Our property is located in the Caton Park Area within the proximity of Prospect Park.A mid size Victorian house on a tree line street. Warm and cozy rooms very comfortable beds with soft pillows and clean sheets, blankets, comforters and duvet. Soft white towels and soft Robes. Each bathroom has a hair dryer and toiletries including shampoo and conditioners. Make up remover ect. We provide our guests with a continental plus Breakfast so that they can be well prepared for their exploration of New York and all the sites it has to offer.

I had a wonderful stay at A and Faye bed & breakfast. My friend & I stayed from Sat to Mon & was pleasently surprised to see a beautifully quaint home located on a tree lined street with a park right across the street. It's a close walk to Church Ave subway station. A small but delicious breakfast of eggs, cereal, fruit, tea, coffee, hot chocolate was served to get you started with your day ahead.
The home is spotless, the rooms are air conditioned & clean with fresh linens, towels, robes,& hangers for your clothes. The bathroom is also verybclean & stocked well with bodywash,shampoo,& face wipes. If you are looking for value for your money this is the place to stay, Faye is a wonderful hostess & I will definitely stay here again when I visit NYC.

A & Faye B&B is a wonderful place to stay in Brooklyn. We just got back from four nights there. The location is great - it borders part of Prospect Park and is just a short walk to numerous stores & restaurants.
Four nights wasn't enough!
Their home is delightful and our guest accommodations were elegant and comfy. We appreciated the beautiful antique furnishings and the comfortable bedding, air conditioning, luggage racks, water pitchers in room, etc.
The breakfast was delicious each day - fresh fruit, eggs, meat, and even blueberry pancakes one day, as well as cereal, toast, coffee, tea & more.
Our room had a shared bath and it worked out well. We look forward to staying there on our next stay in Brooklyn! We highly recommend Phil & Faye's lodging and hospitality!

This B&B was very sweet. The Magnolia room on the second floor was spacious and nicely appointed with a mini fridge, luggage rack, small dining table, and window AC unit. The bed was comfortable. The shared bathroom is nearby and spacious. It wasn't too bad scheduling around other guests for use. We didn't realize at first that our room has access to a sweet little veranda, which is shared with the room next door.

Phil was an excellent host. He wasn't around when we arrived but left detailed instructions in a voicemail and we had no problem getting in. The morning breakfast was tasty and Phil was careful to accommodate my dietary needs. We enjoyed meeting the other guests who joined us for breakfast around a big table.

The location is great -- right next to one of the biggest parks in the city, in a very tranquil neighborhood, and convenient to the Q train to Manhattan. It was a very pleasant walk down to a main drag of restaurants and a co-op grocery store. Would definitely stay again.

A and Faye Review

This place is clean and in a great location but the owner can be unreliable and rude. As others have noted, it’s best to have a backup plan.

Even if you made a reservation months in advance, and have an email confirmation, you may find out at the last minute that your room was given to someone else. When this happened to me it created a thick layer of stress during a trip that was already complicated and demanding.

Even if you have an email confirmation AND have paid a 50% deposit, you may arrive to find that your reservation had been forgotten, you weren’t expected, your room is not ready, and you must wait around for an hour before you can check in.

Even if your email confirmation says check-in time is 1:00 pm, and even if you have sent both email and text messages stating your expected arrival time will be 2:30 pm, you may be told rudely when you show up that you’re there too early because check-in time is actually 3:00.

You may be asked to provide four numbers to use for your personal door entry code and to repeat them as you watch the code being programmed, but then return later to find that code doesn’t work. When you ring the doorbell instead, and explain your predicament, you may be told extremely rudely, as if you’re an idiot, that the code is actually four other numbers you supplied in the form of an old phone number when you made the reservation three months earlier. You were somehow expected to know this. After being treated so badly I won’t return. Also be aware that there is a $75/room cleaning fee that is additional to the rates noted on the website.

It was an absolute pleasure to stay with Phil and Faye during our 5 days in NYC. The property is well located not too far from Manhattan and close to Church St Subway. The sorroundings are fairly quiet and with Prospect Park 5 mins away you can get a break from the citys high pace and noise. The facilities were great with a spacious room, separate entrance and above all clean and tidy. The true gem of this place is the breakfast! Phil and Faye are both acctually in the kitchen every morning preparing all kinds of good stuff for the guests - fresh orange juice, eggs, susages, pancakes, etc. Not all evey day but a delightful variation and a wholesome morning meal which is great for a long day in the Big Apple. Thank you so much for your hospitality and execellent service, Phil and Faye.

The house is a bit hard to find with buildings close together on a busy street across from a school and adjacent to many soccer games in that section of Prospect Park. There never was any street parking the days were there but our kind host let us park in his driveway. Your entrance on the side of the house is up some steep stairs; again the host helps you with your luggage as needed. The sleeping room we chose had the private bath and was big enough and immaculately clean. Coffee is on in the dining room around 7 am and breakfast 8-10. They are thrifty about the quality of food for breakfast, it's enough but does not purport to be gourmet. The subway is a few blocks over and the neighborhood is okay with some homeless near the subway entrance. You can see and hear a lot of activity including sirens all Saturday night. Hosts are very nice people and it was a reasonable value for near to Prospect Park and subway to Brooklyn, etc.

I recently stayed at Phil and Faye’s B&B during a quick visit for a show in the city with friends. Their home is welcoming and cozy and they were amazing and attentive hosts! My room was quaintly decorated with lots of attention to detail and included everything needed to accommodate a comfortable stay, as was the shared bathroom – which was clean and equipped with all necessities! The neighborhood is very accessible to buses and trains in either direction and I felt very safe, even returning late at night. The breakfast provided was lovely and I enjoyed chatting with the hosts and other guests there during my stay. This place is a gem – a home away from home - and worth so much more, based on the service and accommodations provided. I plan to be back with my kids early in the Summer for sure!

We chose to stay here for a long weekend while we were in town for a wedding. The hosts were kind and accommodating, and truly made us feel welcome. Our room (Hibiscus) was both comfortable and tasteful, and the breakfasts were well-sized to get us going in the morning without filling us up and causing us to go right back to bed.

The location is fantastic, as well. It's quite close to both train and bus stops, not to mention the wonderful park and the neighborhood itself.

We stayed in the Hibiscus suite, with its added solarium, which enabled us to open windows and catch a nice cooling breeze.
The Archers are amazing and gracious hosts and are delightful to meet. The room was immaculate and comfortable. Breakfast was served to us in our room, was customized for our preferences, and everything was fresh and delicious.

When looking for somewhere to stay in NYC area I had three criteria: Spacious, reasonable price, and parking available with good access to the metro. A& Faye met all these.

We stayed in the hibiscus room which had plenty of room to spread out and a window air con. Breakfast was simple (eggs, breakfast meat, english muffin with tea, OJ, coffee and fruit) but was filling. Phil was an excellent host - with breakfast available between 8-10 daily.

I was able to park my car in their driveway for the five nights we were there. Easy peasy. Lastly, the metro was less than a 10 minute walk. We were able to get to broadway in about 45 minutes from here.

For the price, this location can't be beat.

Parking is on the Streets and it’s free However if there is a problem with obtaining a proper spot to park and if there is available space in our driveway we do allow our guest to use it for free. But it’s not part of the package.

The two rooms on the second floor which is the Magnolia and the Wild Flower share a common bathroom. Soon to come is the two bed room suite on the third floor with its own private bathroom. It will be ready in a couple of weeks. Phil and Faye.
