We are a traditional private home B&B. We are conveniently near the airport but you'll be well insulated from the noises. Some of the rooms have shared baths but there are suites with private facilities available. We have had a lot of experience with providing advise on local sights, attractions and adventures. We get great feedback on our breakfasts and accommodations and we can adjust the menu to suit different dietary needs and time schedules. Come and experience both rims of the Grand Canyon, Monument Valley, Zion, Bryce, Lake Powell, Rainbow bridge, Antelope Canyon and much more from one home base. You will enter as strangers and leave as friends.

Jim and Verda are fantastic hosts. They care about each and every guest they host, and they become family. The beds are very comfortable, and the pancakes they make (a family recipe) are divine. I've stayed with them twice now and can't wait to come back.

Tired of staying at impersonal hotels on our two week road trip, we searched for "bed and breakfast" and the Rose Walk Inn came up. The covid era has reduced their clientele, but they were still open and welcoming travelers. When we arrived, we discovered a beautiful big home with well appointed rooms. It was like arriving at a friend's house. And that's exactly how Jim and Verda treat you. Good conversation, good food (amazing pancakes in the morning) and Jim insists on dazzling his guests (and he does) with his close up card tricks. Good people, good experience, highly recommended!

The Rose Walk Inn was truly such a wonderful place to stay. Jim and Verda are so hospitable and welcoming. They always made sure we had everything we needed. Our room was very comfortable and of course the breakfasts are delicious!! The location is great, literally just a few minutes from everything in town. I would highly recommend staying at the Rose Walk Inn.

I definitely would not recommend this B&B, if you call it that. It was more like someone's personal space with kids running all over the place. The innkeeper was babysitting her grandkids that week. The upstairs had a couch that had been trashed by the kids. They did not have a separate area away from the family and kids for the guests to have breakfast, so we skipped breakfast and went somewhere else. One of the kids had chicken pox and the grandmother was up and down with him all night. Our room was downstairs and it felt like we were in a dungeon.

We stayed one night here. It is very inexpensive, but not great either. The bed was clean and comfortable, but had to share a bathroom....not great, and the bathroom was nothing special either. No choice for breakfast.

We arrived in Page at 6.30 p.m. to find no one in to welcome us. We returned at 9.00 p.m. to be told the room had been double booked. We had paid in full in advance (via our travel agent) 3 months earlier. The owners made it clear they would rather let the room to the family arriving the next day. They then tried to fob us off by taking us to 'another B+B' down the road. This turned out to be a friends house offering a sofa bed for 2 nights (not the four we had booked) and was clearly not a legitimate business. The final straw came when we asked for our money back and they insisted we had only paid a deposit and refused to return our full payment. We then had to find alternative accommodation late at night in Page which was very busy and ended up having to spend three times our budget to stay in the Best Western Arizona. I cannot urge you strongly enough to avoid this B+B at all costs. The owners did not even have the presence of mind to contact our travel company and attempt to sort it out with them. A very unpleasant experience.

We refunded their deposit from Paypal. We talked to their travel agent and found that he had sent the balance to our street address which does not work. We have only P.O. Boxes in Page so it will be returned to him. We asked him to cancel the check and return the funds to their customer. She probibly has it by now. They didn't like our place so we made many calls to find them other accomodations. We didn't give up when they didn't like them either. I had them follow me around until we found a hotel they liked. I was very relieved that they didn't stay with us but we did go the extra mile to help them be happy but It looks like it didn't work. Some people will never be happy. I just wished they wouldn't step on our dream. We have had hundreds of guests who have written in our memory book about how much they enjoyed their stay. I don't think the ones that didn't stay should be able to make reviews. They didn't give us a chance.

Page, founded in 1957 is a small town in the middle of nowhere. Few big name hotels and three B&B’s. If you’re researching accommodations you already know Page is the gateway to some of the world’s most spectacular sights. Rose Walk Inn is simple, with comfortable beds. Jim not only has the “gift of gab” but a depth of knowledge about the area which he shares willingly. Helpful, friendly, wants your stay to be memorable.
The breakfasts, although not fancy will keep you well satisfied. The pancakes are an interesting spin on an old standard. He’ll send you home with the recipe! There are three guest rooms, ours being the smallest. One shared bathroom on the lower floor and another upstairs just off the eating area. This arrangement didn’t bother my husband but I was uncomfortable.This house was home to six children and 20 grandchildren, it’s very lived in! Running a B&B is Jim and Verda’s dream and they couldn’t be more welcoming. But please, when guests have suggestions for improvements don’t say we are trying to destroy your dream. Suggestions are meant to add perspective to help you grow your dream! These are a few things that would have made my stay more enjoyable. Less clutter and knick knacks, a robe for bathroom visits, and individual soap/ shampoo. Please refrain from suggesting guests only write “kind” words on Trip Adviser. If everyone did that reviews wouldn’t be truthful and would compromises the integrity of Trip Adviser which is how we found you in the first place!

If by chance you are looking for a B & B in Page, Arizona and are use to staying at B & Bs, stay clear of Rose Walk Inn. Don't be mislead by the two pictures on their website. Those are the two best rooms, one with a real window. There are 4 rooms in the basement that share 2 baths. One bath is tiny and the second is upstairs right of the kitchen where the rest of the guests are eating their breakfasts. There is also extended family living there that use that bathroom too. Most of the windows in the other 3 bedrooms seemed to be covered and unable to be opened because the window sills are used for storage. One bedroom is a storage room and everything stored there is covered with sheets. It is full of knick-knacks and kitchy stuff. It was very disappointing for us because we love the B & B concept.

