Problem is with basic amenities. The beds are not firm, very squishy. Also the beds are approximately 12” higher than a normal one. Unless you are six feet tall very hard to get into. Step stools not provided by management. Also, no chair in room, just an extended lounge chair that need to crawl into in order to use it. Breakfast is complimentary and VG. Similarly, service is prompt and VG. View from room toward large pond is excellent.

Very nice location, first time off highway drove by it, not much signage, and looks like it's part of a business strip at main entrance, blends in which is good and bad, hard to find first time but fine after that. We had a third floor room which they added on cost for because third floor has a small wood burning fire stove, only give you one piece of duraflame so if staying multi nights you will have to ask for more. In all likelihood views from second floor are good as well. All rooms face the waterfront which is an inlet off Richardson Bay, and very lovely, and fun to see tide come in and out. Bike use is available as well which is a great bonus and nice Trek bikes. They also give you complimentary water and small bottle of wine. Room itself was very nice overall and very clean had a small alcove "study" area when you walk in which has no view through room but is nice if one person is up at night, can relax and read there, but no second tv. Breakfast i thought was quite good and very nicely taken care of. The local pastries particularly good and tasty apple sausages. Can partake indoors or in the outside areas. Ok, so here is the caveat, and i don't know if it was just our room but the bed was very uncomfortable and this is probably a huge negative we had a hard time sleeping on it, our fault for not saying or asking anything about this to try a different room, had a big agenda second day and didn't occur to me to move. The bed has two box springs below it and i know from home use that this causes a hump in middle of bed. But it also had a slope down hill on both sides it felt like you were sliding out of bed was very disappointing given how nice everything else here is. I am very hopeful that the experience is not the same in all the rooms. But, not being able to sleep well was hard to overlook.

Well, I don’t usually get caught out, as I tend to exercise due diligence in evaluating a stay that I’m paying for myself. On reflection, I was persuaded by the marketing and promotional material as well as the very positive reviews of this hotel. In the event, it was overpriced for what was basically a run-of-the-mill 3 star business hotel. Indeed, I could have had a high branded 4 star hotel in downtown San Francisco for the same outlay. I originally booked one night and foolishly chose the nonrefundable rate. My flight was cancelled and I needed an extra night so I was obliged to pay the full rack rate, which was frankly extortionate. Despite many reviewers saying the noise was not a factor, the 101 freeway runs parallel to the hotel less than 100 feet away. At night, the rumble and at times roar of the traffic would disturb my sleep. I booked a suite which was very poorly designed with the chaise longue and armchair crammed into a vestibule at the entrance way of the room with very little natural light. Equally, the balcony was that an angle so only a triangle rather than a rectangle was available. The included breakfast was comprehensive but very basic in quality, and it felt as if the accountants had been whittling away at what could be provided. The staff were helpful when needed, but generally neutral in manner consistent with the business hotel environment. While well connected for Marin county activities, the immediate environment particular with the freeway presence made it less appealing to hang around the hotel. Overall, I cannot recommend it.

Dear PTripLondon, We’re disappointed that you were so unhappy with your stay. As you did in your Expedia review, you used a hotel in Downtown San Francisco as the barometer of value to price. It seems as if you really would have preferred to stay there and if that’s the case, I don’t think we had a chance to please you as our guest. We’re genuinely sorry that freeway noise disrupted your sleep. There are a handful of rooms in the hotel where noise can be heard. For the vast majority of our rooms, it’s not an issue. The rooms near, or on, the corners of the hotel do sometimes bother guests. We’re really sorry that you felt bothered by it. The majority of our rooms are very quiet and if anyone expresses concern, at booking, we will make an effort not to put them in one of the few rooms that receive complaints, however infrequent they may be. San Francisco is experiencing significant problems with tourism due to unusually bad homelessness and crime and an almost complete lack of business travel, due to the roller coaster of the pandemic. They have dropped their prices, drastically, to stimulate tourism and while that may make our rate look high, by comparison, we are charging a competitive rate, by Marin County standards. Our clientele would prefer to wake up to views of the bay, complimentary full breakfast, and to park for free, (unlike in the city where you might pay $50 for each of those, daily) as well as walk safely, around the hotel, by the water, and anywhere else they’d like. That said, everyone has their personal preference. Also, respectfully, I must disagree with your comments about breakfast. We offer quite a generous complimentary breakfast and do not pinch pennies, nor give the appearance of it, at all. There are very few hotels in Marin and I would be surprised if there were any, in San Francisco, that offer scrambled eggs, frittata, bacon, sausage (all cooked in-house), fresh pastries from a local boutique bakery, waffles, fresh fruit, slow cooked, steel cut oats, yogurt, espresso drinks, and more, at no additional coast. As for your comments on our staff, I hope those reading this response will review the many positive ones we have here, on Trip Advisor, and let them speak for themselves. Again, we do get genuinely disappointed when our guests don’t enjoy their stay’s here. We’re really sorry you didn’t. Thank you.

