My wife and I were visiting Hot Springs as part of a trip for our 25th Anniversary. We stayed in the Haven Room and it was very clean and comfortable. Charlotte made us feel right at home and her homemade breakfast casserole and homemade jams were delicious. Plenty of good coffee too! The house itself is really interesting and the surrounding neighborhood went all out decorating for Halloween giving Prospect Place a cool 'haunted house on the hill' feel. We were able to walk to restaurants and bath houses which was very convenient and easy. The free National Park Service tour of the restored Fordyce Bath House was fascinating and well worth the time to learn about the history of Hot Springs. If our travels ever bring us back through Hot Springs, we will definitely call Charlotte and book a room at Prospect Place.

My husband and I stayed here in the Moonlight suite. It was a perfect fall weekend. The home is cozy and well decorated. It’s modern without going against the style of the home’s original design. We got to know the owners and we feel like friends now! I didn’t want to leave and go back to real world. The home is walking distance to many restaurants, wine bars, and shopping if you are okay with a little bit of a walk to the far end of the main strip with plenty of stuff even closer. Take advantage of the natural beauty and go on a hike at the National forest or park. We did a spa day at the Ouachita bath house and the b&b has a membership there for guests to receive a discount. I would definitely come back!

We (3 couples) booked this B&B for a two night stay. Well, it was absolutely perfect! They have 3 beautiful rooms, so we had the whole house to ourselves. This is no ordinary b&b in that everything was exceptional. The house itself is stunning and was in perfect condition and beautifully furnished. The hot breakfast was terrific both days - scrambled eggs, hash browns, bacon, toast with homemade jams, pancakes, sausage, yogurt with fresh fruit, choice of juices, coffee and teas - definitely can keep you going all day long until dinner. Great location too - a lovely short walk to Central Avenue, so we never used our cars during our stay. We all agreed we would happily return, so highly recommend a stay here - really a standout place!

From the moment we arrived we felt right at home. Charlotte was a wonderful hostess and took care of our every need. We loved the homemade bread and cookies she had out for the guests during the day. The meals were delicious. We enjoyed just staying on the property and relaxing. This was our first bed and breakfast experience and Charlotte set the bar really high.

I needed a place to stay for one night to drop my son off at camp Ozark and was unimpressed by the hotel options since the prices seem to be high with unimpressive reviews. Charlotte was so accommodating when she made our reservation and gave us a run down/tour of the house when we arrived to check in. Downtown is just a short stroll away and Magic Springs is maybe a 10 or 15 minute drive. The beds were SO comfortable that my quality of sleep was so good that I woke up before my alarm went off feeling well rested and that never ever happens for me. Charlotte made us a really good breakfast with eggs, biscuits and gravy, and bacon, as well as a spread of homemade jams including peach, blackberry, strawberry, and muscadine. The price point was super reasonable too. I’m not sure how many years my kiddo will go to camp but I know I’ll be staying here every time I can.
