With its open-air setting, right on the water’s edge, Don’s is the perfect spot to enjoy the sights and sounds of all the activity taking place on Kailua Bay, and it’s a great place to catch a breathtaking Kona sunset. Several nights a week, the Resort is home to Kona’s best oceanfront Luau, the "Voyagers of the Pacific Luau” presented by the award-winning Tihati productions.

We also knew in advance that one of the resort towers was under renovation, and we were accommodated away from that area. The resort went to great lengths to keep disruption to a minimum, and we never even heard any construction noise.
We stayed in one of the deluxe corner rooms. These have very large lanai's and perfect ocean and sunset views. If there was more outdoor furniture on the large lanai, we may have simply stayed there the whole time! We also saw other room types and it seemed that any with a water view were worthwhile.
We enjoyed several meals at the resort's restaurant which is right at water's edge as well. One evening we listened to a live performance there at the restaurant by Henry Kapono, which was entertaining.
We also enjoyed several days with a poolside cabana, super nice for enjoying the sunshine in moderation.
All of the resort staff were excellent, from the moment we arrived and checked in, and throughout our stay. Everyone there was friendly and good at what they do.
All of this, combined with the fact that the resort retains that Hawaii vibe that we like to feel, is why we will return to the Royal Kona Resort!
........but don't forget that the Royal Kona's own restaurant, shops, bar, and pool have some of the most picturesque views in all of Kailua already!
The four rooms we have stayed at over the years at Royal Kona are comfy, fairly quiet, and frequently cleaned. The only recommendations are to pursue installing larger bathtubs and find a way (might be impossible) to keep the in-room AC quieter. Three of the four rooms have been oceanfront with large subdecks. They cost more, but the views are wonderful.
In the last trip we saw Royal Kona put a lot of effort into repairing / remodeling their buildings; a mandatory process as hotel buildings can and will age when located mere feet away from the Pacific Ocean. Presumably their construction efforts will result in the Royal Kona continuing to be a preferred and highly recommended booking for us.
Pros:
House keeping was great! Our room was sparkling clean each day, including beds being made and clean towels, which I know other hotels have cut back on doing during the pandemic. It was appreciated.
We enjoyed the view from our lanai and loved being able to watch the luau without having to pay for it :) I could hear the ocean waves hitting the rocks below, even with the doors shut.
The restaurant has great views, friendly service, good drinks and decent food, although at tourist prices. We especially enjoyed the special Easter brunch.
We never had trouble finding parking in the paid lot. It is $18/day for self park.
The front desk staff were pleasant. Check in took a while because of all of the pandemic protocols and having to help walk guests through how to log onto their Safe Hawaii accounts to pull up their test results, etc. I'm sure the front desk staff are ready for the pandemic to be over, as we all are!
Cons:
The biggest issue we had, and why I am rating our stay three stars vs five is that we had major issues with our neighbors. Our neighbors two doors down smoked weed on their balcony constantly. Morning, noon and night. The first night they were up until 2 am talking loudly and smoking weed. The smell was so prevalent that it saturated our room even with the doors closed. I called the front desk and they said that they would send up security, but I never heard anyone walk by (and I could hear everyone walk by our room because of the poor sound quality).
A few nights later, we had some more troublesome neighbors check in, this time next door. They sounded like young college kids and they were up laughing and talking loudly and slamming doors well into the morning hours. Again, I called the front desk, again they said they would send up security, and again I don't believe they did. Luckily, this was our last night.
Anyway, I know that noisy neighbors are always a risk when staying at a big hotel like this with other rooms surrounding you. And I think maybe the price point for this hotel and location near the bars in Kona make it attractive for partiers. Probably next time we come to Kona we'll try to find a condo in a quieter complex. Minus the noise issues, we had a lovely time at Royal Kona.
Our view of the ocean was 5 out of 5 stars, the sounds of ocean waves were hypnotic.
Our large balcony has two comfortable chairs and a table.
The location is great, park the car and walk to restaurants, souvenir shops, art galleries and convenience shops.
The bathroom needs a vent so steam can escape during a shower.
Balcony cracks are abundant but the structure appears strong.
Room could use a fresh coat of paint and/or deep cleaning.
Common hallways felt humid.
The views from the outdoor were great, and we watch the sunset during our dinner.
Pools not too crowded, you might need to wait for a padded lounge chair at the pool in the afternoon
Parking is $25.00 a day in a secure lot.
Suntan lotion was available at the pool, which is part of the "resort fee".
Would I stay here again? Yes, but I would also check around first at other places before booking.
I did not hear any noise from my next door neighbors, maybe there were not any.
Our room was away from the elevator, our hallway noise minimal.
If you have deep financial pockets, you might be disappointed, but for the average person, the place was nice.
The problem was that the rooms are in horrendous repair. The carpets are dirty. The bathrooms need to be thoroughly cleaned. Housekeeping needed to replace sheets that were dirty after the room was "cleaned."
In all fairness, they are in the process of remodeling beginning with the Bay Tower which is where we stayed.
Balconies have minimal privacy….hard to enjoy quiet mornings with coffee with loud talkers next to you on balcony.
Since the resort is on a super busy street …. City workers decided the week we were there to trim trees starting at 6 am the morning after we had a late arrival. Traffics noise and motorcycles were pretty loud most of the time from our room.
Employee break room was outside our balcony 7 floors down, but they carried on loudly.
No room service…which was a bummer.
No microwave, which was a bummer…
Parking was worth the price ….however the trolley is out front was not the best…came every hour ….and was a slow mover… you could walk faster anywhere. LOL
Front desk and housekeeping were AWESOME!! Check in and check out was great. Texting with front desk was great. Beds were comfortable, not amazing but we slept well.
Bar drinks were not outrageously expensive, which was nice. Grounds were clean and plenty of seating around.
Pool folks should not allow people to leave crap on chairs Allllllll day when they aren’t there. Pull folks should monitor and remove belongs to a table near towels. Several chairs were dropped with towels and stuff and went unused for hours at a time.
Pool service would be great and more pool tables so people can eat / drink at the pool without having to leave their poolside.
Beachfront view at pool was super nice and amazing.
Filtered water machine was great bonus… should put on every floor near ice machines so we don’t have to go to front desk each time.
Eliminate MASKS we are all open air outside …we don’t need them outside.
