Lovely stay at Lederers Living. Andreas and his wife Sabine make you feel at home and go out of there way for their guests. They provided lactose free breakfast just for my food intolerance!
Organised ski lift passes and have a locker available on the bottom of the lifts so you don't have to carry your skis and boots.
Andreas recommended a ski school, which was very personal and excellent: Bewegt. We did lessons and our instructor showed us the area in one day😄 since we had limited time, this was a great way to spend our ski day. With pick and drop of at the hotel.
Breakfast was excellent and well taken care of. Right in front of hotel there was an apres ski bar 🥳
Highly recommend this place and will be back for sure😍

Wonderful owners/hosts Andreas & his lovely wife greated us personally. We booked a 2 bed/2 bath apartment, it is an immaculate hotel, great location 5 mins walk to the ski lift, our locker for ski boots & skis is right at the ski lift base. Supermarket is right at ski lift base to grab things on the way back to the hotel. Thanks! Adele & Rowen

We very much liked the combination of elegance, good taste, attention to details and staff availability - including the support from the owners - that features this boutique hotel. It has its own garage and is also at walking distance to Maiskogel cable car - and close to good restaurants in the town. You benefit of access cards to Tauern Spa included in the price.

We spent two nights at the hotel and wished we had planned for a longer stay. It was the best hotel we had visited during our trip. Beautiful location, close to the center without being too busy, The owners were lovely and very helpful, the hotel had a homie feel to it with so much detail going to the decoration, the room was perfect for family of 4, with two bedrooms and two bathrooms and a balcony. The only negative is the small car parks but that was an issue we faced in general in Europe. We also got the summer card which was amazing and allowed us access to many activities such as the zoo, boat tour, going up the mountain(3000M) up and the kids got to see the snow, all free of charge.
Zell am see is also very close by car and a beautiful place to walk in.
We hope to return again.

Friendly & professional staff. Family business. Specious, well designed & modern apartments. Balcony facing the river, other one facing the city. Comfortable beds. Lights with timer to conserve electricity hence enhance environment. Underground car parking.

Me and my wife stayed there for 3 nights, and everything was really perfect from day one till the check out day. The staff are very friendly and so attentive and you fell yourself at home. The hotel location is very nice in the middle of Kaprun and the room is very nice, clean, organized with very comfortable bed and very spacious balcony with nice mountains view. The accommodation is amazing. The hotel and its facilities are very nice, clean and well maintained. The environment is amazing. The breakfasts were excellent with a large selection. Included was free entry to the Tauren Spa and Sommer Card. More difficult parking in a small garage.

Modern design hotels can be sterile and alienated. This is definitelly not the case at Lederer's Living.
The owners (Sabine and Andreas) are very warm, helpful and friendly. Also the other staff is very nice. One feels like being their familiy guest.
The hotel is new and modern. The breakfast is superb.
Hotel is in the very center of Kaprun. We parked our car in free hotel garage and didn't move it for the whole time of our stay. Ski bus is just around the corner. Tauern SPA (free for hotel guests), cross country tracks, shops, ski/bike rentals and restaurants are all within walking distance.
Sauna area is small and private and has gorgeous views over the roofs of Kaprun - we found it better than crowding at large Tauern SPA.
Thanks to the staff for our nice stay. We loved it!

We were here in this Hotel with my husband and our one year old baby in April for 4 nights on Eastern long weekend for skiing on Kitzsteinhorn. We booked the 30 sqm room, with terrace. We got a room on 2nd floor view to the Platz with a Bar. We heard only a bit noise from the bar at night but it was not bothering to sleep, and we could buy cigarettes there in the middle of the night :) The sauna world was on the 4th floor on the top, 2 smaller sauna with great view and relaxing beds in and outside. The breakfast was fresh and delicious, the staff was kind for all times. The location of the Hotel is also perfect, close to supermarket on foot only in a few minutes, the bus stop is also very near, easy to travel to the Glacier by bus, few minutes to Maiskogel on foot. There was a parking area on -1 level, it was narrow, but can park with a jeep. So we had a great time and we would go back again.
