We had room #26 which had 3 beds. It had two beds in the living room and one in a separate room. This was along with 2 recliners in the living room. It was nice for a family of 5. The view from the balcony was amazing and relaxing. It is 3 miles from the National Park entrance which is nice. It had a small playground with toys available for the kids. We also used the propane grill one night to save $ on the food bills. The owners do a great job answering questions and keeping a peaceful, quiet, place to stay.

The best part of the property is the location-right on Fall River near the Nat. Park entrance-we had a duplex cabin-nice deck overlooking the river-the inside was clean but dated- king mattress should be replaced-very limited provisions in the kitchen-(silverware, dishes, glassware)- staff was great-helpful, friendly. Good place for families with children.

We've stayed here more summers than not over the last several decades, so it seems like home. You have a choice of traditional motel rooms, or several fully-furnished cabins (including kitchen, cooking supplies, etc). Right on the Fall River, fishing picks up mid summer after it is stocked, but even until then, little is more relaxing than a cup of coffee on the deck in the brisk morning air watching the river go by, the birds dancing above the river, and not a sound to be heard. The only minor caveat is there's no breakfast provided, so plan accordingly, but that's a small sacrifice for such a great location. At least some rooms/cabins are handicap accessible, there are picnic tables, fire pit, badmitton and other games, kids' play area, gas grilles, and until they head to the high country later in the summer, elk are daily guests, grazing on the lawn (caution, they look tame but are NOT, so keep your distance).

Stayed 2 nights with friends in a 2 bedroom cabin here. The front office personnel were not just unhelpful, they seemed to take pleasure in being unhelpful. The cabin itself was tired but basically what you expect in Estes -- a rather bare bones space with tacky antler lamps and kitschy dishes. Beds were uncomfortable and bedding was not nice, but again that's kinda what you expect in this kind of an establishment. Blankets didn't look like they'd been laundered often enough. The beds were configured strangely in a way that minimized comfort and privacy (e.g. only bed that could comfortably sleep a couple was in the same room as another bed). The living room/kitchen was VERY cramped (as in, if the love seats are arranged so that people can sit and converse you can't open the fridge very well or get from the front door to the hall without tripping over kitchen chairs). There was no coffee table, which made it difficult to settle in by the fire with a drink and some snacks to catch up with friends -- we were constantly balancing plates and drinks in laps while sitting elbow to elbow on the small sofas. In spite of stern signs warning that if dishes aren't washed upon checkout, a fine will be levied, the dishes we found in the cabinets were dirty -- dried bits of caked-on food on them. When we arrived the parking spot numbers were mostly hidden under snow and ice, but a guest in another cabin was roaming around knocking on doors and accusing other guests of parking in a spot assigned to his cabin (there were plenty of empty spots in general, but nevertheless this guy interrupted our evening and was accusatory enough to made us feel threatened). I nearly stepped in dog poop in the meadow between cabins. Maybe they assume that because there's naturally some deer poop back there that people don't mind dog poop, but that's not the case. The walkways and steps were all iced over and no apparent attempt was made during our stay to salt or sand them for traction. And finally, this cabin was extremely uncomfortably hot. We couldn't get it cooled off enough to sleep comfortably, let alone to turn on the fireplace and enjoy it, even on a cold night. I think you could do better at the same price in Estes. I would definitely never return or recommend this place to friends.

I traveled to Riverwiew Pines with my family in summer and the place was great, the room was very comfortable and we specially liked the balcony. The views were beautiful and there´s a small river going through the property. You need a car to get here though, and to go to town, its not walking distance to anything, but very close to Rock Mountains National park by car.
