, and 2 cans of Texas orange juice. They do leave you two bottles of water everyday which is nice. There is a small refrigerator in the room and small microwave, and coffee maker. Creamer is brought to your room everyday when they clean and make your bed. Not enough creamer though. Not sure they ever changed the sheets, just looked like they made the bed. My greatest complaint is the air conditioning. There is 1 unit for the 2 upstairs suites. We are not used to the heat in San Antonio and old houses get hot upstairs at night when it's 82 outside. We would turn on the air and our neighbors would turn it off and we would wake up sweating in the night. One traveler recently mentioned luxury which I find odd. Not sure where they have stayed but luxury is not a word I would use. Clean yes, luxury no.
Lots of reviewers mention meeting the owner. Never saw the owner and only saw Adolph twice, once at check in and once when I went to get a blow dryer. Apparently they don't leave them in the rooms as they "walk away". There is free wifi but it is very slow and spotty. Hardly worth using. Definitely not five stars. Three stars for free parking and for the location which is within walking distance of the convention center and the Riverwalk. I will try something different when I return to San Antonio.

How can this be..quite,tranquil,beautiful garden in the heart of San Antonio. A block from the riverwalk,15 mins from Lackland AFB. What a perfect place to reconnect with my son who graduated boot camp that felt like our own home. Thank you to all who made our visit home sweet home with memories of a life time.

First and Foremost we hardly ever get to leave home and get to go anywhere, although we have stayed at Hotels for Numerous reasons it was never for a Romantic, Relaxing Getaway!!! It was my Birthday Weekend and the Love of my life wanted for me to have fun!!! Centrally Located the Arbor House is Seriously in Walking Distance of everything downtown SA has to offer!!! While with all the quietness of being in the Country!!! The rooms were decorated beautifully and such a peaceful in every sense of the word.The Staff and owner were wonderful and friendly and went above the call of duty to make sure our stay was a memorable One!!! Breakfast served to us in a Picnic Basket and left for us at the door to enjoy at our leisure was very delicious and just the right amount of food for Two!! We my love and I highly recommend the Arbor House for the perfect relaxing atmosphere and comfortable beds (slept like a baby), gorgeous Architecture and wonderful staff to truly tie the whole downtown San Antonio Experience together!! We will be staying there again!! Not too mention recommending it to everyone I know! We Absolutely Loved it!!! Thank you to the staff and my love for making my Birthday Extra Special and one I will not soon forget!!

This is a charming and comfortable Inn with a most hospitable staff. Ron, the owner just couldn't do enough to make our stay more pleasant. We visited Thanksgiving weekend and he made sure that our house was fuly decorated for Christmas, before we arrived. Each of the houses is decorated in a beautifully different Christmas theme. The lovely courtyard was so comfortable. We enjoyed coffee in the morning and relaxing in the evening, sitting under the trees. It is located in a quiet neighborhood and is an easy walk to the Riverwalk, the Alamo, shopping and restaurants. It was a most economical package for our family.

Adolf was a super host, made check-in easy. Room was so unique, loved the pictures. It had everything we needed (small refrigerator, microwave) even glass wine glasses! A hair dryer was provided upon request. The arbor and gardens were so relaxing with a nice glass of wine in the evening. First night weather was good but second night too cold to appreciate it. Only thing difficult was that the house we stayed in was blocked off from the arbor by the gate that closed in the evening, but a call to Adolf and he quickly came out and opened it, also chatted with us for awhile. Loved the basket breakfast delivered to our room and left outside the door so that we could eat when we wanted to. The fruit cups were wonderful--freshly made by Adolf each day and plentiful. Parking was off site but not very far and a permit was given for free parking. Close enough to Riverwalk, the Alamo & downtown to easily walk. Would definitely go there again and recommend it to others.

My husband and I have stayed in the honeymoon suite several times and love it. I would not say it is luxurious, but it is nice and spacious. The balcony is great, but it overlooks a side street and there is not much to look at. We've had breakfast out there to enjoy the nice weather.