I really like this hotel! Cleanliness is top notch! Since January, we've had small trips from Sonoma, Hawaii, San Diego but this hotel is hands down the cleanest. And I'm very icky person and super careful due to CoVid. Good job to the housekeepers for doing an amazing job!! We also enjoyed the complimentary breakfast. We had deviled eggs, scrambled eggs (fluffy), sausage & bacon, veggie frittata. You also have options for fresh fruits, cereal, pastries (really good croissant). They have waffles you can make yourself. The breakfast is amazing since they have the options for hot food. They also offer coffee (taste great and not bitter) and tea at the front desk. Comes in handy when you need warm water and tea after a heavy meal. We enjoyed the balcony area and turned on the fireplace. Overall for cleanliness and their respond to CoVid is excellent. Hand sanitizers everywhere and also they have air purifiers in the bathroom lobby. The downtown area is just 8 mins away. We also stopped by the Old Mills Park which is very kids friendly. A Japanese restaurant is next to the hotel and we liked the food. The hotel has welcome gift bag of wine & the chocolate cookie is so good! They also have bikes you can borrow. Overall I will stay again in this hotel. Thanks for an amazing stay! Good job to the housekeeping team, front area and food/breakfast team.

The comfort of home. That’s difficult to find, but here it is. Our room was cozy and very pleasant. The room was fresh and well maintained. Great view of the lake. The bathroom was large with a tub and separate shower. Great bed. The breakfast is top notch. Great selection. I would call it a high end continental buffet type set up. The staff is what puts the place over the top. Extremely welcoming and attentive. Nice little goodie bag at check in.

I had grerat difficulty finding a pet-friendly hotel in the Sausalito (most were booked up) so I went a little beyond there and found Acqua in Mill Valley. I'm glad I did. This property is definitely a worthy alternative to other near-SF areas. Check-in/Check-out went smoothly (a supervised trainee handled our check-in a little more slowly but you've got to roll with that in the post-COVID rehiring times). Our ground-level room was nicely appointed with a partially separated entry area next to the bathroom and before the bed/outdoor access. The patio area was a great place to just veg out (wish it'd been warmer though). The buffet breakfast had an adequate amount of offerings from cereals to sausages. It would have been fun to dine on the outdoor, second-floor patio but it was just too cold. The property was a little off the beaten path but our GPS came through and found it. It's only about 10 minutes to Sausalito and the ferry to SF. It's also convenient to the wine-growing areas of Sonoma and Napa. There's no restaurant so you do have to go out to eat but staff are good with recommendations. We actually found Bungalow 24 in Mill Valley to be an excellent choice. We'll definitely stay at Acqua in the future when in the Bay Area!

We traveled to the Acqua to get away for a weekend and had a wonderful time. What we liked: The Jr Suite with Fireplace was a beautiful and comfortable room with a view of the estuary and a private patio. Breakfast offered a variety of options that made the whole family happy and mom and dad enjoyed the wine bag reception. Property was well maintained with a lovely lawn area next to the estuary. And it was well located for exploring Marin by car. Staff was all wearing masks, hand sanitizer was easily available and overall the hotel was clean. The stairs were easy to take as an alternative to the the elevator and the room could easily be aired out by opening the door to the private patio. What could've been better: The staff was friendly, but ware rarely available as they were often speaking with other guests or not at the desk at all. Check in took longer than expected for the same reason. You can hear the freeway when the doors are open, not a fault of the hotel, but something to know if you're expecting a tranquil getaway. The welcome letter noted availability of a DVD player, but when I asked the desk said it wasn't an option (which disappointed my kids). Confirmation letter also noted that we'd be temperature checked which didn't happen. Overall, we really enjoyed our stay and will likely return.

For an hotel in this price range and location, the Acqua is excellent. The room was fully equipped with everything a traveler needs. Comfortable beds and pillows. Excellent amenities. Clean, quiet, and comfortable. Plenty of power plugs, good lighting, large screen TV. Wine, water, and a cookie!

Gorgeous location and value for a hotel in Marin! We came here for a weekend with our dogs to visit friends nearby but this would be a lovely getaway weekend spot for locals too! Greeted by a nice half bottle of wine, water, and cookies, we walked into a Spartan, amazingly clean hotel room. I’m not quite sure how housekeeping did it, but this hotel room felt like it had never been stayed in. The bed was super comfy and the view was gorgeous. The hotel was so quiet. We felt like the only ones there. Breakfast had a number of options, but get the pastry. Trust me. It’s sweet and salty(?). So buttery and delicious. Each morning we awoke and walked the dogs along the water. So romantic and beautiful. Really couldn’t have asked for a better experience. Highly recommend!!!

Beautiful view, easy access, and spacious rooms, the Acqua Hotel offers a great alternative to San Francisco's high priced hotels and it is located at the door of the beautiful Muir Woods. The cheerful staff provides a full excellent breakfast and free bicycles to ride along the boardwalk. Stores are within minutes and five star restaurants just around the corner. The highway noise can't be heard at all inside and all the rooms face the beautiful water, providing beautiful sunsets. There are fire pits to under a canopy to cuddle by and benches along the trails. Plus, upon check-in, we received a customized bag of our favorite beverage and treat. Well done!