There is one each season. Their travel companions were wonderful people who wrote nice things in our memory book, but this couple, you could not satisfy. Each issue was temporary or totally misunderstood. If it wasn't for the nice couple, traveling with them, I would have been tempted to let them sleep in their car. Some people will never be happy with any thing, not even themselves. This seemed to be the case. Our last review gave us a five for cleanliness and this one gave us a two. You choose who to believe. The couples from Germany were delightful, happy people, like the rest of our guest seem to have been, and did not seem to see everything as disappointing and miserable. We’ll take the good, happy ones every time.

The host tries hard to satisfy his guests. He wanted to be sure that we would be be taken care of by letting us know that we would be treated as teenagers and he would be sure to be up waiting for when we returned in the evening and only after all his guests were in for the night that the front door would be locked. In regards to breakfast we were given a very nice meal and were given story about how the world has become aware of his wife's fare. Very nice people but a little doting for us.
The room has the basics and is comfortable. A bathroom is shared by other guests so some coordination is required. In summary it was an okay stay, breakfast was good but not sure if I want "Dad" waiting up for me when my wife and I return. Especially when dad was our "Junior" in age and experience.

In a word: Different. We’ve stayed at many B&Bs (both in the US and Europe) and Rose Walk was unlike any we’ve ever experienced. Not to say that it was bad… in a lot of ways, it was quite nice… just that you’re either going to love it or hate it. If you travel to meet new people, love to socialize, and want to feel like you’re staying with family (and don’t think it’s weird to hang out in the living room while the grandkids watch cartoons)… you’ll love the place. If, however, you like to have some personal space to spread out where you can relax and do your own thing… you’ll hate it.
Jim & Verde are incredibly warm and welcoming. As hosts, do their very best to make sure you have anything and everything you could possibly dream of during your stay. When we arrived Jim sat us down, gave us a map and a rundown of all the things to see and do in Page. It was nice to have someone willing to share knowledge of the area and make recommendations (though, frankly I found Yelp reviews to be more helpful at times). After a 45-minute brief on everything you could possibly need to know in a town of 7,247 along with a brief summary of his life, Jim showed us to our room and helped us with our bags.
Our room was small but the bed was comfortable and we slept well the 2 nights we were there. That was except for being woken-up at 5:00am by one of their visiting young grandchildren screaming “MOM!!!!!!” outside our window (which we had open at night to keep cool, but which also left us listening to all the noise back and forth between the driveway and the front door as people came and went).
Getting ready in the morning was a bit of a challenge as there were about 6-7 people sharing essentially 1 (very small) downstairs bathroom. (Think college dorm life and you’ll be fine). I did not grown up in a big family and am not used to sharing a bathroom with so many people. If we’d only had one other room to share it with, it may not have been so bad, but this was just too much for me. There is the option to use the master bath on the upper floor, but it is directly off the kitchen where guests are busy eating breakfast, so the notion of trying to [--], shower and shave in such close proximity to people eating was undesirable at best. Not to mention, who wants to then have to walk through the house, past the front door, and down the hall in a towel. (I’m guessing I’m not alone in this thought as I never saw anyone use the upstairs bathroom).
Breakfast was a very social affair (which is not good for those of us non-morning people who have zero interest in talking before at least 2 cups of coffee). Apparently the pancakes are very good (said my husband), but I passed instead to go out and photograph the sunrise. I did think it was very nice that Jim & Verde are willing to prepare breakfast at whatever time you would like it and not on a set schedule.
On the flip side, however, I felt a lot like a rebellious teenager who missed curfew when we strolled in around midnight and were greeted with Jim asking a bunch of questions about where we went and what we did. It felt a bit like an interrogation and, as I’m a fairly private person (especially with people I’ve only just met a few hours earlier) I didn’t feel like it was anyone else’s business what I did on my vacation. If you’re a social, open-book, share-anything type of person, you’ll probably love chatting with Jim. (Grab a 6-pack and take a seat). He’s very friendly and talkative. However, not everyone is like this, so if you’re more reserved like me, you’ll find this comes across rather overbearing even if his heart is in the right place.
You can tell Jim & Verde have the best intentions in taking excellent care of all of their guests. Their affection for entertaining is evident. If I had stayed with them as long-time friends, I might have been delighted by the experience. But that’s not why I came to Page. I came to explore canyons and lakes on a relaxing, romantic vacation. As a paying guest of a B&B there is a different expectation than of friends or family. It felt less like I was paying $100+ per night for a getaway at a B&B, and more like I was crashing in a friend’s downstairs guest room sharing a bathroom with the roommates. Some people are fine with this; some are not.
Rose Walk Inn is more accurately a family home with rooms to rent on a nightly basis. You are staying with a family… and, at times, their very large extended family. The term B&B implies (and in many localities, requires) guest accommodations which are definitively separated from family quarters (dining areas, bathrooms, etc). In this home, everything is shared. I would recommend this place for families, especially those with small children. I would not recommend it for couples, solo or business travelers.
