I understand that some guests may find the property a bit outdated, and maintaining high standards can be challenging when the hotel is busy.

However, I will always choose this hotel over a brand new one elsewhere. The stunning views, excellent room service options, the fantastic pool with a water slide, convenient trolley service to town, and its proximity to the national park make it truly exceptional.

If you're seeking a pristine, brand-new experience, this might not be the perfect fit. But for me, the location and the level of service surpass any other hotel I've encountered.

We stayed at the Park Vista in room 1504 ahead of our week in a cabin in Gatlinburg, and we were not disappointed! The rooms have balconies, and we were able to upgrade for just $20 more to get a room with a city view (highly recommend it) and it was such a great beginning to our vacation. Every staff member was courteous, room service was fast and delicious and we were also happy with a full breakfast at the Vista Grille. The grounds are also gorgeous with a pavillion, gardens and picnic areas.
The rooms were clean and comfortable (though slightly dated), the beds were comfy, the water was hot in the shower and there was cold a/c. The only reason I gave this experience a rating of 4 is because the sink and shower drained really slowly. To be fair, I did not report this issue or it's likely I would have been moved to a different room. We would definitely stay here again!

We stayed here from 7/20 -7/23/24 in room 1416 while visiting SMNP (about a 10/15 drive depending on traffic).
The hotel is located on the top of a hill (interesting drive up, I don't recommend walking down the driveway). It is an older property but has been well maintained. There is a load/unload area in front of the hotel but it is not always available depending on how many other guests are there and if the free trolley is in front of the hotel. There is a bell person available.
There is lots of parking ($15/night) but if it's busy you can be quite far from the lobby.
Check in was very good as was check out.
There are three elevators (with a open/glass view of the lobby) across from the check in area. If you use a luggage cart, you can fit maybe three adults with the cart.
The in house restaurant was very good for breakfast and good for dinner.
Room 1416 has a great view of the surrounding hills. It has a balcony (you can stand on the balcony but there is no furniture, nor room to sit on it).
The room is good sized, has a couch, desk, fridge with freezer and a coffee maker. The is a shared microwave across from the elevators.
The sink area is separate from the toilet/shower area. The sink area has lots of counter space and a couple of electrical outlets.
The shower is good sized and has good water pressure. The toilet area is very small and tight.
All toiletries are in large bottles on the wall.
The internet service was very good.
This is a wonderful hotel and we would stay here again.

TL;DR- found a suspicious redidish brown stain on the sheets when we got there, wasted a bunch of time trying to get it fixed only for them to put on an ENTIRELY DIFFERENT sheet with a different suspicious redidish brown stain on it.

This was a nightmare. We got in at 10 pm from a day at Dollywood, went to our room that (in the low light of night at least) looked decent if not a bit dated and in poor repair. Then we got to the bed and there was a small, but clearly visible suspicious redidish brown stain in the middle of the top sheet. We went to the front desk to complain, and the staff said they would send us up another sheet. We asked if we would have to make the bed and they said no. This was apparently not communicated to the gentleman in charge of doing this, and he showed up in about 5 minutes , and started handing me a bunch of sheets. I think "well this is annoying, I don't want to have to make my bed but at least it's over. I pull out the first sheet, it's a fitted sheet. I then look at the second one, and it is, confusingly, also a fitted sheet. So then I look at the third one and it is yet another fitted sheet.

I was incredibly frustrated at this and brought all three fitted sheets down to the front desk to explain what happened because it was so absurd I thought they wouldn't believe it. They apologized and said they would send up another set of sheets and put them on. The man came up and redid the bed which was kind of awkward since we were just sitting there watching but that can't be helped. Thinking this was over, we tried to get back in bed and low and behold, the new fitted sheet had ANOTHER suspicious redidish brown stain. I took this sheet to the desk, pointed out the blood stain, and asked what was going on. The manager came out and was very apologetic and said he would personally look for an acceptable sheet and bring it by. At this point I wanted to demand a refund and go somewhere else but it was 11:15 pm. The manager came up and redid the bed which was nice, and he offered to get us free breakfast but at this point I was so disgusted with the multiple stained sheets that apparently nobody is checking I didn't want to trust to cleanliness of the kitchen.

