We literally pulled up & parked right out front! We used the code given and went right upstairs to our room. It was perfect for us- small but had everything we needed! Microwave and fridge and a gorgeous balcony overlooking the Marigny. It was a short walk to the French Quarter. We enjoyed bars nearby- especially Anna’s and Pepp’s. We had pizza a few blocks down the street each night. Yes it’s a bit noisy outside the place, but it’s New Orleans after all- go with it! Totally safe and the private balcony is really special. Will return! Bad reviews must be by KARENS….. Nobody comes to New Orleans to sit in a quiet room

Easy entry instructions. Long flight of stairs to get to some rooms. Antique old but clean furnishings. Small room and shower room but adequate. Great location and neighborhood. Great restaurant for lunch/dinner. Music and bars within a block.

We absoulutely loved staying at Balcony Guest House. We had room number 1, and it was THE BEST. Two seperate doors to the patio. Cozy room with super comfortable bed. After being out all day so nice to relax on the balcony. The whole establishment was super clean, and staff accomodating. The downstairs restaurant was very nice, we ate there a couple times. . . once with great entertainment. So close to Frenchman street and the French Quarter. For sure we will return!

When I arrived I walked into the bar restaurant that is attached to the hotel. When I informed the bartender that I was a guest she YELLLED out the main entrance of the hotel and MY room codes to get in in front of a very full bar. A patron followed me out taunting me that he new the codes and kept on reciting them to me. The room was very dirty... there was someone else’s hair on my towels, sheets, and shower curtain. To get any hot water I had to run the shower and faucet for 15 minutes! What a waste of water!! Plus, the shower had the worst water pressure. The refrigerator and walls had all sorts of stains. There were so many wholes and gapes between the windows that all of the winter air kept on gushing in. I had no control over the heat and had to fight the maintenance man for a space heater. The staff were rude and I believe one lady was drunk when she replied to me over a text. Missing remote to the TV and no extra toilet paper. Don’t stay here!

Hello, we are so sorry to hear of your experience. The bartenders at Silk Road actually are not employees of the B&B, but we have created new procedures so something like that does not happen again. The Balcony Guesthouse is a beautiful historic property that no doubt comes with it's share of quirks, but we believe this property exemplifies the feeling of Old New Orleans. It has been a mom and pop business for 40+ years, but recently the owner had to hire a management team to help due to health issues. We have been working very hard to revitalize the property, and have made many changes since your stay. We do appreciate your comments though, as we are always looking to improve the guest experience.

Arrived at location and had to circle the several block radius multiple times before finally locating a parking spot a block and a half a way from the Guesthouse. Went in to receive a simple “you should have gotten an email” finally figured out which door to go in and had to use the flashlight on our phones to navigate the stairs, only light switch found was inside the room. Then entered a sauna that no matter what setting the A/C was adjusted to made no difference. By now my wife is having an anxiety attack because our anniversary weekend is quickly falling apart. The welcome email said due to Covid there would be no breakfast at the B&B but the in room kitchen would be stocked with waters and breakfast things like juice, fruit, yogurt and other things. We found 2 bottles of water, a child’s juice box, and 2 children’s cups of fruit cocktail! We stayed in the sauna long enough to find somewhere else to stay.

I want to apologize for the experience you had with us. The bartenders at Silk Road no longer have access to Guest information for the Balcony Guesthouse, so they are instructed to tell guests that they cannot access the reservation system, but that they should have all codes and arrival information via email. Sorry the AC wasn't working when you arrived. Obviously, that is not our standard of operation and usually all ACs and Heaters work or we would not be in business. Sorry that your experience ended there and we were not able to make it up to you.

Be aware that their cancellation policy says that you'll loose your "deposit" What they never implicitly tell you is that your "deposit" is the entire price for your stay.
We cancelled due to Covid and they refused to offer a refund, partial refund, or credit for other dates. They even wanted to keep the money for the "cleaning fee" despite the fact that we wouldn't be staying there!
After talking to the staff, owner, and "booking manager" with no results, I finally got my credit card company involved. They agreed that the Balcony's website is deceptive and got me a full refund of $837. I would have been happy with a partial refund since it was my choice to cancel, but after being jerked around, I'm glad I got all my money back.
Read other reviews about the service and cleanliness. I love NOLA (this would have been my 12th visit), but stay somewhere else!

