Detailed Reviews
This is a great park and my wife and I really enjoy living here and would get 4+ stars.. However, there are some things you should be aware of. All of them regarding the Camp Host Supervisor (Bob Wagner) you have working for them.
I have been in the Custer Service industries for 50 years and I have never seen anyone in the position he has treat people the way he does. Not only the volunteers he was working for him but the guests you have staying at your park.
During my time here I have become good friends with the employees and Camp Hosts they have there. They have talked about the way he treats people, again both volunteers but guests. I have heard and seen him berate his volunteers publicly, in front of guests and fellow employees. When he does so he does not admonish them in a normal tone of voice but constantly raises his voice and he is never wrong. During my years in the industry anyone who behaved this way would not be working for me for very long.
Another issue is that he has the same temperament and manner when dealing with the public, including guests, visitors and delivery people. If he catches anyone going the wrong way or “speeding” he doesn’t just advise them that they are going the wrong way or too fast. He is immediately confrontational and raises his voice, which usually results in arguments. I realize that there are rules that need to be obeyed for every bodies safety and there is not a problem with this. It is just the way he handles these matters.
I have personally witnessed him confronting a long time 80 year old guest by getting into her face screaming at her and calling her a liar. This is totally unacceptable and uncalled for. A decent human would not treat a person this way much less an 80 year old woman.
There are guests that are leaving and will not come back because of him. You also have some great volunteers that are quitting because of him. From what I have been told, heard and personally witnessed this man should not be employed in any position that deals with the public and especially in any kind of a supervisory position. He is just law suit waiting to happen. I don know why he acts this way but he has the classic characteristic a “Little Mans Syndrome”. Something needs to be done about him and soon before there are any law suits or physical altercations due to his actions.

We arrived and were initially impressed with this little campground near I-95 but off the beaten path, until we went to take our showers. The showers were filthy with old shower curtains, dirty stalls, minimal wall/door hooks and standing water from lack of drainage from floor drain (ewe). The hot water came and went... so disappointing.

We were looking for a quick 2-night stop near Richmond as we traveled through the area. Based on other reviews, we had prepared ourselves for the worst. In fact, it's those reviews that encourage me to write this review. This place isn't as bad as its made out to be- in fact, I kind of like it here. We've changed our stay from 2 nights to 6 nights and would easily come back if passing through the area again.
First and foremost, staff can make or break a place. The staff here has been super friendly and welcoming. My wife spoke to them on the phone as we were driving down the highway and the woman on the other end was very helpful and friendly. Once we got here, it was after the office closed, but the camp host came to greet us and show us to our site. Bad staff can ruin a place, but good staff is so nice to experience. Thumbs up for kind workers. As our stay has progressed, we have had a few more interactions and are still happy each time (including have packaged delivered straight to our site). In conversations, they helped get us the cheapest rate for our stay (club + weekly discounts).
Now, our campsite. We are in A-8 which is the first row in the park. It's a 50-amp spot and a 70' pull-through site. We have a beautiful shade tree (which is trimmed nicely back so that it doesn't brush our camper). Side to side, the site is fairly level. Front to back is my one real complaint, it slopes pretty heavily to the rear- we can manage it in a trailer (42' fifth wheel), but I could see this being an issue with some motorhomes. Though, in our days here- we have had motorhome neighbors on either side of us coming and going. My other complaint for the campsite, is the number of ant hills around it. We carry and sprayed bug killer as we setup, otherwise, I do fear that our hoses, tires, and whatnot would have been a path to them getting in (something we dealt with in Florida and are now aggressive in being proactive). Our picnic table seemed to be freshly painted and was in good repair. I can see and connect to the wifi, but I carry my own with a Verizon Jetpack. Their wifi worked, but was slow. Verizon and AT&T service are very good here. We hear some highway noise when outside, but nothing atrocious and don't hear it when inside.
The rest of the campground grounds. We are in the front area and it's really nice. The sites are well kept, mowed, and utilities are about midway. The electric has been good (though, we seem to experience little flashes of power going off; just for a moment, but enough to be annoying with resetting microwave clocks). Water pressure is good. The lake IS overgrown with lily pads, but it looks pretty. We didn't get close enough to check out the paddle boats; they're under a roof on the side of the lake, though.
The back sites seem pretty cozy and are mostly filled with seasonal/annual residents but they're generally well kept. We drove through and didn't notice anything that made me cringe.
There are a set of sites under the trees that could be really nice. It seems like part of it is storage with some of the units (some very dilapidated). And then there seem to be some not so well marked sites. That part was a little less nice looking at; which is a shame as I really enjoy camping under trees (vs. my one shade tree). And there were a few cabins that looked well kept from the outside.
The most level sites seemed to be back near the lake.
Each day that we've been here, we have noticed them doing something. The last couple of days, it has been painting picnic tables and the outside of the office.
The campground is also a great jumping off point for exploring the Battle of Petersburg. A 9 1/2 month slog just prior to the end of the civil war. The battlefield Visitors Center is quaint but nice and the movie they show is really well done.