By the time it was all said and done, it was 11:30 pm and we were very annoyed at all of this and had trouble sleeping. Got about 5 hours of sleep and left as soon as we could get ready to leave. I appreciate the manager's attempts to make this right, but ultimately I will never stay at this hotel, or any other of this collection ever again, and I would advise anyone else looking for a hotel in the area to do avoid them as well. In the morning when we could actually see better, there was dust all over the furniture suggesting it hadn't been cleaned at all in quite some time, and the balcony was disgusting. The parking situation was also bad, but that's par for the course in Gatlinburg so I won't hold that against them. There are other reviews on various websites that mention great views and a nice lobby, and these are true, but in my opinion a hotel has a bare minimum standard of cleanliness it needs to follow regardless of price point and this didn't meet it. I felt like I should have just gone to a cheap motel since at least if I got dirty sheets and ineffective attempts at resolving the issue I would have paid less than half of what I did here.

Hello.
My husband, our young 10 ½ yr old son & myself stayed again at this hotel 7/27/24-7/30/24. We drove 9 hours or so from Gulfport, MS to Gatlinburg, TN. We stayed here 2 yrs ago to celebrate our son’s birthday, so we decided to do so again to celebrate his 11th birthday. He loves your swimming pool. We had a wonderful time 2 yrs ago & expected the same for this visit but alas, it wasn’t.
At first, it was amazing! I called about an hour or so before reaching the hotel to ask if our room was ready. Hilton employee Angel & I spoke about it & she said at the time, our room wasn’t ready but if a room was ready, could she call me back? I said yes of course as we were so very tired from the long drive & just wanted to crash into your luxurious beds. I was NOT a ‘Karen.’ I did NOT ask/demand a room that very instant. A short time later, Angel called me back to offer me an upgraded room to deluxe suite instead of the King w/balcony. I said yes & was very grateful for her help. She’s very nice.
We arrived with family & dog in tow to check into our room. A male employee checked us in & I’m sorry that I forgot his name, but he’s obviously dayshift & was very nice & helpful to check us into the hotel. We left to explore the town & grab late lunch/early dinner & drove back to hotel where we crashed hard for the night. Here’s the bad news. My son slept on the sleeper sofa & my husband & I had the bed in the next room.
Much to our pure disgust, we discovered a sh*t smear stain on the blanket for the sofa bed & when we stripped the sofa bed of its bedding, we also discovered a large pee stain on the mattress pad. So, yes, my son slept on disgusting bedding! The housekeeping failed to change it from the previous guests. We also discovered a large cosmetic foundation smear on our comforter for the bed. I don’t wear makeup so it wasn’t me. I called & told front desk about it & they sent someone with bedding but the male housekeeper spoke no English as I was trying to explain to him what was going on. He left & my husband & I changed the bedding. Another male housekeeper came by to change the bedding & I had to literally speak in ‘broken Spanish/English’ that we didn’t need it changed as we’d already done it. He took the dirty bedding with him when he left.
I’ve been staying at Hilton/Hampton Inn properties for years & sadly, there was an incident in AL at Hampton Inn where their housekeeping didn’t change the large blood stained mattress in their sleeper sofa too. That was fun to deal with it. I’m not pulling a ‘Karen.’ I’m not demanding a refund/credits/points or anything like that. I was just letting you know that housekeeping failed 100% at this hotel in TN.
The rest of the stay & its staff was wonderful! We ate in the restaurant for breakfast. We swam in the pool! It was a beautiful hotel.

Stayed many times in Gatlinburg but first time staying here. They offered digital check in so we got to choose our room but still had to get our keys at the front desk because the system was down. I was told when I checked in that we would have waters in our room but there wasn't any. Also we were not offered any cookies. Those were minor and did not affect our stay, The view from our room was beautiful! (We could see the huge flag on the Skybridge). There were no carts available when we checked in so we had to bring our luggage/bags in a couple trips. Also on the second day our keys no longer worked so we had to go back to the front desk and have them re keyed. However, when my husband needed more coffee and creamer they brought it to our room which was nice. One thing that customers should know is there is a $15.00 per day parking fee. I don't remember seeing or reading that anywhere so was kind of surprised when I saw that fee on my receipt. The beds were very comfortable and room was very clean. We were happily surprised to come back to our room to see the beds made and clean towels the second day. A lot of hotels don't do that anymore and you have to ask for clean towels so that was an added plus. Overall great stay and would love to stay there again.