We had a really nice stay here. The room was small, but there are bigger room options. Cute little neighborhood with cool local places to try nearby. Walking distance to French Quarter, as well as Frenchman St. Hosts were responsive if we needed them. Shower pressure wasn't great, but it was fine. Loved the shared balcony area (we never saw anyone else when we were up there). I'd just say be careful where you walk at night. The immediate area is fine, but there are some not so good areas you could accidentally wander into.

After a phenomenal experience in 2011, it was a no-brainer to go back on a subsequent vacation. We wever pretty excited to come back as well! In fact, we suggested to family to stay there as well. However.... Well, however.

We rented the Honeymoon Suite; we had 4 people. The Suite is up a second flight of narrow stairs.
There is a couch that pulls out into a bed in the landing and a door that separates the landing from the bedroom area. Through the door, there is another couch, a bed, a small table and a couple of chairs, a small kitchen nook with a sink, microwave and fridge. Inside the bathroom is a whirlpool tub, toilet and pedestal sink. The sofa sleeper was moderately comfortable, and the bed was very comfortable. There is a tv above the bed and a small closet. Very small area, but quaint, and comfy.

Our flight arrived in New Orleans after 10pm and by the time we got the Guesthouse, it was nearly 11:30pm. Knowing there probably wouldn’t be anyone to assist us for a late check-in, we had made arrangements to “settle up” in the morning and they had left us the lock code. Then the nightmare began.

Upon getting settled, we discovered NO BEDDING for the sofa sleeper. None. So, we called, and texted...to no avail. Finally after a few responses, they offered, after 12:30pm to coming all the way back into town to get us bedding. We declined – we had been traveling for more than 16 hours, and waiting up longer was just not an option. But it should have never been in the first place. So, two of our party slept, on the sofa bed, with no sheets, blankets or pillows. There wasn’t any extra to pull from the other bed, so we just went without.

Bed and Breakfast that serves a “gourmet breakfast” at 10am was not acceptable. We were on vacation, and were up and ready to go exploring by 7am. So we also were not able to get breakfast. 10 am is way too late in my opinion.

We returned after a long and tiring day on the city around 4 where we met up with a very apologetic owner and brow beaten housekeeper. I understand that people make mistakes. However, they still had not gone to the room and done anything...all of our wet towels were on the floor. And I did NOT want to use them again. I wondered if I had missed something in the fine print – no room/maid service? I had to go downstairs and ask for bedding for the second bed. They produced, for me, a set of sheets, directly from the department store – out of the package, not laundered. Someone had been in our room – although nothing had been cleaned – they had left “crackers” in the bathroom. Also, in the small kitchen area, there were dishes there. The fork had food on it. Gross.

The owner didn’t offer anything but a bottle of wine or champagne (we don't drink wine or champagne) – I did not create any issues or make any requests. I should have, but didn’t. It was a long planned and saved for vacation, and I wasn't going to start it out any worse than it had already been. I would have expected him to make things right on his own prowess, but again, I expected to much. I was charged full price for both nights, and I guarantee I will never go back here again. I understand they are new owners, and are trying to make a go of their new adventure, but in my opinion, and I do travel substantially, this property is an epic fail.

No more burning ring of fire for me. Stay elsewhere.

We are very sorry that our guest was disappointed in our service. Due to a maid error, an extra set of linen, etc. was not left in the suite. After several attempts, when I finally reached her, I offered to come back to the B&B, at a late hour of the night, and provide her with the linens. She informed me that her two small kids will be fine sleeping without the extra linen. The following morning I met up with her and apologized. I explained to her that we are under renovation and to request anything that is missing in the suite. I offered to buy her wine/champagne to make up for the extra linen. I also explained to her that if they have plans early in the morning, and cannot partake of the free breakfast, we would be glad to make sandwiches, etc. for her family the previous evening. My wife and I met and spoke with her several times, during their short stay at our guesthouse. We even bought and shared beers/cocktails with her and her husband. Not once did she mention any problems to us. Quite the contrary. For some inexplicable reason, to our great distress, she unloads on us, this very uncalled for and out of line, review. We will be happy to offer her a lagniappe(free) stay in the future. With breakfast and alcohol/drink of her choice. Or anything else we can offer, to make up to her. Again, our sincere apologies to her.

