Absolutely love! Creekside roaring water sounds ❤ room is clean and comfortable, with a wood burning fireplace and they provide you wood. Very short walk to main strip, its on the upper end from downtown so the only sound you hear is the water running. Genos pizza which is right at the road is amazing. We got 2 rooms one is 301 and it has tall ceiling. The other is 101 it has everything ours has but seems so much bigger bc of tall ceiling. We are here for Thanksgiving during covid so can't comment on housekeeping or breakfast those are services they don't provide while you are here but, especially for the price during a holiday 109+tax a night and right off strip can't beat it.
The only thing I could recommend is bring your own pillows and a hairdryer. The pillows are 2 to a bed and pretty flat. And there is no hairdryer or iron, there is a mini fridge, coffee maker and microwave. Definitely will be coming back asap. If I could post a video from our rather large balcony you would definitely get the full effect of the creek (in case you haven't noticed my favorite).

Our family of three stayed in a three bedroom cottage, the only option we could book close to the downtown Gatlinburg. The location was good, a 15 - 20 min walk to restaurants and other downtown attractions, while the area was quiet. The accommodations exceeded out expectations - very spacious, clean , in great shape, with all kitchen appliances, a TV in each room, a large deck. As mentioned in other reviews, the cottage really looks better outside and inside than it shown on a photo. While the whole property is rated 1 star; as far as the cottage is concerned, I think, it could be rated 3-4 stars.

This was our first time at Carr's and it was a Beautiful place. Our accomdations were roomy and clean. We rented the 3 bedroom cottage house on the other end of the property. It was away from the office,pool, and other facilities. It was very peaceful near the stream and hearing the stream at night was so awesome. The house was huge and offered:

Me my husband and our son stayed here for 4 nights due to our son playing in a yearly football tournament. I waited a bit late to get us a place to stay and if you have ever seen how the prices go WAY UP on a holiday the closer you get then you know how expensive a place can be. Carr’s was reasonably priced and we had a 2 story cottage that had 2 queen beds, 1 1/2 baths, and a full kitchen, living room and a nice deck looking over the creek that ran behind us. The sound of the water running over the rocks was super soothing. It was really quiet and that was nice since our son had games. We could cook quick meals to save money on eating out so that leaves more money for fun things and shopping. The water was nice and hot, the wi-fi was great !! Plenty of clean towels and dishes. We did have to open the windows up stairs if we ran the heat at night because the upstairs was super hot while downstairs it was cooler. Which was fine with us there was no bugs no loud cars or people and again we got to hear the water. The location is good, it’s a good walk to downtown but we’ll worth the walk to not have to pay $20 to park to be able to eat or do anything in downtown Gaitlinburg. Our cottage also had a gas fireplace, we hoped we’d get a wood one, but again we were good it was nice to look at. There were plenty of windows to get natural light and fresh air. We got to see a bear the last night we were there, he didn’t bother us and we sure wasn’t going to bother him lol. I really don’t have much negative about our stay at Carrs. Maybe remove spiderwebs from some of the corners and wipe the walls. But that’s also my OCD cleaning my home talking lol. We would definitely stay here again for sure !!!!

They have increased the prices a lot and the rooms still are in need of refurnishing,updated fixtures and cleaning. I was shocked at my bill, especially since there is no maid service due to cover. I've been coming here 40 years and will not be back. For their prices you can get a newer nicer room elsewhere!

Carr’s family no longer owned ! Prices are much higher. The hot tub was always cold and never smelled of choline, same with the pool. The owners and workers were rude, all except the only American lady working there. They would barely acknowledge you! The rooms could be cleaner. Ceiling fans caked with dust. Water in the cottage was burning hot! We stayed for a week in July, paying roughly $2000; for curiosity, I placed a week in September to see the rates- they want to charge me $3,000 for it! These are when rates are supposed to be down. So be aware rates are higher, pool not as clean ( I never seen them add chemicals), hot tub always cold and dirty, workers not friendly or welcoming. Thusly, we will not be returning. This is sad, seeing a came here as a child. Hoping they sell out and someone else takes over, and Carr’s becomes what it used to be. 💔

Even after 11 years since our last Smokey Mountain visit Carrs is still a nice place to stay Our creekside cabin #406 was clean upon arrival & we were allowed to check-in early since our room was ready. Two comfy queen size beads, a nice kitchenette with fullsize refrigerator, oven & stove, & all the basics you need to prepare easy quick meals. The best part is our place was creekside & you can sit & listen to the Roaring Fork creek from your private balcony.
There is a swimming pool, laundry, playground, & pavilion on the property. There are numerous types of accommodations as well.
Our particular room needed a little updating as the carpet needed cleaning or replacement. The bathtub/shower drained very slowly & the toilet "stuck running" once but it was an easy fix. There are new owners here & it's not the original family anymore. I feel confident that these issues will be addressed in a short time. The staff seemed friendly mostly & helpful.

