Great location right on the ocean with a small public beach right next door. There were tide pools on the lava rocks right in front of the condos with incredible fish, urchins, crabs and more. We loved watching the surfers and boogie boarders on this beach everyday. We had a corner/ocean condo with a fantastic view. Nice pool area too, although we prefer the ocean. LOVED the area, so many places that were easily accessible by either walking, biking or driving. Parking was included and easy to get to! Highly recommend!

Most important question first. Would we stay here again? Probably not. I give this an overall 3-star rating, because there's the rental unit itself, which rates a 5 for value, and then the "beach" which is a 1. First, the condo: it is as advertised, and while neither large nor luxurious, it is a fair deal. It's a bit cramped but is clean and secure and everything works: A/C, TV, coffee maker, etc. The price is right. The location is good (you can walk to the trendy walkable parts of town) and I was always able to find a parking space at Kona Reef, but I'm not certain that parking availability is guaranteed, so ask about what to do if parking is full. Second, the "beach." As to the condo property itself, Kona Reef has no real beach. It has rocks. Big rocks. Nobody swims or hangs out there. It's somewhat forbidding and the footing is precarious. You can sit out at the pool but that's not the same as a beach experience. There is a small, man-made public beach next door which is mostly rocky, is filled with locals with boomboxes, and there are 3 or 4 homeless men who sleep there nightly. I just didn't feel comfortable out there. Finally, Kona Reef calls itself a resort, but I was not aware of any resort-like services or features. It may be essentially a collection of individually owned/rented units. Overall, I give it a three. Not great, but it's ok.

AVOID THIS PLACE. Worst Service ever. The place is dirty, WiFi did not work and even if we told them they did not care to solve it. They Also charged aditional cleaning fees (100usd) that were not stated in Confirmation letter. BRYAN answers the emails confusing guests, situations and beeing absolutly helpess. RITA does not care for guests either. They use guest credit cards without autorization and dening to issue an invoice. Book one if the many better options in such a great place!

What a great location. Full condo so you can make your own meals, do laundry when needed, bbq area and swimming pool area. Walking distance to shops and dining. Access to the ocean is within walking distance as well. If you have any problems maintenance is on call and there asap.

We are staying here now. The view from our room to the ocean is absolutely beautiful. The condo is well supplied. Watching the cruise ships from our room has been amazing. The biggest disappointment is the couch. We can’t stay on it. The cushions slide forward and don’t want to stay on the couch. With both of us having back problems this is a big downer. Hopefully when we head out at the end of the week we will be able to walk freely.

My husband and I stayed here for our honeymoon from March 29- April 12. Our flight landed after the office had closed but the staff provided us with simple check in instructions prior to our arrival and we completed the rest of our check in the next day. The space and grounds were clean and spacious. The rooms have everything you would need and you can always request additional soaps/towels from the office. We were in E-12 and had a view of the ocean and pool. The pool is very active so if you prefer more privacy, I would request a different room. All in all, great value for an oceanfront property that I would recommend. The only downside would be that we were not able to extend our checkout past 10:00am. Our flight wasn’t until 10:45pm, but they did allow us to hold on to the pool key if we felt so inclined.

Several of our wedding party guest stayed here in November as we were hosting a wedding for our grandson at the Royal Kona Resort. First, the pool was being remodeled and not one of the three couples that rented condos were notified of this in advance. They would of stayed somewhere else had they known. No one received a discount either for this. Second, in F-03, they had only 4 towels for four people for ten days, which they of coursed had to wash. I would of expected at least two sets. They were charged extra for using the kitchen dishware daily at $9 per person per day. The dishwasher did not work. The other couple, they could not use their kitchen sink as it had a terrible leak underneath, the dishwasher did not work among other issues. However the management company did give them a discount as their handyman could not fix the items right away. The third couple said their unit was clean and not comfortable bed and sofa. The big irritation for us is that no one was notified in advance about the pool. When the guest arrived they were told they could use the neighboring hotels pool, which was not true. Back in the day, Kona Reef was a nice place, but not so much now. However does have a wonderful location. All three parties feel cheated, especially about the pool issue.

We stayed at the Kona Reef Condos for 11-nights in mid-Mar ($239/night). Because we booked through Expedia, we were not given priority selection on a specific condo. We we got lucky, though, drawing D4, a nicely maintained ground floor ocean front unit – and here ocean front means the patio is 30 ft away from the surf breaking on the rocks – just spectacular. Most of the units had some kind of ocean view, although a few around the pool did not and had a dungeon-like look about them. Our unit looked exactly like the website photos: large, with a spacious bedroom with king bed & side tables, plenty of clothes storage, and a safe in the closet. The living area had a full, well stocked kitchen, breakfast bar with 3 stools, table with 4 chairs, a spacious sitting area with a hide-a-bed, chair and bench-top TV. The deck was large with a table & 4 chairs; unfortunately, the AC unit (separate AC in both the living area and bedroom) discharged in one corner, but it was no problem shutting it off when we were enjoying the sunset. The unit was to come with a mid-week “refresh,” but they were still using the Covid excuse to suspend all maid service, although they did supply linens, toilet paper, garbage bags, etc. Like most condos in Hawaii, the complex showed its age - but it has been well maintained, so that wasn't a problem. The pool area was large with plenty of loungers – getting a seat was never a problem. There were 4 Weber BBQ's in a seating area with a sink, with 3 more on patio overlooking the road. Plenty of parking, both open air and in a parkade. The coast was rocky here, with surfers just offshore every day, but there was a sandy beach park on the south side of the complex. And nicely, turtles arrived in front of the complex at low tide to feed on the algae on the rocks. The complex was quiet, with most of the guests being retirement age – very few children. Many of the owners or returning guests maintained traditions like blowing on their conch shells at sunset, or a Thursday afternoon happy hour. The condo was located on the south edge of Kona just past the Royal Kona Resort, walking distance to the ABC market across from the resort, a small farmers market 4-days per week, and all of the restaurants and tourists stores. Big box stores (Costco, Safeway, etc.) that are essential for condo living required a car or taxi. Overall, a very comfortable oceanfront condo at a reasonable (especially for Hawaii) price.

We’ve stayed at Kona Reef multiple times. We love the location - right on the ocean and within walking distance to great restaurants in downtown Kona. The property is dated. Our stay was for 10 days which required periodic cleaning. Because of Covid, this did not happen.

Booked the room on a new year's deal. This meant I didn't "pick" what room I got. Got a great rate, but apparently that also meant a very low rate room. The view was spectacular but the room had a lot to be desired. We have stayed here before and had a beautiful room so they are not all shabby. This resort is at the edge of town so we could walk to dinner everyday. Very convenient. Nice grounds. Small resort so not crowded.
