Our condo was clean and cozy. We arrived after the office was closed and check-in was a breeze! The kitchen had the basic cookware and utensils needed for simple meals. Housekeeping was quick to pick up trash and replace dirty towels/linens with fresh ones. We had a lower level one bedroom unit, and it was perfect for our family of four (although the sleeper sofa was quite uncomfortable). The river just outside the back door was so peaceful and beautiful. The location of Boulder Brook was perfectly nestled between the convenience of Downtown Estes Park and the magnificence of Rocky Mountain National Park.

No elk walking up to our room, but that was the only disappointment! This hotel delivered exactly what it promised -- huge room with king bed, hot tub in a windowed alcove, gorgeous and private patio on Fall's River and all clean, clean, clean. From the welcoming women at the front reception who provided good restaurant recommendations, to the comfortable bed, to the convenience of being 5 minutes from the center of town in one direction and five minutes from the RMNP entrance in the other, this hotel was first rate and worth the money. The layout of the rooms was perfect and we never saw or heard any of the other guests, except those we ran into in the parking lot. We didn't use the kitchenette except for the frig, but it was also clean and a nice convenience. We would definitely return to this lovely and relaxing place right next to one of the most beautiful national parks in America.

We stayed here 3 nights and loved it. The unit was clean and well appointed. The sound of the river was awesome. Its in a great location, the cost is about right and their cancellation / deposit policy was a big plus as we made our reservation months in advance. We had a 2nd floor 1 BR with a pretty deck above the river. The matress was very comfortable. We were visited by one lady elk 😃. We had one problem with the heat as the BR was always much hotter than rest of unit even though thermostats were set the same, nights get very chilly. The only recommendation I can give is that the corridors and stairs need a thorough cleaning, there are rock salt stains and leaf debris. One blind was broken and blinds need a good dusting, these are minor issues. We hope to come again. They're on a civic policy so no room cleaning during our stay which was fine with us.

Our one night stay at the end of January kicked off our brilliant Colorado Staycation. We love Estes but had never stayed this time of year which while being chilly was also less crowded and a visually beautiful winter wonderland. Our room was perfect with King bed, in room 2 person jacuzzi and gas fireplace. Electric baseboard heat meant cranking it up when we checked in but soon our room was cozy ! Very comfortable bed, clean and large pleasant room. We would have loved a longer stay since everything was just right but we will come back ! Nicely furnished, a great kitchenette w/ bathroom and separate sink area, large closet, sitting area, tv, patio, and a short drive to main shopping area / Safeway/ Stanley Hotel / Restaurants made a perfect place to stay for us in Estes. Friendly staff. We enjoyed a perfect birthday dinner at Twin Owls which is about 15-20 minute drive from this location.

We had a very nice stay, we were in #12 which is one of 4 upstairs rooms with a balcony overlooking the Fall River. We stayed 5 nights and it was a very nice stay. The room had a king bed, a sofa bed for the kids, and a very well stocked kitchenette. The kitchenette had a small fridge(dorm size), a coffee maker, toaster oven, crock pot, and electric skillet. There was also a dishwasher, table setting for 4, and several grills(grill tools can be checked out at the front desk) on the property that we had access to. Because of this we saved a ton of money by bringing our own food and ate about 1/2 our meals at our room. The bathroom was typical, but the tub is huge! It isn't a jacuzzi tub, but it has small holes that air shoots through creating massaging bubbles. also be careful with the hot water, it's VERY hot. Boulder Brook is just about halfway between Estes Park and RMNP, and even though the highway is right across the river from the room, traffic noise wasn't a problem. Check in was a breeze and the staff was extremely friendly and very informative. There is one large hot tub on the property, we did not use it, but it was used by other guests while we were there. Elk were very popular in the mornings and evenings, and the one warning we did receive was regarding bears, lock car doors and keep any food items out of your car. We did not see any bears, but I talked to some people it wasn't unheard of to see them. I would truly not hesitate to stay here again, though maybe try one of the single level cabins instead next time.

We had two nights to stay in Estes Park while exploring Rocky Mountain National Park, and although this one was a bit pricier than a chain hotel's available rooms, it was totally worth the splurge. We booked the last available room for our stay, a ground floor king suite with a patio facing the river. The road was right across the river, but with the bedroom on the opposite side of the unit, we never heard a noise.
Super comfortable bed, nicely set-up bathroom with great toiletries and a jacuzzi tub (which we didn't realize we'd have -- nice!), full kitchen, comfortable seating. The location is just perfect for day trips to RMNP, and also for very easy access to restaurants, etc in Estes.
Everything was very clean, and the office staff were friendly and supportive.
Couldn't have been happier, and would definitely stay here again.

We enjoy coming back to BoulderBrook year after year, this time did not disappoint! Plenty of wildlife on the property everything on the inside was perfect. Really enjoy the brand new showers and love the location. Most of all the staff is there and on site and if you need anything, they are there to immediately assist.

My wife and I stayed at Boulder Brook after dropping our daughter off at CSU for venturing into Rocky Mountain Park. We stayed in room 16 which seemed to be an older building in need of painting, update to the kitchen and bathroom. Our WiFi was down for the entire 2-day stay. THe management told us to go next to the hot tub next to the other buildings at night to access WiFi after telling us bears have been sighted and to lock the car / not keep food in the car. I felt like bear bait just to use WiFi at night. Our mobile connections did not work in the room so we were reliant on WiFi to get work done and stay in contact with the daughter we left. Management was very flip about the situation claiming things take longer up here. The bed was comfortable and the vented fireplace was very nice. The lodge is about 3 miles from the Fall River entrance to Rocky Mountain National Park and 3 miles from town.

Response from Kimberly Campbell, Owner at Boulder Brook on Fall River

Thanks for the review! We have had a WIFI outage in that building and for that we are very sorry. An underground wire failed and we are waiting for excavators to be available to replace the wires. We are truly sorry for the inconvenience, but this was completely unexpected and not a situation we could have anticipated. We did place additional WiFi antennae on the adjacent building to help with signal strength in your building, but it hasn't been as successful as hoped. We are so sorry we couldn't find a work around that met your needs. As for the bears, we do have black bears around and they like to find food in unlocked cars. That said, it's a treat if you get to see one and they are very timid!

This was our second time staying here, and it was just as good as our first stay. Boulder Brook has very friendly staff, beautiful grounds, and large rooms (more like small apartments) overlooking the rushing Fall River. The balconies are staggered for privacy, and we spent a lot of time on ours, listening to the river and one night watching a couple of elk grazing on the other side. It’s also just a short drive from here to the Fall River Visitor Center and the Fall River entrance to RMNP. I highly recommend Boulder Brook.

We stayed in Unit #1 for three nights while visiting RMNP. Our room was spacious, clean and well equipped with everything but a stove. Our back deck overlooked the babbling brook and we often felt like the only people on the property. The location was excellent-close to the Fall River entrance to the park in one direction and to town in the other. The owner was readily available to answer questions and provide restaurant suggestions. We will definitely stay there again when we visit!