This is our second stay at Park Vista in Gatlinburg. It is in a great location for us. It is not on the Main thoroughfare through town, so no city or traffic noise. A trolley comes to hotel until late in the evening for easy access to restaurants and attractions. All rooms have a balcony with city or Mountain View’s which are complemented by sitting 1000 feet above Gatlinburg.
The kids love the indoor pool with 2 water slides. One small enough for kids of all ages.
There is no complimentary breakfast however, the restaurant has a nice breakfast buffet and made to order Omelet station. Room service is available until midnight, with a good variety of options for adults and children.
The only thing that would make this hotel a complete package would be an on-site arcade for kids and adults like myself, who love to be a kid again for a little while.
At this time, they are still not giving room cleaning service during the stay, but will gladly give you clean towels and toiletries upon request. I will be happier when things go back to normal and maid service is back in full swing.
We visit the Smokey mountains several times a year since it is only 6 hours from home and Park Vista by Doubletree Hotel will be our choice for every stay.

I would expect this hotel to be a bit nicer considering the price. My husband and I stayed here 12 years ago and it was a nice hotel. We figured we would try it with our kids. We like to find hotels with pools to get some energy out. The pool was ok, the kids slide was blocked off, and as long as you didn’t look closely into anything the pool was fine( dirty and hair clumped up in the drains in the outside of the pool). The rooms are very dark. We didn’t have any body/bars of soap or shampoo but were given lotion and conditioner. The floors were dirty( dust piled up along the corners/edges, hair and a dead fly piled up in the bathroom corners, paint peeling off the ceiling in the bathroom, no microwave in the rooms. For us the price isn’t worth the inconvenience of driving up and down the hill and paying for parking to go to downtown.

This is a dated property for sure but for the most part maintenance is pretty good.

Issues are that the location is up a steep hill that is part of the hotel access- paring is $10 for a huge lot with nothing around- this is a junk fee without question designed to take advantage of guests.

There are no chairs on the balconies in the rooms, no coffee shop on site and the hot tub has no jets- just like warm water to soak in.

Adding an outdoor hot tub that overlooks the mountains would add so much.

This was the only hotel that had openings in the Hilton or Marriott brand when booking and it is clear that it was open because it is either a conference center hotel or a last resort hotel.

The rating would have been higher if it was not for the parking charge which is nothing more than a gotcha fee for the owner.

I debated between 3 and 4 stars as I feel like 3 delivered on expectations and 4 is something special and 5 is outstanding. I rarely give out 5 stars but the rate typically justifies a 5. Doubletree, Hamptons, gardens etc are properties that your rate reflects what to expect. I’m a Diamond member and stay at a lot of hotels. This property will deliver on your expectations in an area that their rate will fluctuate depending on occupancy and time of year based on demand. I’m sitting in the lobby now early in the morning and it’s clean, there’s Christmas music playing and it’s quiet. They have a great little bar with fireplace we ate dinner one night with the kids right in front of the fireplace with the football game on. There’s the fourth star. We didn’t eat breakfast. Rooms are a little dark and older, with very small bathrooms, but most have great views. The pool is nice and apparently very clean with a strong high chlorine smell but that means it’s clean right? I experienced good customer service and plenty of parking. Overall, a nice property slightly upgraded from a Hampton in a location up the hill.

Are the indoor pools any warmer than they used to be? Stayed a couple of years ago and it was unbearably cold?

The pool area is heated but it’s not warm water pools, water is cold. There is a small hot tub on the upper level.

Sorry for the late answer, but this will be useful for anyone searching for this. Technically, no. If you call and ask, that's what they tell you. But practically, if you're courteous and clean up after yourself, yes. We spent 5 nights here and smoked on the balcony. Make sure you have a way to dispose off the ashes and butts, NOT in the room trash can, or any other indoor trash can. And depending on wind and weather, keep the door closed so the smoke doesn't blow into the room. What these hotels want to avoid, and WILL charge you for, is the cigarette/smoking odor in the room. This really applies to every Hilton brand I've ever stayed at with a balcony. It's basically "don't ask don't tell". Make sure when you leave no one knows you were smoking, and the staff doesn't have to do anything because of it, and you'll be fine.

When we stayed there there was no shuttle. There is a trolley (the blue line) that runs every 45 minutes from downtown (8:30am-midnight). We had to drive downtown when we were there. There is no Uber or lift available. There may be a taxi.

I am not sure about dogs. I did not see any when we were there but I think I saw they are allowed at this hotel.
