Estes Park’s premier destination for RV vacationers, Manor RV Park features 110 spacious, paved sites, well groomed grounds, newly renovated bathroom and shower facilities, paved roads, clubhouse and a friendly, neighborly ambiance. It’s just a stone’s throw from Rocky Mountain National Park and minutes from great shops and restaurants in downtown Estes Park.
Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travelers to find restaurants and things to do within walking distance.
The location and creek are amazing. Very easy check in and nice spots with a cement pad and table. The showers were dirty and obviously had not been cleaned in days. There were no hooks inside or near each of the showers to hang a towel so you had to step out naked to get to the minimal amenities that accomodated yours and others items. There could at least be a curtain to shield the showers from the rest of the bathroom and offer a little privacy. Several bugs inside the showers, alive and dead.

I agree with so many of the other reviews. It is a great location and we had an injured elk in the park that stayed the entire time we were there. Very cool. Owners are very nice, but as stated in other reviews, very close spaces. We have a 34' RV and we had no problem maneuvering as the owner helped us get backed in but it is close quarters.

My family and I were very excited about our stay at Manor RV park after reviewing there website. On arrival we could see the campsite was very muddy and the grounds were unlevel. This made setup very difficult ( took my husband over an hour to get our camper set up after it fell once due to the uneven ground) not only was the camp sits uneven, they did not keep the grounds up at all. We are on a road trip and in comparison this is the worst I have seen yet. The best thing about this rv park was all of the elk that walked around & the proximity to Rocky Mounty National Park. Otherwise rating would be much lower. We even had another camper who said they had years of rv experience say this was the worst they had been to. We left after day 3 & went to the RV park next door. I’m sorry but I would never return to your rv park again. We had the most wonderful time in RMNP but as far as manor park - I would not recommend them.

During the winter we redid the water and sewer lines and unfortunately are still working to get the sites back to where they were. We clearly have some more work to do. Again, I do apologize. We are very excited to have the new water and sewer lines and feel this project was a necessary upgrade. The worst experience we've had at an RV Park in almost two years of full time travel. We originally booked 3 nights in the Circle/Meadow Full Hook Up Sites. Then, we booked in the office for Monday, Tuesday, Wednesday and Thursday in the RV Overflow Lot as we are fully self contained with a large solar set up, and plenty of water. Additionally, we booked the following Friday and Saturday in full hooks up. On Tuesday afternoon, we received a knock on the door from a then-unidentified pair (later identified as the property managers). They were irate, and very angrily informed us that were not allowed to stay in the overflow lot. We explained that we had paid, but were told that it was intended for storage only (definitely was not a storage facility, however). At this point, we tried to apologize and say that there had been a misunderstanding and we were happy to leave. We've traveled to over 46 states and stayed in plenty of these overflow lots, and so we had assumed that was what we were paying for. Additionally, none of the policies we signed in person or listed on their website stated otherwise. However, they continued to be rude, and yelled that we needed to leave the property and that we could receive a refund for our stay. No problem, we're happy to leave - fully understanding that there was a miscommunication (on their end, given we can't be expected to know their policies when not told them).
After leaving, we get a call from Alec Buns at corporate stating they will be charging us for a full hook up site even though we did not have full hook ups, and did not utilize any of the amenities in the campground. We again tried to explain that there was a misunderstanding, we left with no fuss, and just wanted our money back. He refused to have a conversation with us, stating repeatedly that he would "not be negotiating" and the "buck stops with him." We have never, in our two+ years of travel, had such a negative experience with such incredibly rude people. An embarrassment to campers everywhere.