I think ownership has changed for the worse. As soon as we arrived I went to the office only to find that no one is there just a number on the door to call. I called, can't leave a message mail box is full, so we went into town for a bit, called later got a lady that said we should have gotten an email with a code to open the door. We never got one and other people staying there at the same time never got one. Opened the door the bottom seal on the door was taped on and came off as soon as we pulled the door back. We tried taping it back, didn't work so we had a 1" gap under the door the whole time we were there. The vertical blinds were broke, no wand to turn it and if you tried to adjust them they would fall off so I made a curtain out of an extra large trash bag so we could have some privacy. We reported both problems to manager but nothing was done. The a/c compressor never kicked in the whole time we were there, our neighbors didn't either, my guess is that they unplugged them to save on electricity. The walls in the room need painted, looking very dirty. We stayed there 2 years ago and the manager came to work everyday and didn't have one problem. This place is going down hill quickly since we stayed last. Maintenance is a major part of owning a business and the problems are only going to grow if not addressed. The place needs weed eating and mowed to give it a cleaner appearance.

We booked here after struggling to find affordable space, close to town for the 4th of July weekend. Pictures online were limited so wasn’t really sure what we’d be walking into. Location of Carr’s was great, easy in and out, close enough and easy access to downtown without being in the middle of the crowds. When we first turned on the road was immediately turned off by the house on the corner with tons of trash everywhere. What is up with that?! Really shines a negative light onto the property. Check-in was a breeze. Property has a variety of rooms, cottages, cabins etc. Other than the main hotel in the center the parking is awful! 501-507 did not have enough room for parking unless everyone were driving a standard car. Even then it’s going to be tight. There’s a sign saying you can park by the office but that’s at the opposite side of the property. This group of rooms is away from the rest and not on the same side as pool etc. View of the stream here isn’t the best and there isn’t stream access here but it does have a patio and grill which is nice. Upon arrival we were impressed with the space. 3 queen size bedrooms and 2 baths. Main living area had plenty of seating and could have easily fit 3-4 full/queen air mattresses in here. All of the furniture, including the beds were very uncomfortable. Mattresses are firm. Kitchen appeared stocked but we opted not to cook and were missing wine glasses. I’ve never stayed anywhere in Gatlinburg that didn’t have them so found that odd. Everything was clean with exception of the ledge under the bathroom sink. Can tell it’s often overlooked. You must take your garbage to the dumpsters up by the pavilion/laundry room. This wasn’t noted anywhere I had to call and ask and who wants garbage in their car. Pool area was clean and spacious. Seemed like a great place for families to hang out. Kids really enjoyed it. Both evenings a bear visited the area by the stream and footbridge in the center of property but we missed it. We explored and the layout of the property is goofy. We hoped to find a layout with easy access, view and parking that was ideal in hopes of booking for August but just couldn’t find it here. Disappointing considering it does have that old Gatlinburg charm I remember as a child. We were able to see the fireworks from here which was an added bonus!

Under new owners lousy service owner doesn’t give a damn rises the rate 21/2 times the regular rate room wasn’t the cleanest been going here for a while but no more we got our room at the regular rate before they bought it asked to stay one more night and wouldn’t give at same rate. Wanted us to pay double. Said he would leave empty before taking the rate we had paid. Not worth the price they are asking! Best to find a nice cabin for almost the same weekly rate.

It is trashy! The sites have tarp covered vehicles. Old bedding. Old chairs etc laying in at least 3 areas. Looks like a junk yard. Parking lot and roads needs new gravel and paved. Do not stay there

I understand they have a no pet policy except for service dogs that wear vests and must be approved in advance with appropriate documentation