This place is run with the mentality that if there were no customers... i.e. people staying then it would be the perfect business.
Management have the unfortunate reality of having to actual manage something. As the saying goes "they couldn't organise a night out in a brewery".

When this is pointed out by many is clear that a litany of excuses follows... But no genuine apologies or resolutions.

Benefits:
Hot shower. Comfortable bed. Good air con. Fridge. Microwave. TV. Location. Free parking.

Challenges in no particular order:
On arrival vomit smell in back of room near windows.
Dirty comforter with stains.
Hairs on sheets.
Microwave pings every thirty minutes
Air con on extreme.... Switch hidden. Huge waste of energy in while building.... No people ac on max.
Dirty towels with stains.... Red stains...
Hairs in bathroom.
Dirty floor mat.
Bug bites in room...
Drips from AC.
Insecure locking system on door.... Even if inside no way to secure door... Security chain broken.
No staff on site after 10pm before 10am or 12pm.
No cleaning during stay.

During the stay.... Worst service ever received....
Day 1 breakfast stale, yogurts gone bad. The staff member tried her best but didn't have a clue.
Day 1 evening 10.10pm call from booking.com owner wanted to know when we would check in.
We had self checked in as instructions including sending text to say we were there. Explained that we had met the staff in the morning.....
Owner then insisted that we come back to the property to check in. Very persistent and demanding. Intimidating. Very stressful experience. Never had this happen before in all my travels all across the world to hundreds of places. No apology given about this whatsoever.
Owner said no one would be around in the morning for breakfast so they would leave something for us.
On arrival back to hotel.... (we came straight back and had our evening cut short, ruined) someone had come into the room and moved things... This is possibly the most no no of any accommodation ever. They had then put the next days breakfast in boxes on the microwave.
Yogurt and egg. In New Orleans heat. Needless to say they started to smell. Disgusting food hygiene practice.
No staff available even though we came back as requested.
Day 2 no one available in the morning. We waited until someone was around that person had no clue that we were there already checked in or what had been happening previously. Totally clueless. Checked us in and gave us a map.... No explanation of where we were or anything that is standard for accommodation.... Despite us having worked this out ourselves before. No apologies for poor service so far.
In the evening as we were resting and no staff around. Someone banged on the door twice... Talk about making us jump. We ignored that as no staff around and property codes for doors very insecure.
When we came back in the evening no staff. No other people staying.
Day 3 check out time. No staff available and even more incredible this day- today no breakfast at all. As paid for. Honestly I am still stunned about this.... They couldn't even be bothered to give breakfast on the last day! What a joke.

Summary.... This is no bed and breakfast. This is bed. I have stayed in better and cheaper hostels. The price is the real rub. If it was a 1/3 of the price as advertised it would be worth it. As a place to crash due to location and parking. But the price means the service is disgraceful. I've stayed in places that have poor facilities but the service means the performance is better.
I have read other reviews here and hypothesize that when the place only has a few customers management doesn't feel it's worth giving a good service. If a group it might be better.
Ultimately we won't be recommending this to anyone. Real shame it won a booking.com prize in 2015 and has great potential but maybe the success went to their heads....
Ultimately we felt very unsafe in this property. Better value to stay in a no thrills Super 8 or something like that downtown.
NOLA is great, do visit! But always be careful of a N'awlins scam this is one of them.

My wife and I celebrated our 25th anniversary this December plus she retired from a 25 year, very stressful career. We booked a cruise to leave out of New Orleans on December 13, 2015 and really wanted to spend a couple of days in NO to play before getting on the ship.

I went on line looking for a place to stay that would be within walking distance from Bourbon Street and the surrounding area. Prices vary in the close proximity depending on what they offer. Then I came upon the listing for the Balcony Guest House on Royal Street. The listed price was very reasonable and the photos looked really good. So I called the telephone number listed. The number listed was answered by a service in India for Hotels.com. To start, in their defense, they were very patient with me as I kept repeating, "I beg your pardon", "could you please repeat that", or "I'm sorry but I didn't understand what you said". But after several minutes I believed I had something I could live with and that my wife and I could enjoy starting our celebration at. Then I gave him my credit card information to confirm the reservation. 1st "oh Crap". Once he let me know the reservation had been confirmed he then advised me of the cancelation policy. I had already told him that I really wanted to talk it over with my wife to be sure she was okay with the place. But now he tells me that even if I cancel right then I was obligated to pay for one night of the 2 night booking because, "that's their policy". (The Balcony Guest House policy) After a couple of minutes of my objections he assured me that if my wife was not happy with the reservation I could just call back and he would connect me with a supervisor who could check to see if there would be any possible alternatives left for me.