We made a trip to the Philly area and on the way up we used one campground and the television was only getting 4 channels, mostly children’s shows. We looked for a different place for the return trip and found this campground, when I called I was told that the cable was out but that we could probably get channels with the antenna on our unit. I checked in and the young lady in the office was very nice and gave me directions to the site. The entrance was very rough with numerous speed bumps, I hooked up and my wife and I took a nap, when we woke I saw that we had no water. My first thought was that I didn’t turn the water on, however when I went out there were people in the next row with bright lights looking at a hole. I went over and found out that someone had hit the water pipe. The maintenance man was there and informed us that he would be at Home Depot at 6:30 in the morning and that we would have water by 8AM. At 9 AM I went to the office only to learn that the guy couldn’t go earlier because he needed a check. I’ve been waiting for a call from the manager, Debbie about a refund and it still hasn’t been received, not very pleased with this campground and would strongly recommend looking for some where else in the area.

I am a travel nrse and had to put a deposite on the only site they had for a 3 month contract. They held the site for 2 weeks and then the contract fell through and I had to cancel my reservation. They refunded my deposit. I was surprised and very pleased. They were very friendly and professional.

Without overloading the readers with ALL of the negatives, here were our problems:
- the lady at the reception desk was unable to understand or respond to the most simple of questions - enough said
- they change our reserved site - twice, as I stood there - due to someone else's preferences. What am I? Chopped liver?
-poorly maintained dusty, sandy roads and site pads.
-the "lake" was a mosquito infested, un-cleared cesspool
-we got our first tick on us while hooking up
-difficult to hook up, especially the sewer
-across the street from a farm field which the farmer started to plow at 5 am. Thanks for the dust and smell!
-filthy bathrooms with several lights, toilets, urinals, showers out of order.
We stayed here the first day on a month long trip and had reserved to stay here the last. We, of course, cancelled our second stay and went elsewhere.
Definitely, find some place else to stay.

First the staff was very nice. But this place is run down. Pictures on Web must be really old. The lake is two thirds grown over in lily pads and seaweed and cattails. The paddle boats look like they have not been used in many many years and are dirty and rundown except the one which is half sunk in the far end of the lake. The pool looks like the lake minus cattails. Sites are hard to determine and some unmarked. Grass needs to be cut. Picnic tables in rough state. Cable is bad and no wifi except in office. Grounds are full of ant hills and fleas. My ankles were chewed from just a walk around the lake and rv set up.
It is a shame as property could be lovely with all the shade trees and it was peaceful. Sorry

We wanted an RV park close to the I 95 and this one is just a 1/2 mile from the exit. Easy check-in although some confusion over site. We were given C6 and there was an A Class there so we took C8. Low season so no one else came to push us out of our drive-through site. Gravelled and just about level with water, electricity (20, 30 and 50 amp outlets) and sewer. Easy check-in. Lounge next to office had lots of reading material. Swimming pool, stocked fish pond with paddle boats, four charming log cabins, outdoor activity center. About $40 per night. Wifi worked well.

At the camp grounds for Labor Day weekend, very relaxing. To my surprise the RV campgrounds way not running over. Matter of fact very empty. I loved it. I've been here when every space was covered and the POOL was running over with everybody. One of my better visits.

A great overnight spot if that’s what you need so this rating is based on that. From the first phone call with Dee a few hours ahead of arrival to the lovely guy who greeted us upon arrival and showed us our spot everything was easy and straightforward. $37 for a full hook up with good Sam. Easy pull through near the entrance no trouble leveling. Very close to 95 which made it easy to find in the dark. There is a rec room and laundry room with a little library of books and a pool table, we saw the restaurant but didn’t try it out. Gas station right on the corner before you get back on 95. Attaching a picture of the sign when you leave the campground, most of the time we arrive at campgrounds late at night in the dark and by the morning are totally turned around so this is the first time I’ve seen a place to point you in the right direction. It’s the little things.
