It makes me so sad to state how terrible the condition of this hotel truly is. When we arrived, the lobby was clean and neat. You can see the beautiful old features in the hotel. There is so much potential for the Park Hotel to be a fantastic piece of history. Instead, the room was FILTHLY and VERY outdated. There was dust everywhere, and our room was not clean when we arrived. The floors looked like they had not been vacuumed in a few days. The bathroom was tiny, which is fine, however, the shower curtain had mold and mildew on it. The curtain rod came off the wall, and my husband put it back up but it was disgusting. There was dirt and grime on the bathroom floors around the edges of the walls. The towels were very small and dinky. The mattress looked and felt like it was about 20-25 years old. It was saggy and extremely uncomfortable. The furniture was old but not in terrible condition. They really need to consider going in and redoing the rooms and charging a bit more to stay there. The television did not have good picture and was one of the old box type televisions. We got plenty of channels but picture was fuzzy. The staff was friendly and kind. They cleaned our room really well when we let them know about the issues. They also gave us a discount. The restaurant had decent food, but it was very dark and hard to see the menu and food. It was cramped and crowded. The staff was friendly and considerate. Our waitress brought us a free dessert because the people sitting behind us were loud and obnoxious the whole time we were there. She was very attentive to us. I would not stay at this hotel again unless there were some upgrades and major cleaning done to the building. Again, this hotel has so much potential! I would love to see ownership clean it up and make it a happening place again!

We stayed in one of the King suites. Decent overall, however the suite needed some essential upgrades. Firstly, the bed was old, creaky, and needs to be replaced with something newer. It was lumpy and uncomfortable. It felt like grandma’s 25 year old guest bed that used to be the primary bed. Secondly, while the view is nice, vinyl blinds offer little light filtering come dawn, or at night when those lights are shining in. Needs blackout curtains. Lastly the bathroom towels are so small, they’re like oversized hand towels. No joke. Get those 3 items taken care of, and it’s a decent stay.

The Park Hotel is a historic piece of property and character built in the 1920"s. It could do with a major renovation in places. The lobby is very nice but the room we stayed in needed some repair. Notice I didn't say updating. I kind of liked the fact most of the original architecture still existed. One could appreciate how it might have been in it's former glory. Sure it could use some patching-up, but it was as clean as you could make something that was scratched, dented, and in need of paint. If you want a 3 star hotel or greater, this isn't it. If you are accustomed to staying in third world guest houses, you will find the accommodations here more than acceptable and at a bargain price compared to the surrounding hotels. You are also within walking distance of most of the attractions Hot Springs has to offer and the staff was great too. Free parking to boot.

I have been staying here for over 10 yrs .Always friendly service and Angel's Restaurant is great. Charming old Hotel! Great rates, within walking distance to the Arlington, The Chicago Club and the Pancake House.

This was our first and LAST stay. The downstairs is clean and beautiful, a drastic difference from the rooms. The room was awful, the floor had not been vacuumed, everything covered in dust and bugs, the mirror had smears and toothpaste spatters. Bathtub had hair in it. It was terrible. Talked to management to get refund, she was unapologetic and seemed to not care. She wasn't surprised while I explained the state of the room. Maybe needs new management, could be a very nice place. Lots of nice historic charm.