Luckily my bride was pleased with my selection after reviewing the web site of the hotel and seeing the confirmation information that I had been emailed by Hotels.com. The confirmation information stated that we would be in a balcony suite with direct balcony access with an overview of the street below, our own separate living room with a sleeper sofa, a kitchenette, and a jetted bathtub. We would be provided a gourmet breakfast both mornings in the restaurant that was part of the hotel. We were excited as we headed out on Friday, December 11, 2015.

We rolled in to NO around 5:30 that afternoon and found the hotel without much difficulty. It is in a nice quiet area, predominately residential, about 6 blocks north of Frenchman's Street. We checked in and was escorted to our room, on the ground floor, in the back of the old house next to the hotel. We entered through 2 'parlor' rooms that is furnished with "older, once stylish" furniture. Both did have smaller sleeper sofas but were part of the common entry to other rooms on that floor and upstairs. Our room had no separate living room area (not that we needed the sleeper sofa) and it did have a somewhat full kitchen of it's own. The bathroom did NOT have a jetted tub but it did have a wire from the light fixture holding the shower rod up.???
Now back to that kitchen. It did have a full refrigerator, a full size gas stove, a dish washer, a full size sink, and a microwave. Oh and an antique dinner table. I found 2 plates, 3 soup bowls, and one dinnerware knife in the cabinet over the microwave. The cabinet where the "dinner ware" was kept had some nasty greasy stains and what looked like a few bug parts. The poor old microwave was pretty bashed in on one end so we never attempted to use it. The dishwasher was a complete science experiment in itself. The complete interior was covered in mold/mildew. The poor table slanted so bad to one side you couldn't set anything round on it. We were told that we did have access to the private patio area out the back door. It was nothing special to speak of and the only view was the back wall of the main hotel structure and the roofs of the houses on either side. In their add description it does say " occasional house keeping". Well I don't think housekeeping had made it around to that room for a while.

I did call Hotels.com, 4 times. After being cut off, transferred around in a circle once, and then being put on hold for over 40 minutes, I was connected to a lady who apologized for the mix up and went on to explain that they had tried to contact others locations comparable in the area in an attempt to move us if we wanted to. But being that it was now after 7:00 p.m. on a Friday night in New Orleans, they would be glad to send us a coupon for $100 to be used for our next hotel booking. Haven't seen that yet. They said they had contacted the hotel owner but there was admittedly a mistake in the booking but all of their other rooms were already booked.

We did hear from the hotel owner through several texts. He did offer to move us to another room but we would have to move back out of that one the next morning because it was already booked for Saturday. By this time we had already moved our luggage in, had been on the telephone with Hotels.com for over and hour and my wife was doing her best to calm me down and urging me to let it drop for now so we could go to dinner. He told me that Hotels.com had been "misrepresenting" his hotel for some time now and that he had made several attempts to make them stop. At this point I just gave up and told him we would settle into this room for our stay. After all, by now it's after 8:00 p.m. on a Friday in New Orleans, am area I know nothing about, and like it or not, by their policy, I was obligated to pay for one night whether I liked it or not.

In his attempt to make the situation a little better, the owner did offer us a free meal in his restaurant and a free bottle of wine. Which we did take him up on and we did enjoy.

Now I have to be fair and say we did enjoy the area and we were able to walk everywhere we wanted to go over the couple of days and nights we were there. We were just 6 blocks from Frenchman's Street which was a great place. We made the best of our situation and had an over all great time. My main complaint is, there was a gross misrepresentation of the facilities offered from one side or the other. Both were adamant in blaming the other. Personally I believe the room we were put in fit the price that was advertised on the web site. Other hotels in the area of like accommodations of what was advertised were over twice the cost. I believe this room was set aside for the poor unsuspecting soul who answered that listing at that price. We never got a chance to see any of the rooms that are featured in the web site and the listing I answered to. I am not saying they do not exist, but we never saw any of them. They web site description also states that the hotel remodel was completed this past January. If a new coat of paint is considered a remodel then maybe they are happy with it. They just need to clean a little better. And maybe post some real pictures of what you might end up sleeping in.
