This unit was in a very convenient location and we were only about 30 feet from the breakers. While the unit was clean, the parking garage, elevator and walks were not. The bed was pretty much broken down. The other furnishings were well-worn. No amenities except for the pool.

We visited the resort in July as a family of three with a teenage daughter. The resort is only a 10 minutes stroll from the centre of Kona and all the restaurants and shops. We were allocated apartment B2 which was a one bedroom apartment with a sofa bed in the lounge. The apartment was well equipped with everything you would need to self cater (we didn’t ) if you wanted but also had beach chairs, cool box, TV, Wi-fi. The room had a small outside garden with table/chairs and a sofa accessed via patio doors. There isn’t a sea view but the beach is literally over the fence. The only downside is that the apartment only has air conditioning in the lounge area and so the bedroom gets very warm and stuffy. There is a ceiling fan but it could do with being a bit more powerful. The bathroom is getting a little tired as the fittings are obviously getting old but it was fine for what we needed and you don’t spend much time in the apartments anyway. The pool area overlooking the ocean is lovely with a bbq area and sun beds/tables etc. Sunsets are stunning from the pool area and watching the surfers on a morning and evening was idyllic. Accommodation on Big Island is more expensive than mainland USA but Kona Reef is good value for both its location and the size of the apartment.

Nothing fancy, but the location of the place can't be beat. Very short walk to Huggo's on the Rocks (recommend for beers and dinner) and the rest of the restaurants and shops on Kailua's main drag. Our room in the F building had a nice view over looking the pool and the ocean. No beach on the property, but there's a stretch of sand next door that folks mostly appeared to use to access the water for surfing and body boarding (not swimming). Enjoyed watching the surfers do their thing each morning while we sipped coffee on our deck. Room itself was mostly okay. Bathtub was showing some age, and having a noisy air conditioner unit on the deck is less than ideal. Minor quibbles. We had a great stay; staff (Rita) was courteous and helpful at check-in. Bottom line, we'd stay here again.

We love the location for Kona Reef. We’ve staying several times and ask to go back to this resort. We like the kitchen and the grills by the pool. We stay here every chance we can. I do think the hotel could use a few more amenities

We have stayed on Kauai once in a condo, and about 15 times on Maui. I am comparing unit D32, managed by Knutson Associates to those condos. First, the location is fabulous. Third floor, center of the oceanside building. Can't be beat. Straight-on shoreline, with views of lava and ocean and surfers, oh my! Stunning Next, the public pool and spa are are also excellent. The pool is actually a little over-heated, and the concrete is very hot, but the spa is great, the ocean view with the glass enclosure is wonderful, and the covered barbeque, eating area, with bathrooms and shower is excellent. That brings me to the unit itself. While well stocked with dishes and staples and cooking pots and pans (the coffee grinder was unexpected), overall this unit needs a serious update. The beach towels are ragged, the furnishings are a bizarre (whimsical at best) mishmash of red-themed Asian/pop art/beachy, the light fixtures are very bizarre, some of the wall plugs are coming out of the wall and most of all, the a/c unit is very inefficient for cooling the back room (takes about 1.5 hours to get it in the low-mid 70's for sleeping.) We had a few issues that we addressed with Knutson as follows: - One beach chair only. We were told on the phone to get a second one, give them the receipt and they would reimburse us. We did not have the time nor inclination to deal with the hassle. - There were no parking permits. We used a handwritten note until more finally appeared at the local office several days into our stay. - The DVD player did not work. We tried hooking it up to the tv, but could not get the input to switch with the cable remote. Probably needed more batteries for the tv remote. Never got a response to our email about it. - On our last night, the A/C remote stopped working after getting harder to use. Probably needs a new battery. We have to move the tv console out of the way and I reached up to turn it on and off. These units are old and inefficient. The whole facility needs central air. Given all of this, there were more signs, requests and rules and regs in a binder so forth than I have encountered at previous facilities. Requests to minimize use of the a/c etc to save energy etc. Well... maybe central air, or at least a newer a/c/ unit as some other units appeared to have might increase the efficiency. We only used it at night, anyway. The ceiling fans did all work. Knutson, which charges a non-refundable $49 damage insurance fee unless you can transfer $1,000 to them (no credit cards accepted) states in several places they want good reviews etc, but we weren't impressed. If they need to charge for damage insurance they should also include that in the fee or do a refundable deposit of $500 etc like most other management services do. They did refund us $50 for our inconveniences, which we appreciated. The condo price was comparable in the Kihei area on Maui, and in my opinion, the units there are much better maintained and updated (Kihei is similar to the South Kailua area.) If we stay on the Big Island again, I think we will try North Kona instead to see what we can find.