First let me state that my wife and my expectations for RV parks may be different then others. We like laid back parks that are not all tar or cement roads that people speed on, tarred sites that reflect the heat back into your rig, lots of activities and way to many sites. We like the smaller RV parks with a more country feel, dirt sites, trees and woods, animals that wander through the park and a quiet with a homey feel. This RV park fits that bill. Yes the sites are packed dirt with cement pads and most are level, you may have to do so some minor leveling but that is what levelers are for. Some are more private if that is what you want, or closer together if that fits your style. The sites are what you want and pay for. We stayed here a few weeks ago and loved it. After we left we had mechanical problems and needed a place fairly nearby to the repair shop. We could have gone to a much less expensive place with no electricity, water or sewer hookup, but we opted to go to a place we trusted and knew was exactly what we needed; Manor RV. Let me say this, is it fancy, nope. The roads do need some work but they are not bad and compared to some more expensive places we have stayed at not a problem.There are some small areas that cause a "bump in the road", I just call them natrual speed bumps to slow people down. This place is restful, no stress, has awesome sites ( look at the map or satellite map and pick your site out by that that way you know exactly what you will be staying in). Some sites are closer then others and if you do not want to be to close to your neighbors, check their site map before you book. Better yet go online and use a satellite view of the park. There are beautiful views of the mountains, a small river that passes by, elk, deer, rabbits and other wildlife wander through the park frequently. There are people who stay long term, short term and everyone is friendly and helpful. The people who run this park go above and beyond what you would expect.... Nearly all Rocky Mountain National Park entrances on this side of the continental divide are about 10-15 minutes from here. We could not have asked for a better place to be at for the time we are waiting for our part. We are not guests here, it is like we are family....
Plus, where else can you go and have elk invite themselves over to visit in your site. .

Stay away!!! Not at all as advertised! We booked 2 nights last minute because we had such a terrible experience at the Estes Park Jellystone. On the website it says full hookup, big sites, and FIREPITS. We checked in after hours so we drove right to our campsite. It was totally blocked by the truck of our neighbor who was nowhere to be found AND there was not a single fire pit in sight! So not only could we not get in to our site, but there were no fire pits at any site that we could see after driving around. We left and went somewhere else. We have called several times to request a refund since we physically couldn't stay in our site but of course, no return call. Also, the grounds were very unkempt, the "laundry facility" was a washer and dryer OUTSIDE the bath house!! Several "long term" residents which always makes for a more trashy experience. Overall, trashy and false advertising!

Horrible staff. We reserved a space at this park and they required full upfront payment of $70. Unfortunately only an hour away our tent trailer started on fire and we luckily were able to safely put out the fire before the entire thing ignited. The bad news is we were stranded and having to stay in hotels until the extensive repairs were completed. We immediately called the campground to notify them of our misfortune. They had just closed and we left messages. When we contacted them the next morning they Told us that they won’t refund our nights stay (even though we never made it- still Stranded!). The kicker is that the campground is full (full of $70 reservations- wow!) they had absolutely no compassion during our conversation. I told them I wouldn’t want to support a campground like this anyway. Very poor ethics. There are so many wonderful places to support, please keep looking!!!

Stay far far away. Has worst showers I have ever encountered. No privacy and can not get a hot shower. Water never gets beyond barely Luke warm. Had to check out a day early because there was no way I could do two days of cold shower and no way my wife would even try. They refused to refund our unused day when the attendant called a manager and the company has not responded to two complaints on the customer site. Have to file credit card dispute. Will never stay at their properties again

Just wanted to share our experience staying at Manor RV Park. As a very seasoned traveler (45 states in our 5th wheel) I can not say enough good things about this park and staff. Top to bottom they have their guests best interest at heart and have enjoyed the way they take care of the place. One of the neat things about this campground is frequent animal visitors. Elk and deer wander through the sites which really make it fun. Another thing is the social element... Weekly pot luck dinners,and movie nights, as well as periodic Saturday breakfasts. And the campers are friendly!

I will give zero if I could. Such mean staff. Someone else took our registration paper, took our spot. But no any explanation, no apology the next day. instead, we took all the blames and got yellow at. I would not recommend this place to anyone unless you want to get yelled at like a three year old.

We arrived on a Wednesday in May and left on a Sun. Park was not full until Fri night. Price is worth it in my opinion. Stream access is wonderful. RVs/trailers are not on top of each other. Shower facilities are very clean. When we arrived, we were told they were booked through September. The deer and elk wonder throughout the park. Going back in a few months.
There are more places to choose from in the Estes Park area.
